Three “mega-sites” accommodate major developments and additional sites allow for smaller-scale business/technology. Uses could include office/industrial parks, research/testing, manufacturing/fabrication, storage/distribution, energy production, agribusiness, energy research/education and institutional uses. Facilities for shared research, support and conferencing, available in a central location on the site, promote collaboration and economies of scale and, along with a park area, create a special focal point for the site. An area along Highway 63 near the site entrance will be developed for hotels, restaurants, an auto/truck service plaza and a convenience store to serve Newport users and the general community. Major forest areas, natural drainage-ways and portions of tall grass prairie remain protected as natural areas. A green corridor with recreational trails connects all natural areas and preserves wildlife corridors. Acreage adjacent to the central conference and support area will provide two parks with walking trails and landscaped and picnic areas. Areas with the best soils for farming are reserved for agriculture and forestry uses. Farming will continue in business and technology areas until market demand supports development.
