The many hours you spend doing all the chores that the treasurer does (like filing
our taxes, updating our state records, paying our bills and tracking our receivables)
may not always be recognized, because you do them quietly in the background,
but you should know that (and I speak for the new and past boards you have
served on) we very much appreciate it. THANK YOU!!!! Mr. Jerry Shields, the best
known citizen of Old Northwood, you have served on the board and almost every
committee we have established in the past few years. You are a friend to all, and I
for one feel that I am a better person having you on my team and a friend and
neighbor. In the few short years you have been in Old Northwood you have and
continue to be a strong leader and go-to person for just about anything. Thank
you for serving your neighbors and friends and thank you and Elaine for your
friendship. Last, but certainly not least, Mr. Gary Koopman and Rosalia. The two
of your are always first to say “Yes we can,” and that’s what makes a neighborhood
great - when people say “Yes we can and yes we will.” Over the past few years, I

Letter from the Editor
Hello Neighbors, and welcome to Summer 2016! I am very pleased
to bring you the first quarterly edition of the new Old Northwood
Newsletter. I have a received a couple great submissions. Being in
construction, I found Jody’s article about her stair renovation really
interesting. I would love to include more of these types of articles in
our newsletter. Our neighborhood is full of beautiful old homes that
lend themselves to these types of DIY projects. I know that many of
you have done a lot of these projects and would love the opportunity
to share them with everyone. Also, we have included a new column
called Northwood Village spotlight. In this column, we will explore
the different businesses in our own Northwood Village. If you would
like the chance to be included, and are willing to be interviewed,
please let us know.
I’m very much looking forward to a fun Summer and I hope you all
are too! Be sure to document all of your trips and adventures so that
you can share them all with us in September. Be safe and stay cool.

When I left the Jupiter area I started looking for a special place to live. My office was
in City Place, so I was hoping to find a place that would be close to work, yet provide
me a true home. I remembered visiting Old Northwood in the past, so went to look.
Within a week I bought my home in 2014, which was one of the best decisions I
made in a long time.
I met my neighbors in just a few days and things just got better. Initially I went to
the socials, and saw that they were more than just great food and good drinks. As I
got to know the area more, I realized what a jewel Northwood was because of the
people that live here and the incredible homes. Being a real estate broker for my
company, Deep Horizon Realty, I opened a new office on Broadway this past January
and decided to make the Northwood area both the place I live and work.
I was elected to the Old Northwood Board last year, and just recently was honored
to be asked to hold the position of President. Even though I am a new resident,
I feel that with the guidance of the rest of the Board, and especially Past President
Matt Chambers, we will continue to have our Association achieve the goals of the
community.
A little about me, so you know who I am, if you have not yet met me. Prior to being a
Real Estate Broker, I was an Insurance Claims Manager, then a Legal Administrator
and insurance consultant for private law firms. I opened a boat dealership and hold a
patent in the marine industry. I graduated from Rutgers College with a degree in
Economics.
My political career has included being a current Elected Supervisor for the South
Indian River Water Control District, board member of the Citizens Advisory Board
of the Solid Waste Authority, founding member of the Coalition Of Northwestern
Communities, board member of the North County Planning Board, a Past President
of the Palm Beach County Claims Association, a Past President of the Palm Beach
County Legal Administrators, and a Past President of the Palm Beach Country Estates
Landowners Association.
I look forward to being of assistance to our community, finally completing the
clubhouse repairs, having another successful parade of homes, reducing crime,
having monthly socials, limiting encroachment by other than single family homes
within our borders, having more Alleycat cleanups, hearing from residents on what
our goals for Old Northwood should be, and just having a great time living here.

Home Tour
Planning will begin this summer. Please consider placing
your home on the tour this year. Dates will be announced in
the next few weeks and you can let any board member know
if you have interest in serving on the committee or are able to
volunteer in anyway. This is our primary way to raise monies
for the neighborhood and it takes over 100 people to have a
successful tour. The past two years have been record earning
years and I’m sure with your commitment to help, we can do
it again.

