1983/2015 45’ Cape Dory 45
Thank you for your interest in Fiona Rois, my Cape Dory 45. Fiona is a popular ladies name
which translates from Gaelic to “Fair One” in English. Rois is the Gaelic word for Rose. Thus,
Fiona Rois, pronounced Fiona Rose, means “Fair Rose.”
The Cape Dory 45 is a world class moderate-displacement bluewater cruiser with a modified full
keel. The hull is of sandwich construction, using 1/2" Airex-Core and hand laid woven roving,
with internally secured solid lead ballast, the deck using Klegecell Core, which makes for a dry
and well insulated interior as well as a stiff boat.
As you will see below, Fiona Rois is well maintained, continually upgraded, and well equipped
for offshore or coastal sailing. Sale includes galley ware, custom fitted flannel sheets, and blankets in addition to the gear listed below. She is in a heated shed for comfortable winter viewing.

A Quick Tour Below

Fiona Rois has a full galley including propane stove, oven and broiler, a microwave, an outside
propane barbecue grill, and a freezer and refrigerator. She carries 200 gallons of pressurized
fresh water, hot and cold. Fiona has double staterooms fore and aft each with a separate head
compartment and shower. The heads can be operated manually or electrically and discharged
overboard or into a 60 gallon holding tank. She has central heat from an Espar diesel furnace,
fans in every cabin, 5 overhead hatches with bronze teak rimmed screens, 12 Bronze opening
ports with bronze screens, and multiple 12volt, USB ports, and 110volt electrical outlets.
In addition to the fore and aft staterooms, the main salon can be quickly set up for either lounging or comfortable and safe sleeping while underway. It has two single starboard berths with lee
cloths. The port settee also has a lee cloth and pulls out to make a double. Thus, she will sleep
eight which is a bit like camping. This arrangement works best for long passages where part of
the crew is on watch while the off-watch sleeps or relaxes below. At the other extreme, a two
couple cruise yields lots of privacy and concealed storage space with the two staterooms serving
for sleeping, storage, toiletries, and privacy and the main salon for lounging and socializing.
During our years of cruising on Fiona Rois we’ve done both extremes and everything in between.
The forward V Berth has a
dressing seat between the
berths with storage underneath and a filler board and
cushion (See Detail). There
is forward access to the two
chain lockers, port and starboard sliding door cabinets
immediately aft followed by
open shelves. There are six
pull out drawers, a hanging
locker to starboard with a
shelf and sliding door cabinet on top, and a large cabinet to port.

The main salon has a
pilot berth and a pull
out settee to starboard.
To port there is a pull
out settee, a bookshelf,
and two cabinets. There
is a hanging locker forward to starboard with a
shelf above it, a storage
cabinet immediately aft,
and three pull out drawers with a shelf over
them. A foul weather
hanging locker is aft to
port and storage is behind both side settees and under the forward port settee. Lee cloths make the main cabin comfortable for off-watch sleeping on either tack during offshore/overnight passages. I have had
crew who prefer the V Berth for its isolation and the sound of parting waves, but I prefer the
main salon or aft berth for sleeping underway.
The drop leaf table opens to sit 6, 8 in a pinch, or 4 spaciously. Six persons are quite comfortable lounging and visiting below during bad weather at anchor or dock. In these circumstances
we leave the drop leafs down and people sit at the end, nav station, and in general mill around
and have easy access to either of the two heads in the fore and aft cabins.
My wife and I have lived
aboard for periods of up to 9
months with occasional
guests. We had ample room
for storage, cold and warm
weather clothing, and did not
feel crowded. We did have
to shuffle some “stuff”
around to make room for extended stay couples.

There is a Win 7 PC w/LED Monitor,
Hauppauge TV Tuner (Cable and Antenna) & HP Wireless Printer and a
Fusion MS 600G Stereo with FM, CD, IPod, IPhone, and Serius Satellite Radio. All Components are integrated except the Garmin Plotter which is a stand-alone device except that its GPS
position can be switched to the VHF and SSB Radios in lieu of the Raymarine GPS position.
The navigation table is large and opens up with ample storage below. There is a pull out chart
storage drawer immediately below it, three pull out drawers to the left as you face it, and a large
storage cabinet underneath. There is a swing out stool that stows so one can stand at the chart
table, an especially handy feature when ducking below during foul weather for a quick check.

