THE PROPERTY
The Cottage is a charming and beautifully presented
detached Grade II listed thatched cottage in the heart of
the sought after village of West Ashling, set within
attractive gardens of about 0.42 of an acre. Understood to
date back to the 16th Century, the cottage retains great
character combined with modern improvements, such as
the stylish bespoke fitted kitchen.
The front door to the property opens into a hallway
leading to the living room, kitchen and study. The living
room is of a generous size for a property of this age and
features an open fireplace and exposed timber beams. The
kitchen has been fully renovated by the current owner and
now features bespoke wooden fitted units with polished
granite worktops, an 'Everhot' electric range style cooker
and a walk-in larder cupboard. The kitchen leads through
to a dining room and rear lobby with a useful utility
room. From this rear lobby, stairs lead down to a good
sized cellar, ideal for providing additional storage. To the
first floor of the cottage there are 3 bedrooms, with the
second bedroom offering an en-suite bath room. There is
also a separate family bathroom, with bedroom 3 offering
a wash basin. The principle bedroom has a dual aspect
and overlooks part of the attractive gardens.
WEST ASHLING
The Cottage is located on the fringe of the popular
country village of West Ashling in the parish of
Funtington, and within the newly formed South Downs
National Park. The village has a primary school, public
house and a thriving community with village hall,
children's playground and a cricket club. Nearby at

Funtington is a farm shop, public house and 12th
Century church. Kingley Vale Nature Reserve lies to the
north. A Site of Special Scientific Interest (SSSI), it is
known for its Yew woodlands, Bronze Age and Roman
earthworks and wonderful elevated views over the
surrounding countryside and across to the Isle of Wight.
Comprehensive shopping and leisure amenities are found
at Chichester, just over 4 miles to the southeast. The
B2146 (Southbrook Road) provides access across the A27
to the railway halt at Bosham (about 1.5 miles) and on to
the A259 coastal road. The historic harbourside village of
Bosham, with highly regarded sailing club, is about 3
miles. There is an excellent selection of both state and
private schools in the area together with country pubs and
a number of popular restaurants.
CHICHESTER
The beautiful ancient cathedral city of Chichester has a
particularly fascinating history and considerable
connections with the Roman Empire as seen by the
archaeological remains of the City Walls. Cultural
activities include the winning Pallant House Gallery and
the internationally acclaimed Festival Theatre. One of the
most exciting and colourful annual events of the year is
the Festivities centred on the Cathedral. Among the
renowned schools in the area, both in the public and the
private sector are; Bishop Luffa, Oakwood, Portsmouth
Grammar, Prebendal and Westbourne House, Great
Ballard, Slindon College, Seaford College, and Bedales at
Petersfield.
COUNTRY AND COASTAL PURSUITS
Events and sporting activities in the area include the
Goodwood Festival of Speed and Revival events for
motoring enthusiasts, horseracing at Goodwood and
Fontwell racecourses, polo at Cowdray Park, golf at
Rowlands Castle and Goodwood, and bathing off the
beach at the Witterings. Chichester Harbour has about
3,800 moorings, 2,000 berths in 6 marinas and 14 sailing
clubs. Chichester Marina, Birdham Pool and Chichester
Yacht Club provide excellent sailing facilities. Other local
attractions include; the Weald and Downland Open Air
Museum, West Dean Gardens, Fishbourne Roman
Palace, Tangmere Military Aviation Museum and the
historic houses of Goodwood House, Stansted Park and
Petworth House and Park.
GARDENS AND GROUNDS
The Cottage is set in most attractive gardens of about
0.42 of an acre which are a very appealing feature of the
property. Approached via a 5-bar timber gate, there is a
gravelled driveway with turning space, leading to the
garaging. The garaging consists of a tandem length garage
attached to a single length garage with garden store
behind.
The part-walled gardens mostly sit to the south and west
of the cottage. Being mainly laid to lawn, features include
a selection of mature fruit trees with a kitchen garden area
to one corner, a flint and brick wall to the south and west
boundaries, with hedging edging the remaining
boundaries. Adjacent to the rear of the cottage is a
westerly aspect patio, perfect for sitting enjoying the
afternoon and evening summer sunshine.
