Dear friend,
If you’re like me, you’ve been watching
the prices of property recently. And they
are sitting at stupidly high levels.
Yes, stupidly high!
The media is constantly reporting about
houses selling for record prices… people
paying well over the reserve price at
auction… properties disappearing within a
week of coming onto the market…
overseas money pouring in like lollies…
And frankly, this has got me very worried!
Well before I tell you how to find out
about these property goldmines (and yes,
there are more than one), let me
introduce myself.
My name is Karen Anderson and using our
unique property investment strategies,
my husband and I were able to go…

From Almost Nothing to $6.5M in
Property in 7 Years
However, what has given us even more
joy is that over the last 15 years, we have
helped over 1,000 people create wealth
through property.
x
x
Sure it all sounds exciting but just how
much longer can prices keep rising for?
You don’t want to be the poor person who
buys that property for nearly a million
dollars (if not more)… leverage yourself to
the maximum… only to see property
prices start to flat line... or worse, go
backwards!
So if that’s not a position you want to be
in then this could be the most important
letter you ever read.
Why?
Because I have some good news for you…
What if I told you, you can still get into
high capital growth property for less than
$495,000?
We’re not talking about high rise units
with massive strata fees either! No way!
What if I also told you that you can get
into these properties without having to go
too far from where you live right now?
And what if I told you that one of
Australia’s most respected and trusted
research organisations said these are ƚŚĞ

now…
2
We’ve helped them find areas with great
capital growth potential… and then
combine those properties with our unique
Freedom Accelerator System. It is this
unique two pronged approach that has
helped our clients achieve results such as
these…
2 Investment Properties In 2 Months
“I met Karen in early 2002. What Karen
proposed seemed realistic… and easy to
follow. 2 months after I met Karen, I
bought 2 investment properties and I’m

Brooklyn RSL War
Memorial receives funds
for second flag pole
Brooklyn RSL Sub Branch members were all smiles on Wednesday after
receiving a NSW Government grant of $1291 for the installation of a
new flag pole.
The Brooklyn War Memorial now has two flag poles on display to fly the
Australian and New Zealand national flags ahead of this year’s Centenary of
Anzac commemorations.
President of Brooklyn RSL Sub Branch, Ken Shadie, said the funding was
great news for Sub Branch members and the wider community alike who are
participating in an early Anzac Service on Sunday, April 12 at 11.30am.
“The Centenary anniversary is going to be a big occasion in Brooklyn and
across the country. We’re looking at getting a lot of the local Brooklyn Public
School students involved in our service to help educate and share the occasion
with the younger generation.”
Hornsby MP, Matt Kean, who awarded the funding through the NSW
Government’s Community Building Partnerships Scheme, said he was “proud to
support the local heroes who had given us the freedoms that we enjoy today”.
“The Centenary of Anzac is truly significant milestone that we as a community
should pause to remember and reflect,” Mr Kean said.
“It’s important to recognise the supreme sacrifice which was made by our brave
and dedicated Australian and New Zealand troops.”
Anybody wanting to assist or participate in this year’s Centenary
of Anzac service at Brooklyn should contact the Brooklyn RSL
Sub-Branch on 9985 9115.

Calna Creek Bridge to be
fixed by NSW Government
Funding has been approved to replace the damaged Calna Creek
Bridge in Berowra Valley National Park.
The old twin log bridge which was built in 1980 by the Army will be removed
and replaced with a new structure costing $250,000.
Hornsby State Liberal MP Matt Kean said National Parks and Wildlife service
will oversee the installation and environmental assessment of the new bridge.
“The Calna Creek Bridge forms a vital link along the Great North Walk which is
used by more than 40,000 people annually,” Mr Kean said.
“This is a great environmental achievement which will allow bushwalkers to
cross Calna Creek Bridge for the first time in almost two years.
“I’m very proud to have delivered on this important link in our Berowra Valley
National Park. The installation of a new bridge will mean bushwalkers and
school groups can again enjoy the historic Great North Walk without having to
walk across the creek and get wet.”
Hornsby resident Matt McClelland who has worked closely with Mr Kean for a
solution to the bridge problem said it was a great result for bushwalkers, school
groups and local scouts.
“This is a great investment for Berowra Valley which further shows the NSW
Government values our National Parks,” Mr McClelland said.
“Berowra Valley National Park is one of Sydney’s best kept secrets so local
bushwalking groups and visitors will really value this investment.”
National Parks and Wildlife Service valleys ranger Simon Nichol said the Bridge
had been out of service since April 2013 when the ageing wooden bridge
collapsed after the two person sign-posted weight limit was exceeded by a
group of visitors.
“Work to start removing the old bridge will commence in the coming months
following an environmental assessment,” Mr Nichol said.