Cats

In Palm Beach County, there is a severe feral cat overpopulation crisis where an estimated thousands of “community cats”
are found in the streets of both urban and suburban communities. Old Northwood is no exception to this rule. We as neighbors have observed a variety of feral and stray cats that occupy
our neighborhood streets with a range of opinions and
emotions about this polarizing subject. The one thing we
can agree on, is that no one wants to support the suffering of
these animals.
Peggy Adams Animal Rescue has developed a program called
“Project CatSnip.” They identify that “community cats” live a
dim existence with the constant threat of flea infestation, diseases and injury from outside elements (weather, vehicles,
wildlife predation). Peggy Adams has developed the Trap,
Neuter, Vaccinate and Return (TNVR) program which aims to
assist in responsibly containing cat communities. The program
provides humane traps to contain cats where they can be
taken to the shelter to be vaccinated, neutered and then
returned to live in their cat colony.
Regardless of your feelings on the cat population, I think all
can agree action is needed. The TNVR program hotline can be
reached by dialing 561-472-8864. A representative from Peggy
Adams will be at our next community meeting to address our
concerns and empower us to taking action for the better of all
of our neighborhood’s furry residents.

Rybovich Condo Development Includes
Waterfront Public Access

The Rybovich design team held a presentation May 19 for
Northwood neighbors just in advance of a May 23 city hearing
on their Marina Village site plan application. Rybovich received
a preliminary approval in 2014 to relocate their mega yacht refit
yard to their facility in Riviera Beach and convert their West
Palm property on the water at 41st Street into a high rise condo
development overlooking the existing marina.
Part of the agreement with the City of West Palm Beach is to
allow public access to the water – something currently not available until one reaches Curry Park. Access would be limited to
daylight hours, when folks could stroll along the water for at
least a few blocks and gaze at the mega yachts. According to
Rybovich planner Joshua Long, this will be the first public
access from 41st Street in 90 years.
Northwood residents got a chance to see the marina up close
Thursday evening, where the major attraction was the 157-foot
yacht “Venus,” envisioned by Steve Jobs but not completed until
after his death. Said to cost some $130 million, Venus is now
kept by Jobs’ widow in his memory. Like most mega yachts, her
home port is George Town, Cayman Islands, thus avoiding U.S.
taxes and safety and crew regulations.
Details and timelines for the condo development have been
hard to track heretofore, but Long revealed a company website
that keeps up with plans and approvals: www.wpbmarinavillage.com. The first condo (see rendering) will see construction begin soon after receiving approval. The building will be
marketed as rental units to reduce red tape, but after construction it will be converted to be sold as condos.
Several NCON members who had followed the plans closely
cautioned Rybovich officials at the meeting to take care of the
surrounding Northwood neighborhoods during the construction phase. Long responded that property values in the
neighborhood were of paramount importance to Rybovich.
“They should be,” someone in the audience called out, “since
you own most of the houses.”
The NCON spokesman called for traffic calming measures
on 41st street, but Long said he would not commit to that
until local residents had been surveyed. Another NCON representative complained that the condo as shown looked beautiful from the water but showed less style from the land side.
“You’re going to love it,” Long assured him – “I guarantee it.”
The overall plans for the Rybovich development are for a 10year buildout, but Long said construction will depend on
sales, with the next building not begun until the first one is
sold out.

