The role of the managing agent
The manager offers apartments for rental, on a daily, weekly or monthly basis, to a clientele made
exclusively of tourists. He/she:
> Pays a guaranteed, indexed rental income to the apartment owners,
in the form of a 9-year commercial lease;
> Looks after the owner’s property and takes care of operating charges and rental property
consumption (water and electricity);
>Offers the following services: international marketing, email, bedsheet and bathroom linen

Soderev - LAGRANGE USER’S GUIDE
You have entrusted or are soon going to entrust your customers' property to Soderev, under the Lagrange
Prestige brand, manager of the «Les Fermes Emiguy" in Les Gets (Haute-Savoie). To answer any
questions owners may have and to help them with their various administrative tasks, Soderev is providing
them with this small practical summary.
Owners may refer to this guide throughout their partnership with the company Soderev.
The entire Soderev team is at your service should you require any additional information.

Signing of the commercial lease
Signature of the commercial lease takes place about 3 weeks after your reservation. You will receive
your commercial lease in 4 copies, to be returned to Lagrange dully signed - 77, bd Berthier – 75017
PARIS – FRANCE, and represented by Mathilde Duvic.
When keys are handed over, property conditions will be reviewed on site, in the presence of the owner
and a Soderev representative.
When necessary, a detailed inventory will also be drawn up.
Two copies of these documents will be created and signed by the two parties; the owner will receive
one copy and Soderev will keep the other.
Acceptance of communal areas and equipment
It will take place between the Owner and the temporary managing agent.
Handing over of keys
The Owner generally provides a set of three keys that must be given to the
Lessee, who has legal responsibility for the apartment throughout the duration of the lease.
Monitoring of apartments
To safeguard owner property and assure its value, Soderev has set up an operational structure based
on a Central Operating Office, a Regional Office and a Residence Manager assisted by reception,
service and technical staff. The Residence Manager and Regional Director may be reached by
telephone or email. Their phone number and/or email address will be sent to you by the home owner’s
department.

The Residence Manager is responsible for receiving customers, providing perfectly maintained
and liveable apartments, providing services and facilities included in our rates or sold individually,
assisting owners and customers during their stay, drawing up an inventory of fixtures at the end
of their stay, performing administrative and technical organisation and monitoring maintenance work
in the apartments and communal areas and equipment.
These services and facilities are fundamental to Soderev. Their goal is to satisfy vacationers and
owners and to enhance the value of owner-investor property.
Rent payment
This is automatically performed by Soderev, at the dates set in the lease. Payment is made by lettercheque and sent to the lease owner.
Any changes in the lease owner's address or marital status should be notified by mail to Soderev as
soon as possible.
Owner occupancies
Depending on the type of investment and the lease model, in the absence of clauses to the contrary,
owners have weeks where they may occupy their apartment for their personal use.
Twice a year, they will receive an occupancy request form around the 15th of June for winter season
and the 15th of November for summer season.
Upon receipt, they have two months to send back the form with their occupancy dates.
For winter, or from November to April included, they should send their requests before the 15th August
of each year and for summer, or from May to October included, by the 15th of January of each year at
the latest.
When occupancy is in accordance with the terms in the lease, owners will receive in return a copy of
the form with the word "BOOKED" on it.
They will then be expected at the residence to use their apartments at the agreed upon dates, with
no further formalities.
The apartment will be clean and the washroom disinfected; it should be left in the same state. If
owners do not want to perform the complete cleaning themselves, Soderev will take care of it instead.
A fee of 20e to 50e will be withheld and directly deducted from the rental income.
Upon arrival, owners may take advantage of Soderev’s VIP service on site for a fee of 39e. In this case
they will have sheets and household linens provided for them in their apartment; beds will be made
upon arrival and owners will receive a welcome gift.
If owners change their minds
Changes may be made at any time as long as they do not disturb the planned schedules. Owners should
contact the central scheduling office, who will study the request and do everything in their means to make
it possible.

When owners know in advance that they do not want to stay in their apartment, they simply need to
tick the exchange market box on the occupancy form and indicate the region they are interested in.
It will take eight weeks to process the request after it is received.
Payment for weeks is made according to season (high-, mid-, or low-season).
This is of course different depending on whether the residence is located by the sea or in the mountains.
For example, a week in February at “Les Arcs” corresponds to a week in August at “Sainte-Maxime.”
Signing a lease with Soderev, a company of the Lagrange Group, leading European distributor, opens
new horizons for owners: all of France, but also Spain, Portugal, Italy, Switzerland and Austria offer
them extremely preferential conditions. Via the system of rent income payment, they can also have
their holidays financed free of charge. Vacation can be directly deducted from their income, so they
don’t have to advance money or worry about payment (deposits, balances, etc.)
THE LAGRANGE GROUP PROMISES YOU .....
1. The right to change your mind
You opted for a contract giving you personal occupancy rights, or, on the contrary, when you bought your
apartment, you did not think you would be using it yourself. You can, subject to the agreement of the
home owner’s department, modify the original contract at the end of the first three years and choose
a different investment package.
2. The right to return unused weeks of occupancy
You opted for a leisure package and are unable to use up all your weeks. You may give these weeks
back to the manager, who will pay you 50% of the public price for the weeks effectively rented out.`
3. The right to a personal welcome
LAGRANGE adds that personal touch to make your stay more pleasant:
Household linen is provided and, if your residence has the facilities, you are entitled to use the sauna
or steam room twice, free of charge, during your stay.
4. The right to take a break more often, and to pay less
Need a change of scene? With LAGRANGE, it’s possible!
Exclusively for Lagrange Prestige, Lagrange Confort+ and Lagrange Classic lines
Make the most of our last-minute weekend packages (Friday, Saturday/Sunday, or Saturday/Sunday/
Monday). For just 40e, you can take off for the weekend wherever you please (subject to availability,
and provided that you book on Thursday at the latest).
LAGRANGE will be delighted to provide your bathroom linen free of charge.
5. The right to freedom
With an exchange market valid on over 175 residences spread out over more than 100 resorts in
France, you have the world at your fingertips, for a small fee of 59e per stay.

Attractive taxation
For the purchase of a freehold apartment in a tourist area with a commercial lease entitling a
specialised company to operate the property as a tourist residence
VAT reimbursement
The amount of VAT related to the purchase of the apartment is reimbursed to the owner
by the French tax administration (reimbursement procedure handled by our services).
The owner has the status of a non-professional lessor of furnished accommodation or a professional
lessor of furnished accommodation if his income from furnished letting of accommodation exceeds
the annual threshold of € 22,867.35
For non-professional lessors of furnished accommodation (LMNP), rental income is declared in the
BIC (industrial and commercial earnings) category. Tax losses generated by the purchase can thus be
offset off against income of the same type.
Unlike non-professional lessors of furnished accommodation, professional lessors of furnished
accommodation (LMP) can offset their losses against their overall income.

Legal and tax aspects
Furnished property rental is a commercial business in terms of taxes that, insofar as income tax
is concerned, belongs to the category of BICs (Bénéfices Industriels et Commerciaux) and not that
of real estate income. If the owner is a company subject to company taxes, those taxes would be
applicable.
Rental in the owner’s own name or via a EURL or a family SARL would allow BIC profits to be taxed
with the IR (Income Tax).
Accounting repercussions
> Deductibility of loan interest.
> Deductibility, subject to certain conditions, of various fees (land taxes, accounting fees,
etc.).
> Deductibility of amortisations or around 4% per year for buildings and 10 to 20%
per year for furniture.
Tax repercussions
Loss may be offset for five years against income of the same nature.
