Another year has gone by; boy they sure seem to fly, don’t they?
You know Kay & I have been here over 10 years now. It seems like
we moved in a year or so ago.
I want to take a little DSO space to personally
thank some folks for all their interest, help, and
dedication to the Peralta Trails Community.
First, I want to thank the volunteers who have
stepped up to give their time and effort into making
Peralta Trails the great community it is…thank you
Board Members…thank you Committee Members…
thank you one and all. You know who you are…
please give yourself a “High Five”. I know that
without all our volunteers things don’t happen!
By the way, we have room on our committees, so don’t hesitate
to get an application from Jomar to join us in our work around
Peralta. We have the Architectural Review Committee,
Communications Action and Advisory Committee, Finance

Oh, I also want to thank all our Peralta Trails
residents for making and keeping Peralta Trails the
loveliest little ‘gold nugget’ in Gold Canyon.
This past year we didn’t get all the things done we
wanted, but not because we were not working. It
sometimes takes more time to accomplish our goals
than we like, but we will not let that deter us. I know
with help from everyone we’ll see some great new
things in Peralta Trails...so keep an eye out in 2014!
My New Year’s wish is Peralta Trails Community has plenty of
those great volunteers, both old (not in years) and new. See you
around the neighborhood.

GREETINGS FROM THE PERALTA TRAILS LANDSCAPE AND ROADS
COMMITTEE

The LRC members met on December 2nd and the following is a report on the results of that meeting.
DESIGN PLAN #1, for the beautification of the entrance to Peralta Trails and the median along Peralta Road. Bids for the
project are still being solicited, so the planting has been postponed until March. Remember, for more information about the
design for the project, please visit the following website:

MISTLETOE PROJECT QUALITY CONTROL INSPECTION and TREE PRUNING PROPOSAL. These projects are ongoing and
are being monitored by designated LRC members.
COMMON AREA FENCING PROPOSAL, OVERNITE PARKING ISSUE PROPOSAL, and LANDSCAPE CONTRACT REVIEW. All
items have been scheduled for presentation and discussion at the January 6th LRC meeting.
VOLUNTEERS. As a committee we are hoping to tie this element into the Neighborhood Watch Program. The LRC needs
community volunteers to be involved with future LRC efforts to enhance the beauty of the PTC
GATES MAINTENANCE CONTRACT and STREET SWEEPING CONTRACT REVIEW. These contracts will be reviewed by LRC
members in the coming months.
The LRC meetings are held on the first Monday, at 2 pm in the Community Clubhouse. All Peralta Trail residents are welcome
to sit in and contribute their ideas and concerns.
The members of the LRC would like to wish everyone a happy and successful new year!

The turn out for A Visit with Santa on
December 14th was disappointingly low—a
surprise when recalling the popularity of last
year’s jam-packed event. However, a
beautiful day, sugary treats and excited
kiddies made for a fun-filled afternoon.

FOOTPRINTS MATTER TO US

You are invited to participate in an event that is guaranteed to make
you feel good—Footprints Matter to Us. Come help us clean up the
desert that surrounds our wonderful Gold Canyon Community.
Footprints Matter has identified areas in the State Land along Peralta
Road and in the foothills of the Superstition Mountains that are in need
of our help. So many residents and visitors enjoy the many outdoor
activities available in the Superstition Wilderness Area but sadly the very
remoteness that we cherish makes these areas vulnerable to abuse.
Illegally dumped trash and broken glass and shell casings left by illegal
target shooters are hazardous to wildlife and create a blight on the landscape.
At 8:00am on Jan. 18th, we will meet at Peralta Trail Elementary School. Coffee and goodies well be available at sign-in.
Clean-up areas have been identified and will be assigned to varying groups. Each group will be supported by heavier
equipment to pick up the bigger items.
To date, over 800 volunteers have taken part in Footprints Matter and with the generous support of local businesses
and organizations, more that 200 tons of debris has been hauled away. For more info go to www.footprintsmatter.org.

FIRPTA—WHAT-THE?
Kurt Mengle explains…
No, it’s not a giant Frappuccino but you may feel you need one if you are a resident of another country and pause to consider
the details involved should you decide at some point to sell the home that you own here in the United States.
FIRPTA—The Foreign Investment in Real Property Tax Act was enacted in 1980 and provides that if a seller of real property is a
“foreign person”, the BUYER—this is commonly done in the escrow process--must withhold a tax equal to 10% of the gross
purchase price, unless an exemption applies. (26 U.S.C.A. 1445(a).) The withholding is to ensure that the seller pays U.S. taxes
on any taxable gains.
There are numerous exemptions to the FIRPTA withholding requirement. The most common exemption is when the seller
furnishes a non-foreign affidavit stating under penalty of perjury that the seller is not a foreign person. 26 U.S.C.A. 1445(b)(2).
Another exemption is a transaction involving transfer of property acquired for use as the buyer’s residence and the purchase
price does not exceed $300,000 US. 26 U.S.C. 1445(b)(5). There are occupancy requirements set forth in the latter exemption
for this purpose. Other exemptions may apply as well.
If applicable, the procedure for sending the taxed funds to the I.R.S. is done through the escrow process after all necessary
affidavits have been completed. When you purchased your home in Peralta Trails, or anywhere in the U.S. for that matter, and
used a real estate Broker, FIRPTA requirements were a part of the purchase contract you signed.

January 20th book club meeting. So for February 17th I will mix
it up a bit by choosing "Orange is the New Black" by Piper
Kerman. You may have seen the Netflix series about an upscale
woman's year in prison, but the book is highly rated.
