LEGISLATION ALERT UDATE!
The Timeshare TAT/TOT increase did not pass along with a number of other bills.
Though we have won this session, we need to be prepared for the next session as
I am sure it will resurface.
For now, the TAT/TOT will remain at the 7.25% of the weekly maintenance fee.

2012 Budgets Approved!
At the recent board of directors meeting held on May 25th, the 2012 budgets were approved.
The maintenance fee increases vary by building, due to reduction of capital reserve contributions.
The Coral and Lika Lani buildings have completed refurbishments and enhancements to their
units so will be reducing their contributions accordingly.
The Alii and Banyan continue to work on projects to refurbish and enhance units so will continue
with contributions as in the past years.
The overall increase to the Lawai Beach Resort AOAO is 5%. The contribution to the capital
reserves were increased in preparation for a number of projects slated in the next couple of years
such as exterior building painting, roof replacement, etc.
The fees can be found on page 3.

Coral: New furnishings in living room and dining room, ceil-
ing fans, low flow comfort height toilets and more were recently
installed. New lanai tile is replacing the carpet, further enhancing
our units. We are looking for new lanai furniture.
My, how time flies – nearly half the year has gone by!
Many changes continue at the resort. We have a number of projects in
progress and for a weekly update, don’t forget to check the update on
our website at www.lawaibeach.org/wklyupdate.htm
Alii: With approval of the commercial loan, we have finally begun
the renovations of all the Alii timeshare units. These include tile flooring thoughout the unit with exception of the bedrooms, new carpet in
the bedrooms, new tub, tile, granite counter tops and low-flow comfort
height toilets in the bathrooms, new furnishings, area rug for living
room, 40” flat screen TV in the living room and 32” flat screen TV in
the bedroom, kitchen granite counter tops and much more. We will be
posting the unit schedule on our website so you may check where we
will be working on during your visit.
Banyan: The current project is replacement of the cabinets and
counter tops in the bathrooms of one bedroom units. The new cabinets
will be a height of 32” and counter tops are Silestone. The vanity top
in the master bedroom is also being replaced with Silestone. Once
these are completed, we will move on to the two bedroom units. Also
research into the replacement of the shower stalls in the two bedrooms
is being done.

Lika Lani: No further enhancement or replacements have been
done recently. The ambiance of these units is much warmer and
welcoming with the changes over the past year.
Based on all the comments we receive on the grounds throughout
the resort, it is AWESOME!

AOAO Total
The Association of Apartment Owners of Lawai Beach Resort has a
position representing the whole unit owners up for election. To be a
nominee, you must be a whole unit owner.
Lawai Beach Resort Timeshare Association has three positions (one
representative for each building) up for election. You must be an owner
in the building you wish to represent and you may not represent more
than one building.
Lika Lani Timeshare Owners Association has one position up for
election.
Elections will be held at the annual meeting on January 25, 2012.

ASSOCIATION BOARD OF DIRECTORS
Building & Grounds: (Jerry Stewart, Chair)
Building Spalling – Alii & Coral: The Alii building was built in
1986, the contractor at that time was not required to put as much
concrete around the rebar as it is now required in today’s
construction. What is occurring is the rebar has been exposed to
moisture causing the rebar to rust and crack the concrete. The same
problem is occurring at the Coral building, which was built in 1981.
The Alii building spalling repair was completed in March, but we
have discovered new spalling issues since then. Sweat
Construction is now working on the Coral building spalling issues.
They will work on the new Alii spalling issues once the Coral is
complete. (MSP: Babcock/Goeldner): To approve cost for additional
repairs of $59,374.62

