THE SHOPS AT NANUET
Location: Nanuet, NY
Client: Simon Property Group
Architect: Dorsky + Yue International, LLC

Services:Multiple engineering and environmental services
This 60-acre outdoor lifestyle retail center contains approximately 780,000 SF of gross
floor area and replaces the former Nanuet Mall, a traditional enclosed shopping center.
Langan provided survey, site/civil, geotechnical, traffic, landscape, natural resources,
and permitting services. Langan also performed construction phase services including
asbestos abatement, air monitoring, and demolition oversight. Langan played a
significant role in keeping the project on an aggressive six-month schedule while
minimizing reconstruction of improvements and change orders.

BLUE BACK SQUARE
Location: West Hartford, CT
Client: Blue Back Square Redevelopment
Architect: Street-Works
This urban mixed-use redevelopment is the centerpiece of two large city blocks,
providing retail, office, residential and municipal space within the existing town center. It
includes the regeneration of a brownfield site, expansion of civic facilities and public
open-space, a mix of large and small format retail shops, two municipal parking
garages, restaurants, professional and medical offices, a health club, and residential
condominiums and apartments.

BRONX TERMINAL MARKET
Location: Bronx, NY
Client: The Related Companies
Awards: NY State Brownfield Award
Services:Site/Civil; Geotechnical; Environmental; Natural Resources & Permitting
Adjacent to the Harlem River and immediately south of Yankee Stadium, the
redevelopment of the 18-acre portion of the Bronx Terminal Market included demolition
of several of existing buildings, and development of approximately one million square
feet of new retail, restaurant and neighborhood services, structured parking for 2,800
vehicles, and a 250-unit hotel.

BALA CYNWYD SHOPPING CENTER
Location: Bala Cynwyd, PA
Client: Federal Realty Investment Trust
Completion: April 2012
Langan provided site/civil engineering, landscape architecture, geotechnical
engineering, surveying and traffic engineering services for the redevelopment of a
premier shopping destination on City Avenue in a western suburb of Philadelphia. The
shopping center is anchored by LA Fitness and Lord & Taylor and is within walking
distance to the SEPTA regional train station. A bank and a 10,400-square-foot retail
building will be constructed in place of an underused parking area adjacent to City
Avenue. The retail building supports retail and restaurants with outdoor café seating.

VOORHEES TOWN CENTER
Location: Voorhees, NJ
Client: PREIT Services, LLC

The redevelopment of the Echelon Mall included amenities such as a large pedestrian
plaza outside of the new mall entrance , a landscaped boulevard extending from the
mall to Echelon Road and the adjoining residential communities, broad sidewalks that
allow for outdoor seating and strolling, open spaces for passive recreation, and the
preservation of an old-growth wooded hill.

SHOPPES AT WYOMISSING
Location: Wyomissing Borough, PA
Client: Stanbery Development
This upscale shopping center include many site amenities and was developed on a
property which contained many constraints. Langan prepared a detailed grading and
drainage design which involved raising a large portion of the site to accommodate the
existing sanitary sewer lines and sewer pump station, as well as the nearby floodplain.
Langan analysed the existing roadway network surrounding the proposed site including
seven intersections.

BAYONNE CROSSING
Location: Bayonne, NJ
Client: The Cameron Group
Completion: 2010
Awards: 2012 ACEC Engineering Excellence Award
This 356,000-SF power shopping center is anchored by both a Lowe's Home
Improvement and Walmart Supercenter. The 29-acre brownfield site, formerly part of an
oil refinery and major industrial facility, required extensive environmental remediation
prior to redevelopment. Langan provided and coordinated all site/civil, traffic,
environmental, geotechnical and permitting/entitlement services.

PACIFIC COMMONS
Location: Fremont, CA

Langan Treadwell Rollo provided geotechnical services during design and construction
of Buildings 3 through 7 at this 840-acre site that was approved for 8.3 million SF of
commercial space.

This lifestyle center is located on a 23-acre site in Coconut Creek, Florida. Langan’s
scope included obtaining rezoning and site plan approval. The site plan includes rooftop
greenspace and LEED certification. Langan performed site planning, stormwater
management design, plat amendment, traffic analysis, utility coordination services, and
geotechnical services to develop a comprehensive program of foundation and soils
design parameters.

FRUITVALE TRANSIT VILLAGE
Location: Oakland, CA
Client: Fruitvale Development Corporation
Architect: McLarand Vasquez Emsiek & Partners
Services:Geotechnical
Langan provided geotechnical engineering services for the 4.5-acre Fruitvale BART
Transit Village, located next to the Fruitvale BART Station. This innovative mixed-use
transit-oriented development includes community services, retail and office space,
parking, and housing. Langan was retained to review the existing geotechnical data
established by a previous consultant and provide recommendations for a more
economical foundation system that could resist the effects of the highly expansive
surficial soil blanketing the site.

RICHLAND MARKETPLACE
Location: Richland, PA
Client: RD Management
Langan provided comprehensive site/civil, permitting, traffic and surveying consulting
services for the development of this 65-acre lot in Richland Township, Pennsylvania.
Complex issues included configuring the site to avoid disturbing wetlands, coordinating
a PPL electric transmission line relocation through the site, and permitting the off-site
traffic improvements due to rigid existing site constraints. As part of the design,
extensive coordination was required with PennDOT District 6.0.

SHOPPES AT HAMILTON
Location: Hamilton, NJ

The Shoppes at Hamilton is a 155,129 square foot lifestyle center located along Route
130 in Hamilton Township, New Jersey. This upscale shopping center includes many
site amenities designed on a property which was previously developed and contained
many development constraints. Significant permitting work was needed by state and
local agencies to get this development approved, including, but not limited to, wetlands,
floodplain, roadway, utilities, and environmental remediation. The site was designed to
maximize the development area while accommodating the natural constraints.

APPLE STORE
Location: New York, NY
Client: Apple, Inc.

The development of the new 9,000-square-foot store at 67th Street and Broadway
involved the partial demolition of an existing retail store and excavation of bedrock to
create a second basement level for the new building. Langan performed a detailed
geotechnical sub-surface investigation and prepared/filed right-of-way streetscape and
stormwater designs.

SHOPPES AT NORTH BRUNSWICK
Location: North Brunswick, NJ
The Shoppes at North Brunswick is at 147,134 square foot lifestyle center located along
Routes 1 and 130 in North Brunswick Township, New Jersey. This upscale mixed use
shopping and office center included many site amenities located at the gateway to the
North Brunswick community. The site contained a former General Motors building. One
of the project goals was the utilization of existing site infrastructure to minimize
permitting timeframes and construction costs.

FLUSHING TOWN CENTER
Location: Flushing, NY
Client: Muss Development Company

The Flushing Town Center Development includes large and neighborhood retail, a
parking garage, restaurants, and six residential apartment complexes totaling
3,000,000SF. In addition, a waterfront park was incorporated along the edge of the site
to allow for views of the adjacent Flushing River.

SHOPPES AT OLD BRIDGE
Location: Old Bridge, NJ

The Shoppes at Old Bridge is a 124,846 square foot lifestyle center located along Route
9 in Old Bridge Township, New Jersey. Roadway improvements included widening of
two regional roadways in the area. Signal replacement, drainage improvements and
offsite utility improvements were included in the design and permitting of this project.