The galley contains a three burner Force 10 propane stove with oven and broiler, a refrigerator
and freezer, and a stainless steel double sink with pull out faucet and hand pump fresh and salt
water faucets. There are dish lockers, a deep pan locker with long term storage beneath, 5 pull
out drawers, a pull out trash bin, and storage under the sink. There is a lift up and slide away
stove top cover and a drop down small table over the refrigerator. The invertor monitor/control
is aft as is the main electrical panel which is protected by clear sliding doors.

The cockpit is easily accessed
from the Main Cabin. The
companionway closes with 3
solid teak drop boards with side
latches or 1 solid teak and 2
teak trimmed clear Lexan
boards. There is also a fitted
roll up screen. Grab rails are
located on the interior of both
companionway sides.
The cockpit contains a grated teak sole which helps keep small debris from finding their way below. Several life harness tether brackets are conveniently located. There are storage lockers aft
and to starboard under the seats and propane bottle storage in the lazarette. All cockpit locker
hatches have positive latch arrangements, drains, and gasketed tops. Cockpit cushions have secure mountings, will not float off or blow away, nor will they slide out of place when stepped on
while heeled. While the cockpit is large, it has 4 1.5 inch scuppers for fast draining.
The pedestal contains an E80
Chartplotter linked to and interchangeable with the E80 at
the Nav Station, Raymarine
ST60 Wind, Speed & Depth
Instruments, and an ST6000+
Autopilot Control. The ICOM
M604 VHF has a full function
remote control at the helm.
The steering wheel rim is

Fiona has been continuously upgraded including

The Storm Trysail has a separate gated track with an entry gate and dedicated sheets and turning
blocks. The Storm Staysail also has dedicated sheets and pad eyes. Spinnaker sheets can be left
in place as they share double block genoa cars, turning blocks, and have dedicated winches.

Engine
The Westerbeke 64 HP diesel consumes fuel at the rate of 1 gallon per
hour at 6 knots and 1.8 gallons per
hour at 7.2 knots. Her maximum
cruising range under power is approximately 720 nautical miles. At
7+ knots or into a strong head wind
her range is a little over 500 miles.

Engine Hours: 2,831
Fuel consumption and planning is
facilitated with a calibrated mechanical gauge (Shown to the right) on
top of the 125 gal fuel tank.
The three blade Maxi Prop is in an aperture, secure from most flotsam, jetsam, lobster trap warps, etc. It has been greased at every haul out and factory inspected in 2007. The feathering blades give an exceptionally good bite
when backing down.
The packing box is by Spartan
Marine and features a traditional flax packed stuffing box
that can be adjusted underway
and repacked without hauling
out.
There is a remote start panel under the open top
hatch shown in the picture to the left.
There are three more access points to the engine in
addition to the two shown to the left. There is one
in the cockpit starboard sail locker and on in the aft
cabin. Accessibility ranges from easy to difficult.
No items are impossible to reach.
Hull Numbers 1 & 2 had the engine reversed with
a V-Drive. Fiona’s forward facing engine trades a
tight fight for accessibility and a simple drive train.
Maintenance and repairs are accomplished with the
usual amount of cussing and skinned knuckles.

Designed by famous naval architect Carl Alberg, the Cape Dory 45 reflects his philosophy developed as a designer for John Alden. To put it in Alberg’s own words:
“His (Alden’s) designs were conservative. He concentrated on seaworthiness, comfort
and boats that would sail on their bottoms, and that's pretty much what I've tried to do
with my boats.
Contrasted to the modern IOR boats where you have six gorillas sitting on the weather
rail with their feet hanging outside trying to keep the boat upright, my boats are strictly
family-cruising boats. In all my designs I go for comfortable accommodations and a boat
you can sail upright without scaring the life out of your family or friends. I gave them a
good long keel, plenty of displacement and beam, and a fair amount of sail area so they
can move.”
Alberg is famously known for the Pearson Triton and US One Design. He also designed for
Hinckley, Bristol, Whitby, and C.E. Ryder in addition to Cape Dory. His designs include a
number of larger yachts for wealthy clients including John Alden’s personal ketch, Malabar XII.
The Cape Dory 45 was one of Carl Alberg's last, designed in 1983, and she was built quite differently from the other Cape Dory models. She has more cutaway forward and aft, a longer waterline, and a deeper draft, proportionately than his earlier designs.
His longest association was with Cape Dory Yachts as recounted by President Andy Vavolotis:
"I always asked Carl to
design me the beamiest
and shallowest boat possible. Then he'd go away
and what he came back
with was what we used.
Of course, it was never as
beamy or as shallow as we
liked. He never compromised his design principles."