Proof of Meeting Notice
General Manager Noe Hookano issued notice on April 22, 2011.
Elevator Replacement: The Alii elevator was replaced March 29 –
April 21, 2011. The Coral elevator was replaced April 25 – May 12,
2011. Both elevators are complete and in operation.
Approval of the January 2011 Meeting Minutes
(MSP: Blohowiak/McCarthy): To approve the minutes of the
January 2011 Board of Directors meeting.
Finance: (Michael Harrow, Chair)
Financials: We reviewed and discussed the financial statements on
Monday and Tuesday.
Hawaii Timeshare Exchange (HTSE)
Sonya Kunz (Manager of Operations): We strive to provide
personalized service to our members and maintain the lowest exchange rates in the industry. We have two new programs: Wholesale
Direct by HTSE and CSA Travel Protection. Wholesale Direct by
HTSE has wholesale prices on cruises, hotels, timeshare, and sport
packages. CSA Travel Protection is travel insurance. Please visit
our desk in the Banyan lobby or our website for more information.
We will have a new website up and running within the next month.
We are also working to expand HTSE, with a desk at the Imperial
Waikiki opening soon.
Capital Fund Update: We reviewed the reserve funds and pending
projects for the various buildings and associations.
2012 Budget Review: The total maintenance fee increase will be:
Alii and Banyan 4.4%, Coral 2.3%, and Whole unit 5%. The Coral
increase is less because we are reducing the capital contributions
since the interiors have already been updated. (MSP: Buck/
McCarthy): To approve 2012 Budgets.
General Manager’s Report (Noe Hookano)
Property Overview: The property landscaping is very beautiful.
We recieve many comments regarding the resort grounds. There
are capital projects in every building as you may have noticed. We
continue to maintain and enhance the property.
Daymee Diehl (Concierge Manager): The concierge desk is open
7 days a week 7:30 am – 7:00 pm, with the exception of Wednesday
8:00 am – 4:00 pm. Please see us for your welcome packet,
calendar of events, snorkel equipment, and suggestions. We are
your one stop shop for all of your activity needs. Even if you just
have a question please come on over to the desk.
Jeff Olson (HTSE Re-sale Agent): I am the broker of Pacific Real
Estate Services located in the HTSE office on the second floor in
the Banyan building. I would like to let you know that there will be
great deals on Coral weeks coming soon. Please see me if you are
interested in buying a week, selling a week, or transferring a week.

October 2010 – April 2011
AOAO: Total income is $1,930,807; total expenses are $1,944,897;
with a shortfall of $14,091. Capital Reserve balance is $442,870.
TSOA: Total income is $2,606,449; total expenses are $2,667,341;
with a shortfall of $60,892. Capital Reserve balance for the Alii$307,456; Banyan-$451,553; Coral-$327,414.
Property Operations
The Board of Directors and Management Staff met on Monday,
May 23, 2011 starting at 10:00 a.m.
Receivables
The receivable balances as of May 11, 2011 is $221,289 (Alii $59,618; Banyan - $85,905; Coral - $75,764).
Information Services: (Calvert de Coligny, Chair)
Review Summer Issue Production: We ceased hard copy
publication of the newsletter since 2008. At that time the typical net
profit per mailing was just under $800. We now have the
newsletter online for your convenience. Hard copies are available
upon request through Sherrie Chan. Our most recent mailing, net
profit was $4,700. We expect the same result for the next two
issues. That amounts to $11,000 a year of increased
revenue or savings.
Write Offs
There are write-offs for the AOAO $41,070.91; TSOA $99,940.32;
Total: $141,011.23. (MSP: Harrow/Hipke): To approve the writeoffs.
Mahalo Weeks: We have sold a total of 115 weeks;
Total: $101,346; Capital Reserve: $15, 202; Recaptured Labor:
$45,605.79; Owner Accounts: $40,538. There still are 64 weeks

