In the years ahead, the area between the centre of
Rotterdam and Zestienhoven Airport will be developed as a residential site. Through this development,
the city aims to create an attractive, green, periurban residential environment directly to the north of
the city centre.
Within the scope of the urban master plan designed
by the dS+V, Rotterdam’s planning and housing
authority, JSA is designing an apartment building
with twelve apartments and fourteen dwellings
with street-level entrances on the Van der Duijn van
Maasdamweg. This green avenue forms the central
corridor into and out of the new district.
The fourteen ground-level homes are grouped into
sets of two and four semidetached houses, all of
which have large, sculptured roofs, attractive brickwork detailing, and white shutters. The front of the
apartment building faces the avenue and the rear
faces open water. The design makes the most of this
double-sided quality. The front of the building has
a dignified and relatively closed façade, while the
back of the building is entirely open, with an informal
character and large patios oriented toward the water
and the sunlight.
