Location
The land lies to the east of Raven Hall Road on the approach into Ravenscar. It connects through
from Raven Hall Road to Loring Road.
Description
The land is one main field of permanent pasture extending to approximately 3.7 acres. It is all level
fertile land which is particularly well fenced with post wire and top rail to 3 boundaries with a well
maintained stone wall to its southern boundary. There is an adjoining small paddock which has
become very overgrown with brambles and gorse and which leads through to the rear of the houses
on Raven Hall Road. There is evidence that there was a former building in this paddock as shown
by the concrete base.
The current vendors have not been grazing this field for several years and it would benefit from the
old grass being cut. However, the field appears to be very sound fertile land and well suited for
growing a heavy yielding crop of grass.
Access
There are 2 access points to this parcel of land. The first and most accessible is from Loring Road
which itself leads directly from Church Road. Loring Road is an unmade up permissive path which
connects through to Station Road.
An alternative access is from Raven Hall Road through a snicket between the houses which leads on
to a large hammerhead turning with garaging. Ownership of this road will pass on completion, but
other rights of way are in existence for the owners of the houses off Ravenhall Road. From this
hammerhead a gateway leads up a sharply sloping section of track to the overgrown paddock as
described above.
Water
Water is from a mains supply to a trough situated on the fence line between the 2 fields.

Sporting rights are included within the purchase price and will pass on completion.
Mineral Rights
Mineral rights are included within the purchase price and will pass on completion.
Subsidy Status
This land has never been registered for any Single Farm Payment subsidy or any other AgriEnvironment Scheme subsidy whatsoever. However, there is no reason to believe that it could not