Cape Dory History (Return to Directory)
Cape Dory Yachts was founded by Andrew Vavolotis and operated in New England from 1963
to 1991. The company built over 2,800 sailboats ranging from 22 to 45 feet, and over 2,000 of
the 19' Typhoons and the 22' Typhoon Seniors, as well as the Cape Dory 10, which was the original Cape Dory dory. Most of the designs including the Cape Dory 45 were by Carl Alberg.
Cape Dory used quality materials such as stainless steel water tanks; aluminum alloy fuel tanks;
lead ballast; their own (Spartan Marine) opening bronze port lights, seacocks, and hardware;
tinned copper wiring; stainless stove liner; red cedar lined lockers; teak interiors; and substantial
teak deck trim. The boats are known for their sturdiness and ability to handle a wide range of
conditions.
In the late 1970s Cape Dory branched into powerboats both commercial and pleasure. Around
1991 Cape Dory ceased operating in New England. The name and many of the designs were
sold to Newport Shipyards Corp. with other molds scattered among a number of boat makers.
The marine hardware division, Spartan Marine, was moved to Robinhood Marine in Maine
where Andy Vavolotis continued to build the occasional Robinhood 36 and 40 from the Cape
Dory 36 and 40 molds. There is also an active Cape Dory Sailboat Owner’s Association.
Fiona Rois History and Refit Summary
Fiona Rois is Hull #3 of the three Cape Dory 45s that were built. Sail Magazine said:
“Pretty to behold, both up close and from a distance, this 45-footer deserves a lingering
look from couples planning serious cruising or extended living aboard. … She is big as
well as beautiful, built for at-sea comfort, shore side entertaining, and general cruising
conviviality. … it’s the first class execution that makes this boat a home.”
Fiona’s hull number designates a
1983 build. She
was completed in
1984 and sold to
her first owner in
1986. I purchased
her from him in
1998 and set
about refitting, upgrading, and preparing her for Blue
Water sailing, especially the Marion-Bermuda Race, a
Category 1 ocean race. Fiona passed this race inspection 5 times, the last in 2011. There are links to a detailed Equipment and Gear List, and Onboard Spare

The original refitting and heavy
lifting was done by Johanson
Boatworks in Rockland Maine
from 1998 to 2004. Their work
included Marion-Bermuda Race
preparation, repowering, running rigging blocks, sails and
gear, overboard discharge and a
host of suggestions from them,
the purchase surveyor, and myself.
I retired in 2003, moved to Mt.
Desert Island, and built a heated
shed (picture to right) where I
began taking care of her myself.
I contract skilled work to local
boatyards, primarily A. W. Pettegrow, Inc., also Hinckley and Morris Yachts as well as individual moonlighters.
Most of my winter time is spent in the shed working on Fiona, a hobby I enjoy immensely, as
well as closely overseeing contract work. She is truly Bristol and is insured at a market value of
$250,000, a figure set by the insurance company’s surveyor, an employee not a contractor, who

Sailing Characteristics
My wife Joy and I cruise primarily along the
Maine Coast with occasional trips up and down
the Northeast Coast from Cape Breton to Florida,
including the Bay of Fundy, Long Island Sound,
Cape Cod, and parts of the ICW.
Although we are primarily cruisers, as is Fiona, I
have entered her in nine races: Marion-Bermuda
Race, 5X, second in class 2007; Admiral Digby
Cup (Bass Harbor to Digby NS), 1X, race called
for lack of air; Acadia Trophy (Annapolis Basin
NS), 1X, first overall; and, the Backside Regatta
(local fun race), 2X, second in class both times.
Fiona cruises quite comfortably in heavy air at 8
to 9 knots. I have done 200+ mile days in sustained moderate to high winds although the mid
to high 100’s is more typical.
She is a wonderful sea boat that exudes confidence in the worst of conditions. During a five
day gale in the 2009 Marion Bermuda race we
tore two sails but had no other equipment failures and no crew injuries. The same cannot be said
for some of the other race entries
that made it to Bermuda. Approximately 25% of the fleet
turned back.
We have taken neighbors, including some land lubbers, out
for day sails in 30+ knots of
wind because they wanted to see
what it was like. Everyone had a
good time, no one was worried,
and the sails were uneventful.
Her ride is soft, she swooshes
instead of banging and heels easily for the first few degrees and
then gets progressively stiffer as
the rail approaches the water. Joy has made hot soup for lunch in 36 knots of wind while close
hauled with shortened sails. The picture immediately above was taken during a race just before
we tucked one reef in the main which yielded the same speed and less heel.