I love everything about Old Northwood’s charming Spanish
Revival style homes. One of the reasons my family moved here
was for the rich history and character of the Mediterranean
houses. We were wooed by architectural elements; stucco exteriors that curve and arch, welcoming wood doors dressed in
hammered black hardware, and terra-cotta barrel roof tiles.
Before we had even moved in, I was dreaming up an earthy,
spice-inspired palette accented with splashes of turquoise and
cobalt framed in intricately hammered tin, but most of all, I
had my heart set on tiling our staircase in Mexican tile.
After a bit of research, I found that “Mexican tile” is actually
the unglazed brown tile made in Saltillo, Coahuila, Mexico.
Authentic Saltillo tiles are made from rich clay excavated from
local riverbanks, mixed with water, formed by hand and then
dried in the sun before being fired (baked) in a kiln. The
process of drying the tiles in the sun is how you may occasionally find one with animal prints!
The colorful, intricately painted, handmade tiles I desired are
called Talavera tile. Their namesake is a potter’s town just outside of Madrid, from which the Spanish exported the art of tile
making and pottery to Mexico in the 16th and 17th centuries.
You won’t find authentic Talavera tile at any big box store and
can only purchase them from an exporter or tile specialty
store, of which there are a plethora online and locally, in Palm
Beach County. I came to learn that Talavera tiles are broadly
categorized as solid colored, patterned, animal and themed,
and generally are available in 2”x2”, 4”x4” or 6”x6” sizes. The
combinations of size, color and patterns are dizzying.
Before I began my project I measured the rise of my staircase,
the width, and number of stairs. With 6” tiles costing approximately $6 each my calculations put the project out of budget.
I asked at a local shop if they had any tile at a lower price point
and was delighted to hear that there were tiles available for
fifty cents apiece.
Disclaimer: this route is not for the faint of heart, or those with
bad knees. The dusty bins of tile are stored outside on a concrete slab. If you are lucky, they will provide you with a cardboard box. Bring your patience as it is hit or miss and changes
weekly. I went on several occasions to gather enough tiles. Be
forewarned, if you find a color or pattern you like, buy as many
as you need because they will NOT likely be there next time!
Also note that these tiles are almost all 4”x4.”
As I was not ordering specific patterns I needed to compromise my initial uniformed vision and take a more eclectic
route. I decided to keep each stair step a single pattern or color
and unified them by using a solid brown trim that blends in
with the dark wood stain on our wood stairs but there are endless options to suit most every taste.
If you plan to install the tiles yourself, as I did, you will need
some basic supplies including thin set (get the BIG tub), spacers (optional) and a trough, followed at least 24 hours later by
grout (which comes in many colors), which you apply with a
float and then remove the excess with water and rags. There
are numerous YouTube tutorial videos available. Keep in mind
that Talavera tile can be installed on almost any surface including drywall, cement, plaster, and in this case, wood. I strongly
suggest laying out your tile and amassing your supplies before
you begin.
Most important, is deciding how you will cut your tile. Even if
your measurements indicate a set number of uncut tiles, these
handmade tiles can vary in size up to ¼ inch each. Hand snips,
files and manual tile cutters are not nearly as efficient as a wet
saw, which is suited for cutting thick or large quantities of tile.
Wet saws are available for rent but inexpensive models will
likely cost around the same amount.

When you enter this lovely fragrant little shop, you will
think that you have wondered into a Le Jardin in Paris. Then
you hear a heavy Latin accent coming from a beautiful small
woman with a passion for all her creations. This is Eyra
Caldera, a soap Artisan, formulator, designer, photographer,

Eyra grew up during the civil war in Nicaragua at a
Christian boarding school, where she discovered her passion for crafting and Orchid growing. After her time at
school, her Grandmother taught her how to make Garlic
Soap. This was a soap that was used during those hard times
for treating bacterial skin infections and is still being used
for that purpose. Happy to tell you she no longer makes
Garlic Soap!!! In 2009, during her two year stay in Seattle,
Washington, she discovered the amazing art of soap designs.

Idea Contributors Wanted!
Publishing a monthly neighborhood newsletter involves a lot of volunteer time.
It also requires input from all interested residents. We are looking for articles that could be helpful to our neighborhood family:
gardening ideas, tips for healthy living and eating, security suggestions, pet advice, legal advice (it is tax season!) and. how about
some recipes? If you are interested in writing an article, send it to [email protected]. DON’T HOLD BACK BECAUSE
YOU MIGHT THINK YOU ARE NOT A GOOD WRITER! That is what our editor is for. We want and need your ideas.

Final publication - First week of every month
