She won this year’s first-ever Parade of Homes Cover Art Contest for students conducted by StarNews Media and the Wilmington-Cape Fear Home Builders Association. While in grade school, she received numerous scholastic and community awards for her art design and achievement. Kaylen’s studio work encompassed various local and regionally noted art professionals as her instructors. She initially exhibited her work predominately in water color. Throughout high school, her artistic interests grew to oils and other mediums. Her current art portfolio includes expressions in anime, still art, water color, oil, pastel, pen and ink and abstract art. Kaylen’s professional affiliations include the Wilmington Art Association and the National Art Honor Society. She has attended various workshops and exhibitions by local artists in New Jersey, New York, Wilmington and Charleston. Kaylen, who lives in Wilmington with her parents and brother, has been accepted into the Art Institute of Charleston. She will persue a career in graphic design. PAGE|28 WWW.WILMINGTONHOMEBUILDERS.COM The Past, Present and Future of the Parade of Homes By Allison Day This year marks the milestone of the 25th Anniversary of the Wilmington-Cape Fear Home Builders Association’s Parade of Homes. As a monument to this occasion, let’s take a moment to recap the achievements and changes made throughout the past 25 years of the Parade of Homes and highlight current and future building trends. Now, flash back to the organization’s humble beginnings in 1965 when R.C. Fowler formed and led a group of ten local builders who were looking for new ways to enhance the value of land in New Hanover County. That same year, Fowler’s group became the Wilmington-Cape Fear Home Builders Association, WCFHBA, and was officially chartered on May 10, 1965. Since then the WCFHBA has been uniting licensed builders and other associate members across New Hanover, Pender and Bladen counties for the greater good of the industry and community. The WCFHBA began their tradition of the annual Parade of Homes events in 1987. The premier event featured 26 homes dispersed across New Hanover County. The tour was held over one weekend in October and featured homes with prices averaging $100,000. As the Cape Fear area grew, naturally so did the WCFHBA and the Parade of Homes. The 25th Anniversary of Parade of Homes features 50 of the area’s top homes ranging in price from the $120,000’s to $2 million plus. Also featured this year for the second time is a local Habitat for Humanity home built by local volunteers. The trends that have come and gone in home building have changed drastically over the last 25 years and have shaped the way our homes appear today. No longer do you see families beating on the door to get their teenage daughter out of the single bathroom. Today homeowners have new wants and needs, such as seeking large kitchens and at least two bathrooms. There are several new trends in 2011 for kitchens and bathrooms. People are now using quartz for their kitchen and bathroom counters as an alternative to marble and granite because of its durability and easy maintenance. Another trend, that has been present for the past couple of years throughout homes, is more eco-consc ious homeowners. In kitchens, green products being featured include bamboo flooring, installing LED lights and pull-out trash cans that feature recycling bins. As for the bathroom, the term “green” is taken a bit more literally. The use of calming earth tones in bathrooms gained much popularity last year. In 2005, single family homes averaged 2,400 square feet in size. However, one of this year’s building trends is a return to smaller homes. Due to the continued economic strain, people are shrinking their square footage by 10-15 percent and living more value consciously within their personal means. Rooms are also becoming more multi-functional and homeowners are turning under-utilized dining rooms into a more practical room to spend time with their families. Open layouts are a popular way to achieve the multi-functional needs of homeowners. This versatile layout scheme is particularly used in the kitchen, family room and other places utilized for gathering and entertaining purposes. Since homes are becoming smaller, people do not want to feel closed in. Higher ceilings and wider hallways can help eliminate this feeling. So what does the future hold for the home building industry and the future of the Parade of Homes entries? Research has shown that the severity of the recession has left its mark on prospective home buyers, who have changed their perspective on their housing wants and needs. Homes will show a decrease in size and to save square footage living rooms may soon disappear. 52 percent of builders expect to see them become a multi-purpose room that will be merged with other spaces within the home and another 30 percent suspect it will fade away completely. Also, the relative size of the entry foyer and dining room will dramatically diminish. The average home in 2015 will include a great room encompassing the kitchen, foyer and living room. The fate of the kitchens and master bedrooms is unknown. Research suggests that the only area in the home that may actually increase in size is the family room. In addition to changes in floor plans, homes in 2015 will contain more green features and technologies. These include low-E windows, engineered wood beams, joists or trusses and water-efficient features such as dual-flush toilets or low-flow faucets. Wrong. The positive impact of new residential construction is far-reaching, bringing benefits to families, businesses and services throughout a community immediately, as well as for years to come. According to economists at the National Association of Home Builders, the one-year estimated local impacts of building 100 single-family homes in a typical metro area include $21.1 million in local income, $2.2 million in taxes and other local government revenue, and 324 local jobs. But what does that economic impact mean in the real, day-to-day lives of community residents? Just think about it. When a family moves to a community and buys a new house, they will likely shop at local stores to buy furniture and accessories to decorate the home. They will fill their car’s gas tank at local gas stations so they can get to the stores, have local mechanics work on the car when it breaks down or needs the oil changed, or buy a new car at a local dealer when it’s time to replace the old one. The family may need to hire local companies for regular services to maintain their home, such as landscaping, house cleaning, pet sitters or pool upkeep. The children will enroll in local schools. This increases enrollment, meaning more teachers, janitors, cafeteria workers and other school support staff will need to be hired. Those kids will also join sports leagues and other activities, buy equipment and pay registration fees that provide stipends for referees and coaches. All of this economic activity puts income into the pockets of local business owners and their families, who can then afford to go out and spend money themselves, which recycles even more money into the community’s economy. The new family also pays local and state taxes. These tax revenues help pay for a wide range of government services, including school teachers, police departments, refuse collection, parks maintenance and road repairs. Over the long term, as the families who move into new homes become part of the community, their positive impact continues. NAHB estimates that those 100 new homes also provide the community with additional, annually-recurring impacts of $3.1 million in local income, $743,000 in taxes and other revenue for local governments, and 53 local jobs. Families who buy a newly built home enjoy benefits including safety, amenities, energy efficiency and floor plans to fit a modern lifestyle.