Fiona will also move in light air even
without the spinnaker and mizzen staysail
shown on the left. Although not fast in
light air, she will maintain steerage under
sail alone with just a whisper of wind at
speeds through the water below 1 knot.
Such sailing is fun when there is no hurry
to get somewhere or you are in a race.
We once had a pod of grey whales cruise
alongside for about 30 minutes during
light air conditions. Motor sailing in light
air with the engine ticking over gives a
smooth ride and a good rate of travel
while sipping fuel.
Of course we have done our
share of motoring, especially
on the ICW. However, when I
mention transitioning to a
power boat as we get older,
Joy retorts that we already
have one. I’ll simply buy an
airline ticket if getting there
fast is an issue.
Fiona does well powering into
a headwind and chop. I have
never lost control under such
conditions. One time while
motoring out of Nantucket into
a vicious headwind and chop,
a very experienced crew
member said he would never
try it in his modern sloop of similar size as he did not think she would make it. We set sail once
we were clear and made our Mt. Desert Maine landfall at first light.
Having said the above, Fiona will do better beating into a strong headwind and sea than she will
under power alone. One late December night we left the Atlantic Highlands for Cape May following a Vagabond 47, a traditional heavy displacement ketch that had left an hour before us. It
was dead calm and cold and we were hunkered down and motoring. When we were in the vicinity of Atlantic City, the wind shifted to head on and picked up rapidly to the mid to high 20s
and stayed there with confused and choppy seas. We hoisted sail and beat the remaining 35 nautical miles to Cape May under a 110% jib and reefed mainsail. We were joined on the dock by
the crew from the Vagabond one hour after our arrival. They had continued to motor into the
headwind and chop.

The picture to the left is an aft view of the galley. The shelf with the blue towel folds down
for more galley working space and is reachable from the cockpit. There are two pull out
drawers beneath it and a cubby hole. The
black control to the left just above the drawers
is the Xantrex invertor/battery charger control/monitor. The Espar control/thermostat is
to the immediate left of the storage cabinet
with the louvered door. There are three pull
out drawers aft of the stove and a removable
panel with storage and a seacock behind it.
The picture below shows the sink. The faucet
pulls out; the left hand faucet is fresh water,
the right saltwater. There is a large storage
area under the sink and a wood cover that fits
either sink for more working area. There is a
large pot locker under the cutting board and a
storage locker outboard of it. The stove cover
slides down to store outboard behind the
stove.

The forward head has a shower and curtain. The toilet,
currently set to manual mode, can be switched to electric
in minutes. There is a large storage area and seacocks under the vanity.
There is storage immediately behind the toilet accessed by
a drop down door.
Outboard storage is behind the dark Plexiglas sliding
doors.
The floor pan under the removable teak grate drains into a
grey water sump.
The aft head has a separate shower room shown to the right
and below. It has additional storage outboard. The floor
pan under the removable teak grate drains into the grey water sump tank. It has a shower curtain to partition it from
the head. There is a removable pole for hanging laundry
and other wet items such as life jackets and foul weather
gear.
The toilet, shown in electric mode, can be converted to
manual in minutes. There is storage under the sink, and
outboard of the toilet behind the drop door. There
are two pull out drawers in
the forward wall of the

The picture below shows the aft berth. There is a small amount of storage beneath it, three pull
out drawers, a shelf, and a small sliding door locker. There is also a small pull out drawer on the
forward face of the berth (partly shown in the picture below). The shelf and cabinet shown to the
left removes for engine access as does a panel in the bulkhead to the left. There is an opening
port to the cockpit above the engine access hatch. The circular aft hatch accesses a seacock that
is also accessible from the cockpit aft seat locker.
There is a hanging locker just forward of the aft berth,
shown to the right. There is storage and a seacock under
the cushion. The rectangular object below the seat is a
courtesy light.
The entire aft berth area (berth, hanging locker, head, and
shower room) closes off from the main cabin with a sliding door. The head has a swinging door to close it and
the shower room off from the berth area.
