ABOUT Located in beautiful Greenbush on Michigan’s Sunrise Side, the Greenbush Golf Course is a local treasure where thousands of golfers young and old, new and experienced come for an enjoyable and relaxing game of golf. Since the early 1920s, golf in Greenbush has been a staple amongst year-round residents as well as Summer vacationers. What the nine-hole course may lack in yardage it more than makes up for in hidden challenges — like the par 3, 88-yard, island green on number two where golfers struggle to stick their tee shot on a green tilting vigorously back towards the water. Greenbush has always been known as a course for the recreational player. The holes are playable but challenging in their own unique way. A prominent feature of Greenbush Golf Course is its clubhouse— an area landmark prominently located near the train tracks visible to passersby on US-23. LOCATION No other golf course in the area has the visibility of Greenbush Golf Course. Located right on US 23, the course greets drivers as they curve around the bend just north of County Highway F-30. The recognizable landmark draws visitors who may not be not familiar with the area. From Oscoda/Tawas/Standish — Take US-23 north 12 miles past Oscoda. Greenbush Golf Course is on the East side of US-23. From Alpena/Harrisville — Take US-23 South 4 miles past Harrisville. Greenbush Golf Course is on the East Side of US-23. From Detroit — Take I-75 north to Standish. Exit onto US-23 North. Take US-23 past Tawas and Oscoda. Greenbush Golf Course is on the East Side of US-23, 12 miles north of Oscoda. CONSULTING While the business is turnkey there are a number of best practices that can be shared by the existing ownership group through a transitional-type consultative arrangement. From human resources and employee scheduling to course operations and maintenance, this knowledge passed on to the new ownership teams is invaluable. MEMBERSHIP The course is semi-private with a loyal membership who take great pride in their home course. Memberships are provided for individuals and couples. Power cart memberships are also available. Throughout the season staff focuses on member relations by supporting member initiatives, charitable efforts and overall event promotions. LIQUOR LICENSE (AVAILABLE FOR SEPARATE PURCHASE) The Michigan Class C Resort Liquor license includes two licenses that allow the operator the ability to sell alcohol in both the clubhouse and throughout the course. This type of license provides a number of expandable business ideas that can maximize profit margin through liquor and alcohol sales. With large amounts of outdoor space, there’s a significant opportunity to build an outdoor bar, create sand volleyball courts, host outdoor concerts and other “up north” Summer-time activities. The course may be purchased with or without the license. RESTAURANT The Bobcat Restaurant and Bar was a fully operational family restaurant until the end of the 2005 season. The kitchen is outfitted with a bevy of new equipment purchased in 2004 that includes two fryers, oven/grill, ansel system and stand-alone refrigerators and freezers. The current ownership was no longer able to administer the hands-on management required to operate the Bobcat restaurant. With some renovation, promotional effort and face-to-face business-building the location could once again be a great dining option. LEAGUES Every day members and non-members participate in a number of leagues held at the course. This is a consistent revenue generator from April through October. OUTINGS Each year several families plan reunions and large family gettogethers at the golf course. The clubhouse amenities, alcohol sales and family-friendly golf atmosphere make this a great option for large family-sized events. KEY BUSINESS FEATURES EQUIPMENT The business includes a full fleet of maintenance equipment and modern Club Car Precedent power carts that has been cared by and maintained by the course superintendent. IRRIGATION SYSTEM The course is watered nightly throughout the season. The irrigation system draws water from the number #2 pond which is pumped from the ground. The entire course can be watered from dusk until dawn. THE GOLF Each year more than 10,000 rounds of golf are played on the picturesque nine-hole course. Each hole comes with some unique characteristics that make it memorable and offer a different challenge each time it’s played. THE MARKET Greenbush Golf Course is surrounded by a smattering of golf courses all offering different levels of play. In Oscoda, Lakewood Shores is a resortstyle golf destination enjoyed by the avid and experienced golfer. North on US 23 is Springport Hills with 27 holes, nine of which are carved out of the woods making up Loggers Trace — complete with scenic elevations that are tough to negotiate for the walking player. Each course has its own amenities, but the value offered and the ability to enjoy a relaxing game of golf with friends and family at Greenbush cannot be matched. Since 2003, rates, with a few exceptions, have remained unchanged. CUSTOMER-FOCUSED This nine hole course is that place where “everyone knows your name.” Whether you’re a local who plays five rounds a week or an annual week-long visitor, chances are you’ll be greeted as a recognized face. The golfer’s experience has always been our focus. Two years ago the Loyalty Club was launched. This was an opportunity for golfers who frequently play the course to take advantage of discounts and participate in events that are exclusive to Loyalty Club members. MEMBERSHIP The best deal in golf is the membership packages offered by Greenbush Golf Course. Membership is open to everyone and unlike at other courses that may restrict play to weekdays, there are never any limits to play. Course staff assists the membership group in hosting the annual Club Championship and Sweet 16 tournaments. There are currently 70 members who pay their annual dues of $445 in the January preceding the upcoming season. THE COURSE With 34 acres of rolling terrain and natural northern Michigan landscape, the course at Greenbush is a 2505-yard, par 34 challenge meandering throughout a peaceful wedge of land off the Lake Huron bluff. Don’t be fooled by the length, challenging lies and difficult approach shots face even the most experienced golfers. LONG-TERM OPPORTUNITY Throughout the years, the nature of the golf and entertainment industry as a whole has changed. Capturing that disposable dollar has been more challenging. With the Greenbush Golf Course operation, opportunity exists for business expansion that extends past golf and offers customers other entertainment options. A more consistent offering could attract more patrons by utilizing the common areas outside behind the restaurant building. BEACH VOLLEYBALL A current trend is the increased popularity of beach volleyball. The development of these courts would be inexpensive and provide an opportunity for league competition and more visitors throughout the Summer. LONG-TERM OPPORTUNITY RESTAURANT Closed in 2005 after two years of steady business as a seasonal establishment and more than 20-plus years under previous ownership, the Bobcat Restaurant and Bar was an historic and very popular restaurant regularly having lines outside the door. It could enjoy new life in today’s business environment. Since it’s closing the restaurant landscape has changed thus creating new opportunities. While the current ownership group wasn’t able to lend day-to-day leadership to the operation which ultimately led to the decision to close, a local owner with restaurant experience and innovative ideas could once again make this restaurant a popular dining option not only in Greenbush, but drawing from as far as Tawas and Alpena. A popular promotion called Nine & Dine could be revived providing golfers golf and dinner at a great discounted price. COMMUNITY TIES The course is a beacon in the community. Over the years strong relationships with many local businesses, churches and charitable organizations have been built. By forming stronger relationships with other businesses in the areas, there is great opportunity for cross-promotion and building the Greenbush Golf Course name. Summer resorts and other entertainment options line US 23. Building partnerships with those entities would expand the reach of the course as well as improve the participation in these events. OFF-SEASON EVENTS Haunted hayrides during Halloween and cross-country skiing during the cold winter months are just a few ideas that could make Greenbush Golf Course a year-round attraction after golfers store their clubs for the winter. LONG-TERM OPPORTUNITY HOSTED EVENTS The clubhouse comfortably seats over 100 guests and makes for a comfortable venue for wedding receptions, church events and other gatherings. SWIG & SWING A creative concept combining the game of golf with a strolling wine and beer tasting. Imagine playing nine holes of golf while tasting some of the area’s finest wines and craft beers. A sponsoring vineyard and brewer is set up at each tee box offering their samplings.