amazing efforts in running the Berowra Lions Op Shop. The shop has
been operating for almost nine years and it’s still going strong! In that
time, we have donated over $500,000.00 to a wide range of charities
and community organisations.
The Lions District Governor, Anthony Cheung attended the meeting and
presented Anne and Rhonda with the awards and praised their efforts and
dedicated service as outstanding Lions members. Congratulations Anne and

WILLOW PARK GARDEN
PARTY TO LAUNCH NEW
POCKET GARDEN
Join us for a fun morning as we launch a new fruit and herb pocket
garden at Willow Park.
The event will be held on Saturday 28 February and involves giveaways, a light
morning tea, activities for kids and a Rotary fundraiser sausage sizzle.
It will also give residents a chance to look at the newly created pocket garden in
Willow Park, and talk to Council staff about community gardening, sustainability,
recycling and more.
“The pocket garden is quite small; there are two dwarf citrus trees and a raised
garden bed of herbs,” Eco Garden Officer Tanya Mein said.
“The idea is that people could come and take some herbs, limes or lemons and
use it for their dinner… we will also be leaving a watering can on-site for people
to take some ownership of the garden and take care of it.
“We’re trying to promote community gardening and have a discussion with
residents about where, when and how they would like to see community
gardening happening in Hornsby Shire.”

Shire, and to take a survey, visit hornsby.nsw.gov.au

In November 2014, the Most
Mo Rev Dr Peter A Comensoli, was delighted and
humbled to be asked by the Holy Father, Pope Francis, to take up his new
pastoral service within the life of the church and be appointed the third Bishop of
the Diocese of Broken Bay.
On Thursday 12th February, St Leo’s Catholic College students were privileged
to have Bishop Peter attend and hold their Opening Mass in The Light of Christ
Centre within the College grounds. (St Leo’s is the only co-educational Catholic
high school on the Upper North Shore.)
As his visit was close to Valentines’ Day, Bishop Peter spoke of the great love of
God, and how important it is to have friendship love at school and in life. He
spent an extraordinary amount of time after the Mass, chatting informally with
students in their year group. He especially wished Year 12 students good luck for
their final year in high school, and he asked that the Year 7’s in particular keep
the year 12 students in their thoughts and prayers throughout the coming year.
HOME BUILDING
LAW CHANGES
If you are in the home building
industry, or building or renovating
your home, be aware of changes
resulting from new laws. Most
changes commenced on 15
January 2015 including licensing,
owner-builders, home building
compensation fund and disputes,
defects and statutory warranties.
Further amendments concerning
contract requirements will commence
on 1 March 2015.
I will discuss the licensing changes
in this article and continue next
month. Licensing changes are: the
threshold for requiring a licence for
building and general trade work
has been raised from over $1,000
of work to over $5,000 (including
labour and materials). Specialist work
(such as plumbing, electrical and air
conditioning) still needs a licence
regardless of the cost of work; standalone contracts for internal paintwork
as well as work related to tennis courts,
ponds and water features no longer
need a licence, unless done as part of
other home building work; up to 12
months in prison is a new sentencing
option for a second or subsequent
offence for unlicensed contracting
or not having the required statutory
insurance; Licence eligibility has been
tightened to stamp out ‘phoenixing’;
where a company closes down leaving
large unpaid debts, only to re-emerge
as a new company trading under a
different name; and Fair Trading needs
to be notified within 7 days if a licensed
builder is ‘wound up’.

Dear Bush Tele,
Mr Tom Richmond of Brooklyn (TBT 19/2 P8) asks, “Who is
responsible?” for the building of massive, ugly high density
housing north of Hornsby.
The way I see it is: The Federal government brings in immigrants.
Our State government doesn’t know what to do with them, and
can’t absorb them anymore, so tells councils they have to have
more high density housing. So, the councils rezone land to satisfy
the State Government and we, the public, end up with more
congested public areas, roads and trains - and high rise.
So, Mr Richmond, if you, and all like-minded residents, want to
do something about it, start at the top and see if you can convince
the Federal government to have a moratorium on immigration to
give the State government and councils a breather to think about
to where this immigration is leading.
Lorraine Samuel
Dear Editor,
We are going to do you slowly! was reportedly uttered by a
union to a major company eh?
Hornsby Council was listening.
Five years ago the Asquith Leisure Centre grounds (in Lords
Avenue) were Rezoned High Rise and Council tabled their
intention to sell off the land.
Residents had no need to worry – there was a good 5 years
before the final decision.
At the council meeting on Wednesday 11 February, councillors
were at lengths to point out that in 5 years nobody had objected
to the sale. Were we done slowly?
Better still, councillors were acting in the interests of the silent
majority. Were you asked?
The resolution was passed with an amendment that SOME of the
proceeds would go towards building a new centre at Storey Park.
A good move, but will we forget this bland statement when
a council wants funds to build an equine centre in Old Man’s
Valley?
Mick Marr has written recently (TBTW 12/2/15) that residents
should get a say in things by way of a submission via the rates
notice.
Now if that happened we would find out what the silent majority
really wants.
Until then we will have to rely on the Mayor telling us what we
want.
Next time the council tells you not to worry, the advent of any
project is years away, ask yourself - are you being done slowly?
John Farquhar, Berowra
Dear Bush Tele,
I agree with the letter publish on 12 February from Beverley
Jeffries from Hornsby Heights with regards Galston Road. I
think the council should put this work in their radar. At the
moment, guttering and curbing finishes on Galston Road with
Bushlands Avenue. Footpaths are missing in the western side and
considering this is a busy 60km/h road with schools, for safety
reasons, it should have footpath in both sides to avoid more ...

