10 Memory Cross, Landscove
SITUATION
The property stands within a small group of cottages situated between Landscove and Woolston Green
and is within a very short drive of Dartington and Totnes, which has a mainline railway station and
choice of supermarkets and independent shops.
For those wishing to enjoy the countryside, Dartmoor National Park is within a short drive, as is the
main A38 linking the cities of Exeter and Plymouth.
To the east are the coastlines of the South Hams and Torbay, with nearby schools including the Steiner
School at Hood and a choice of shops in Totnes, Ashburton and Buckfastleigh. A short drive down
the A38 in the direction of Plymouth is the out of town superstore at Lee Mill.
Within the area is Riverford Farm, and lying between Totnes and Newton Abbot is Fermoys Garden
Centre, both of which are purchasers of the nursery products for retailing within their own centres.
DIRECTIONS
From Totnes take the Station Road exit, passing the station in the direction of Dartington. Continue
through the traffic lights and the junction with the Kingsbridge/Dartmouth Road, and continue through
Dartington to Shinners Bridge, following the signs to Buckfastleigh. At the top of the hill just beyond
the church in Dartington turn right (signposted Staverton) and proceed down the hill and across the
river bridge and steam railway crossing. After the crossing turn right and take the next turning left.
This road leads into Landscove and takes you directly to Memory Cross. On arriving at the crossroads
turn right, and the property is the last house on the left.
CONSTRUCTION
Built of tradition cavity walls, the property was formally a substantial local authority house which was
purchased many years ago and since then has been extended. The polytunnels and outhouses have
been constructed over the last thirteen or fourteen years. The property has the usual occupancy clause
for ex local authority houses.

The Garden
To the front of the property is an attractive grassed area with mature trees and shrubs and a gravel
drive leading from the entrance gates off the lane. To the rear is a further lawned garden and patio
area.
The Nursery
From the driveway a gateway gives access to the nursery, which can also be approached via a
vehicular field gate on the lane. A surfaced driveway leads down through the nursery on one side with
surfaced pathways and landscaping providing walkways down through the various activities and
buildings. The nursery consists of the following:
Office/Chalet 14’ x 12’ (4.2m x 3.6m) with small veranda to its front. This is on the pathway as you
enter the nursery.
Beyond this is a large storage tank for water which is pumped up from a well at the bottom of the land.
The housing for the higher pump is immediately alongside this water tank. The nursery has electricity
and water available and although it uses a private water supply, there is a mains tap which can be
turned on at the reservoir tank. This has never been needed by the present vendors.
As you proceed through the land there are the following buildings:
Polytunnel One 10m x 5m (32’9” x 16’4”), built approximately three years ago and with side
ventilation.
Beyond this are two Potting Sheds 8m x 6m (26’2” x 19’8”) and:
10 Memory Cross, Landscove
Polytunnel Two 20m x 5m (65’7” x 16’4”)
Polytunnel Three 20m x 5m (65’7” x 16’4”)
Polytunnel Four 20m x 5m (65’7” x 16’4”)
Below these is a Propagation Tunnel 10m x 5m (32’9” x 16’4”) which has a heated bench, and
beyond this a further Timber Building (approx. 10’ squared), acting as a further Office/Staff Room.
At the far end of the land there is a Collection Pond attracting wildlife and on the higher side of the
buildings are a series of cultivated beds and orchards. A small group of trees includes poplar, rowan,
beech and mountain ash among others, with a fruit orchard set within the two acres and beds of
blackcurrants in addition to a large vegetable plot lying between the house and nursery.
THE BUSINESS
The property is offered as a freehold, however the vendors are happy for any purchaser to continue the
wholesale nursery business which they have run from the premises, and certainly there is considerable
scope if a purchaser wished to increase the scale of the operation.
THE PLAN
The floor plan of the house is for identification only and is not to scale. The plan indicating the land is
from a Land Registry Plan and the titles of this is on the plan. The house and garden will be on a
separate registration plan which is not included with these details.
TENURE
The property is sold freehold with vacant possession.
