lantern roof light above and full width expanse of windows and doors leading out to the rear terrace and garden. The
spacious Kitchen/Breakfast Room has a bay window with westerly aspect and doors providing access both into the
large Entrance Hall and to the front passageway and onwards to the Double Garage. The Kitchen has a number of
built-in appliances including hob, cooker, fridge freezer and dishwasher. The balance of the ground floor
accommodation comprises a Cloakroom and a Utility Room with door out to the side passageway. On the first floor
there are 4 Bedrooms, 2 Bathrooms (1 of which is en-suite to the Principal Bedroom) and an en-suite Shower Room.
From the bedrooms at the rear of the house there are lovely rural views.
SITUATION
Beeches is located on the fringe of the popular country village of West Ashling in the parish of Funtington, and
within the newly formed South Downs National Park. The village has a primary school, public house and a thriving
community with village hall, children’s playground and a cricket club. Nearby at Funtington is a farm shop, public
th
house and 12 Century church. Kingley Vale Nature Reserve lies to the north. A Site of Special Scientific Interest
(SSSI), it is known for its Yew woodlands, Bronze Age and Roman earthworks and wonderful elevated views over the
surrounding countryside and across to the Isle of Wight.
Comprehensive shopping and leisure amenities are found at Chichester, just over 4 miles to the southeast. The B2146
(Southbrook Road) provides access across the A27 to the railway halt at Bosham (about 1.5 miles) and on to the A259
coastal road. The historic harbourside village of Bosham, with highly regarded sailing club, is about 2.5 miles. There is
an excellent selection of both state and private schools in the area together with country pubs and a number of
popular restaurants.
CHICHESTER
About 4 miles, the beautiful cathedral city of
Chichester has a fascinating history and
considerable connections with the Roman Empire
as seen by the archaeological remains of the City
Walls.
Chichester offers comprehensive shopping with
both national brands and an interesting variety of
long established individual businesses and shops,
all of which are easily accessible through the
mainly level pedestrian areas.
The wide choice of social and recreational
activities include cinemas, sports centres with
swimming pools, a tennis & squash club, and a fine
selection of restaurants, wine bars and bistros.
Further attractions for those in pursuit of cultural
activities are the award-winning Pallant House
Gallery and the internationally acclaimed Festival
Theatre. One of the most exciting and colourful
annual events of the year is the Festivities centred
on the Cathedral.
SPORTING & COUNTRY PURSUITS
Sporting activities in the area include; horseracing at Goodwood and Fontwell, polo at Cowdray Park,
Midhurst, the Goodwood Festival of Speed and Revival events for motoring enthusiasts, golf at Hunston
and Goodwood, sailing at Chichester Harbour, along the coast and on the Solent.
Much of the surrounding countryside is designated an Area of Outstanding Natural Beauty and the many
miles of bridle paths along the coast and in the South Downs are ideal for walking and riding. A popular
coastal route for walking and cycling is the Salterns Way path which extends about 11 miles, starting at
Fishbourne and leading down through the Manhood Peninsula to the mouth of the harbour and to West
Wittering’s sandy Blue Flag beach.
GARDENS & GROUNDS
Beeches is approached via a paved drive providing parking space for several vehicles and leading to the
Double Garage with 2 up & over doors and pedestrian door to the side. The front garden has an area of lawn
with a feature fir tree and a well stocked raised border by the front door.
The rear garden is a lovely feature of the property. Mainly laid to lawn with steps leading up to a sun terrace
surrounded by well stocked borders, mature trees and a timber gazebo. The whole is well enclosed by
hedging. A path leads along the side of the property providing access to the front and to an area of raised
vegetable beds.