Dear Bush Tele,
Support Red Cross Calling
As Australia prepares to commemorate the landing of the first
ANZAC troops in Gallipoli 100 years ago, we ask that you also
remember the work of Red Cross by supporting Red Cross Calling
during March.
Just like the thousands of Red Cross volunteers who worked so
hard to support our ANZAC troops in 1915, Red Cross volunteers
still continue to care for those who need it most.
By making a donation or organising an event for Red Cross
Calling during March, you can support the everyday work of
Red Cross such as working in NSW bushfire relief and recovery
centres, making daily phone calls to elderly Australians living
alone, providing breakfast for children who might otherwise go to
school hungry, and supporting young parents.
To make a donation, or to find out how you can get involved with
Red Cross Calling go to our website at redcrosscalling.org.au or
phone 1800 008 831.

SPOTLIGHT ON …
… MARK TAYLOR OVAL
New lighting is currently being installing by Hornsby Shire Council at Mark
Taylor Oval, Waitara. This lighting will bring the sportsground up to the
current Australian standard.
Hornsby Shire Mayor Steve Russell said, “This is ultimately about safety and the new
lights will allow both training and competition to take place in a much safer way.”
The new poles will be 25 metres tall so the light can be directed onto the
sportsground more vertically, reducing both glare and light spill.
In consideration of neighbours, the lights will be turned off every night by 10pm and
no matches will be allowed on Sunday evenings.
“As part of these works Council will also install 15 new pedestrian lights around the
oval footpath to improve safety for other park users during the evening,” Mayor
Russell said.

PLAYFUL PARENTING
Workshop
One of the best parts of parenting is having fun with your kids. Most of
the time, it’s easy, but sometimes it’s not.
The Diocesan Parent Council (DPC) in conjunction with the Diocese of Broken
Bay Catholic Schools Office (CSO) is running a local Playful Parenting
Workshop with guest presenter, Dr Cathie Harrison is Senior Lecturer in
Early Childhood Education at ACU National. Cathie has a diverse range of
experience within early childhood education as an academic, teacher, and
consultant. She is an advisor to the ABC-TV program Play School and has been
consultant to a number of museum and community projects.
Unleash your “inner child” with these playful ideas to help encourage
confidence, support emotional-intelligence and grow connections.
Play creates that magical bond in and around your home – it is not about
spending money but spending quality time. After all, “creativity is the greatest
gift of human intelligence” (Robinson, 2011)

COMMUNITY SHOWS LOVE
FOR THE LIBRARY
The Hornsby Shire community celebrated their local library recently, with hundreds of residents
visiting on Library Lovers’ Day.
Hornsby Library held a free morning tea on Thursday 12 February, and welcomed people into the library
to check out a 3D printing demonstration, a children’s story time event and an information stall on
borrowing eBooks and eAudio titles.
Library staff member Kathleen Allen estimated that more than 200 people visited the library to join in on
the festivities, which was more than previous years.
“We’re really pleased, we had some really lovely feedback on the morning… people just kept praising
us for running such interesting things in the library,” she said.