available. Please see reservations if you are interested in
purchasing a Mahalo week.
Toilet Replacement: This project is complete. The toilets were
replaced with a low flow, comfort height toilet.
Foreclosures and Liens: We had a foreclosure auction at the
courthouse steps on March 17, 2011. Of the 85 weeks, 16 were sold
at the auction with the remaining balance returning to the resort.
Ceiling Fans: We have received shipment of new ceiling fans for
the living room and bedroom. A total of 18 units are completed.
Laundry Room (washers & dryers): The laundry room has been
renovated with new paint, tile flooring, an HDTV, ceiling fan, and
washers & dryers. There are four stackable washers & dryers to
accommodate the Coral owners and guests.
Unfinished Business
AOAO:
Solar Energy: A ballot was sent out on November 1st, 2010 to
authorize a special assessment. The project was approved by the
owners. Because the technology advances so quickly, we will
continue researching for better options/pricing.
Refrigerator: We have tested a refrigerator with a bottom freezer
and it is very durable, bigger, and better quality. (MSP: Buck/
Harrow): To approve $60,125.67 for 49 refrigerators.
Exercise Equipment: We have been looking into replacing the
exercise equipment mainly a treadmill and a stationary bike. One
of the treadmills has been here since the facility opened. We have
received a proposal for the treadmill and the stationary bike. The
stationary bike replacement is pending another proposal.
(MSP: Buck/Babcock): To approve $6,918 for a new treadmill.
Dishwasher: We have tested two dishwashers and are not satisfied
with the results as yet. We are still searching for a model that will
work best for us.
Lanai Tile: Lihue Flooring is replacing the carpet with tile. Five
units have been completed to date.
Alii Building:
Commercial Loan Status: The loan has been approved and the
documents were signed last Friday.
Drapes: The drapes are 7 years old and the liners are damaged
because of red dirt. We will remove the liner and purchase a
removable liner that can be cleaned in-house. It is much more cost
effective than purchasing entirely new drapes for $81,486. The
cost for cleaning the drapes and purchasing removable liners are
$28,268. The bedroom liners will be made from washable blackout
fabric and the living room liners will be made of washable polyester
fabric. (MSP: Harrow/Buck): To approve $28,268.32 for removable
liners and drape cleaning.
Unit Renovations: The unit renovations have started and will take
3-4 years. All the furniture will be replaced by the end of year. A
unit will be renovated every three to four weeks. There will be noise
associated with the unit renovations and we apologize in advance.
Banyan Building:
Unit Painting: We are painting the unit walls in Pecan and Fenland
Green. There are a total of 39 units completed.
Closet Mirror Doors: After hurricane Iniki the closet mirror doors
on the upper floors were never replaced. The rails are worn out and
we will have a sample installed for the next meeting.
Bathroom cabinet/countertop & bedroom vanity top
replacement: This project is currently in process in the one-bedroom units. There are 5 units completed.
New Business
TSOA-all:
Laundry Room Equipment: The property laundry facility
equipment has been in use since it opened in 1996. The commercial
washers and dryers are at the end of its life cycle. The equipment
has been breaking and it has become difficult to find parts. We will
be obtaining proposals for replacement.
Shower Stall replacement (2bdrm): We are still researching
options/pricing.
BES appliances: There are two Business Executive Suites and
appliance replacement is necessary. The following appliances were
recognized by Consumer Reports as top-of-the-line: Kenmore Elite
30” slide-in electric range, Kenmore 30” micro-hood combination
with True Cook Plus, Bosch 24” built-in dishwasher, and a
Samsung 26 cu. ft. French-door bottom freezer refrigerator. All
items are on sale until May 31, 2011. (MSP: Blohowiak/Kent):
To approve $8,664.22 for appliance replacement.
Coral-paper towel holder: We are currently researching different
models.
Storage Containers: In order to minimize down time of each unit
we looked into a storage container for the furniture while the unit
is being renovated. The furniture can be safely and securely stored
in the container that will sit in the parking lot next to the laundry
facility at the east end of the property. (MSP: Shepard/McCarthy):
To approve $5,700 for purchasing storage container using Alii loan
funds.
Stereos: We have been researching the various stereo options and
have chosen the sample model in unit 2102. (MSP: Hipke/
Blohowiak): To approve $7,426.38 for stereo replacement.
Coral Building
Bath Renovation: Lihue Flooring is currently removing the
existing tub and re-tiling around the tub. They are currently
working in 3213. A total of 47 units are completed to date. This
project should be complete in a few months.
Furniture Replacement: All of the living room and dining room
furniture, as well as all of the lamps in the unit were replaced. This
project is complete.

open that area. All unit renovations have been completed.

AOAO: Total income is $44,124; total expenses are $45,435; with
a shortfall of $1,311; Capital Reserve balance is $1,458.
Timeshare Association: Total income is $73,203; total expenses
are $71,560; with a surplus of $1,643. Capital Reserve balance is
$3,471.
Receivables
The receivables balance as of May 11, 2011 is $7,173.

There are 3 weeks available in the Mahalo week program. Please
see the reservations department if you are interested.
Foreclosures and Liens
Lika Lani also participated in the March 17, 2011 foreclosure
auction at the courthouse steps. Only one week was sold at
auction. The other week came back to the resort.

KAUAI MOKIHANA FESTIVAL 2011 The 27th annual Kaua'i Mokihana Festival celebrates, Year of Hula. Twenty five
years ago the hula competition began only with kane (men) hula. In the 90's, the festival added women and encouraged
hula halau (schools) to utilize hula instruments during their performance. This seven day event filled with Hawaiian culture
experience of hula, hawaiian and contemporary music, hawaiian language, crafts, lectures, history and more. Support Malie
