This commenced with his first venture, King & Rogers Real Estate in Wembley in 1980. The company grew to 3 offices with a combined sales team averaging 18 sales consultants. Paul then joined Richard Ellis in 1988 to head up their project marketing division. He commenced with the Joondalup Golf Resort residential apartments and sold them exclusively throughout South East Asia. Following his success with Richard Ellis, Paul took up a private consultancy and sales role with Paul Rogers & Associates in 1997 where he remained until 2001. He was then presented with an opportunity to take over the Fini Group operation and offer them amalgamation with the Mirvac Group. Due to the sheer volume of work required to facilitate this amalgamation, Pro Property was formed by Paul and 2 other partners. The company later became a franchise and saw its name change to Coldwell Banker Pro Property, where Paul remained until 2010. 2010 saw an opportunity arise for Paul to work in the niche market of off plan project and established residential sales and, as a result, Key Performance Realty was born. It has given Paul the chance to run a boutique agency which offers large agency knowledge with the personalised service offered by a small agency. In recent years Paul has advised on, and marketed landmark projects such as Challenger Harbour Executive Apartments (Fremantle), Hillarys Marina Apartments, and Medina Executive Perth. development Projects—Approved Yet to Complete Padbury Central Private Treaty Private treaty is what most people know as the traditional „For Sale‟ method where the seller chooses an „asking price‟. This is by far the most popular method in marketing residential properties in Western Australia and is the least aggressive of the three. It can be easily tailored to suit a seller‟s needs and requirements. When a property is marketed using the Private Treaty method, purchasers are able to make the seller an offer at any time during the marketing campaign and usually negotiate with the seller. If the terms and conditions are acceptable to the seller and the seller accepts the purchaser‟s offer this then becomes a binding contract. If the offer is not acceptable to the seller then the property‟s marketing campaign continues until an acceptable offer is submitted to you. Auction Public Auction is a fantastic way to market a property that is in high demand or is rare. If an Auction campaign is conducted properly with the appropriate marketing chosen, this method can result in a sale price higher than your expectations. An aggressive marketing strategy is usually embarked on four or five weeks prior to the set Auction day and involves „open for inspections‟. A predetermined acceptance price or „reserve price‟ is established and confirmed by the seller on the day of Auction with the settlement date being a fixed date. Bidders at the Auction bid on the proviso that their offer to purchase is unconditional and is cash. If bids equal or exceed the reserve price then the highest bidder becomes the successful purchaser and usually pays a five or ten percent deposit on the fall of the hammer. If the bids do not equal or exceed the reserve price then the property is „passed in‟ and normally becomes available to the market by Private Treaty with the highest bidder having first right of refusal. Expressions of Interest (Tender) Expressions of Interest is an appropriate method of sale in a strong positive market and/or where there may be a significant difference in purchasers‟ assessment of what price they would buy at. This means that the highest offer is not limited to an asking price or the second highest bidder. Selling Your Property Methods of Sale It is vital that any property be listed at the right price! Agents‟ appraisals can, of course, vary considerably. A low price can be recommended at which a property can be sold quickly under pressing circumstances. Alternatively a Seller can ask an unrealistically high price for their property. This may be prompted by a desire to simply “test the market”, or sometimes based on advice received from an agent who inflates the value in an effort to “buy your listing”. It can result in prospective purchasers inspecting the property expecting it to be of the standard indicated by the asking price and hence suffer by comparison with other homes that are priced correctly. The result usually is that the price must be reduced to effect a sale, which then immediately gives the property a “discounted” reputation or label.
