Wood Destroying Insects • There are 45 species of termites in the United States, 30 of which are known to damage wood
• In regards to Real Estate in Sacramento, we categorize termites by their habitat – Subterranean or Drywood
• Wood boring beetles encompasses many species and families. The Larval (adult) forms eat and destroy wood. The four most specious families of wood boring beetles are longhorn beetles, bark beetles, weevils, and metallic flat‐
headed borers. Drywood Termite

Treatment of WDO’s
• Subterranean Termites: Liquid Soil Treatment
• Drywood Termites: Fumigation (3 days)
• Wood Boring Beetles: Fumigation (5 days)
‐ Local treatments are never the primary recommendation in a real estate transaction ‐ With Wood Boring Beetle infestation there is typically a moisture condition that will need to be corrected to gain certification.
Reporting
• An original termite report is considered good for four (4) months
– FHA will require a new report at 90 days
• A termite certification is considered good for two years (not a guarantee that termites will not show up).
• A termite company has ten (10) business days to respond to an inquiry on a property that they have inspected.
Reporting • State law does Not require a pest inspection, most lenders do.
• Companies are required to produce a report to the party ordering the inspection within 10 business days.

The most FAQ
If two inspection reports are filed on the same structure within a reasonably close period, should they be nearly identical? • Not necessarily. There are three parts of an inspection report: findings, recommendations and estimates. • Findings should be the same, no matter which company performs the inspection, although minor differences are not uncommon. Any major differences ‐
‐ such as one company reporting an active infestation and another does not ‐‐ should be brought to the attention of both companies. If their explanations are not satisfactory, you can contact the SPCB for help. Action
