The building has 14 levels: Main foyer and ground floor office tenancy General office space (levels 1-11) Plant room and lift motor room (levels 12-13) There are three levels of carpark under the building. The top level and half of the second level are general three-hour public parking with ample disabled carparking spaces while the lowest level and half the second level are secured allocated tenancy parking. Description of Mechanical Services Main Air Conditioning System The building is air-conditioned by a chilled and heated water central plant that serves ground floor to level 11. The central plant system comprises five air handling units - four units in the level 12 plantroom serve levels 3-11 while the fifth ground floor carpark unit serves ground floor to level 2. Chilled water is supplied to the five air handling units from the 640 and 960kW centrifugal chillers. Each air handling unit serves separate elevations of the floors with air distribution for every floor supplied by variable air volume boxes ducted to ceiling mounted supply air slot diffusers. The variable air volume boxes vary the airflow to the space in response to the space temperature, with each of the boxes fitted with a hot water reheat coil to trim the temperature to each zone. 66-72 Rickard Road Bankstown 8 Air is returned to the plant room via return air slots in the light fittings then via the return air riser shaft back to the air handling units. Plant rooms are fitted with dedicated wall mounted fans drawing outside air through the external wall and delivering it directly to the air handling units. Air conditioning design criteria: Air temperature set point 22.50C Temperature variance 20.5-24.50C Fresh air 7.5l/s person Condenser Water System The heat absorbed by the chilled water system is transferred within each chiller and pumped through the condenser water circuit to the two induced draft cooling towers in the level 12 plantroom where the heat is then rejected to atmosphere. The capacity of one tower is sufficient to cater for the building requirements while the second tower acts as a standby unit, allowing for easy cleaning of the towers. Tenant Condenser Water System A secondary condenser water system with three BAC cooling towers in the level 12 plantroom supports supplementary air conditioning units used by tenants on a 24 hour seven day a week basis. 66-72 Rickard Road Bankstown 9 Main Building Ventilation Systems Ventilation systems in the building: Stair pressurisation systems to the two main fire stairs and the three carpark fire stairs.