KEEP HORNSBY SHIRE’S
DRAINS CLEAR
Hornsby Shire Council is asking residents to be
careful with their building materials to help keep
drains clear and avoid flooding.
Building materials and mulch can cause flooding if
they are unloaded near gutters and drain pits, as they
can block drains, especially when it is raining.
Hornsby Kuring-gai
Women’s Shelter is
NOW OPEN.
Hornsby Kuring-gai Women’s Shelter is a new 10 bed crisis
accommodation shelter for women who are homeless or escaping
domestic violence, and who do not have dependent children. It has
been philanthropically funded by Women’s Community Shelters and
many wonderful community partners. Hornsby Kuring-gai Women’s
Shelter provides food, accommodation and case management, with
experienced shelter staff providing 24/7 support.
The shelter is now OPEN for intake and referral, and can be contacted
directly on 02 8411 2046 or www.hornsbykuringgaiwomensshelter.
com.au
The HKWS Steering Committee would like to sincerely thank the many
organisations and members of the community that have given their
support to help achieve this incredible result.
If you have any questions about Women’s Community Shelters and our
work establishing crisis accommodation services, please contact WCS
on 0432 630 359
Council is encouraging residents to ensure that they have a properly
organised space to store mulch or building materials (such as top
soil, road base and crushed granite) that they get delivered.
Asset Operations Technical Officer Andrew Blunden, who works in
the team responsible for monitoring and clearing drain blockages
and flooding, said that cooperation from residents can make a big
difference. “It would reduce flood risk if residents could organise
for the unloading of materials away from drains – preferably not on
the nature strip but on their own property, although if they have to
put it on the nature strip then keep it as far away from the drain as
possible,” he said.
“Anyone doing weekend jobs renovating or landscaping their
property should just try to be thoughtful of neighbours downstream
who might end up with material flowing onto their properties, and
consider using a sediment control fence if necessary.”
Drainage easements are also an inappropriate place to dump excess
building materials, mulch or grass clippings, as these can block
drains and flood neighbours downstream.

HEALTH AND BEAUTY
PRICELESS
PEARLS
By Ralph Estherby
The plane was full and I had resigned
myself to the news that I had drawn a
centre seat on my late night flight from
Perth to Sydney – 5 hours and not a lot
of ‘wiggle room’. As we got underway
and the ‘seat belt’ light was switched
off I noticed that the passengers on my
right and left both took out their laptops
and started working feverishly. I really
wasn’t looking over their shoulders but
our proximity almost compelled me to
observe what they were working on.
The guy on my right was working on
a document with a big clear heading
which said “A current application of
neural networks in Chemistry”. He
was busy typing and so I went back to
watching the movie I had put on.
A few minutes later my eyes drifted
to my left and my neighbour was
also working on a paper but this
one had the heading “What role do
Neurologists play in determining the
outcome of stroke patients”. Now my
interest was piqued and I thought to
myself that it was a strange coincidence
until I looked one seat further to my
left and the last member of our row of
four was also on his laptop reading
an article which clearly was espousing
some new discovery or research in the
area of neurolinguistics.
This was too much of a coincidence and
so I waited until the meals were served
and I asked a question of my friend on
the right and he informed me that he,
and all of the people in this section of
the plane, had just finished a 3 day
conference for neurobiologists and
neurochemists.
At that moment I had the uncomfortable
realisation that I was by far the least
intelligent person in my row, probably in
my section and possibly even the whole
plane. I would have liked to have a
conversation about his area of expertise
but it was late, he wasn’t particularly
talkative and I was a little concerned
that I would expose my ignorance if I just
launched in.
So as I closed my eyes and tried to
doze on my way back to Sydney I
was reminded of a great scripture
which both encouraged and yet also
challenged me.
“Let not the wise man glory in his
wisdom but glory in the fact that
you understand and know me”
Jeremiah 9:23
So, it doesn’t really matter what you
know and how much you know – it
matters Who you know and how well
you know Him!

Story & photo by Cllr Mick Gallagher of Mt Colah
The ‘Knit One, Chat One’ Weekly Knitting Group at Hornsby Library is
asking you to donate your unused wool (8ply preferred). A large depository
box is just inside the entrance way.
I visited the library on Friday 16 January and caught up with some familiar
friendly faces.
“Our friendly and informal groups knit squares and make wraps [rugs)] which are
sent by ‘Wrap with Love’ wherever there is humanitarian need,” said Sue Harrison,
Customer Services Hornsby Library.
Each year thousands of wraps are given to those suffering from cold and trauma.
The wraps have been described as preventative medicine.
‘Wrap with Love’ Inc is a voluntary organisation, formed in 1992. Since then more
than 323,000 wraps have been distributed in 75 countries.
A ‘Wrap with Love’ 2015 marathon is planned at our libraries in August.
For those who would like to join in, the knitting group meets every Friday 10am12noon. Other groups are at Berowra, Pennant Hills, and Epping libraries.
For further information contact Sue: 9847 6804.

VOLUNTEERS
NEEDED
Laurie Tulk started volunteering at
Meals on Wheels when she saw an
ad in a local newspaper to come
along and volunteer. 29 years later
Laurie is still volunteering and says
she has really enjoyed visiting the
older folks once a month.
Laurie’s husband Ken joined her
when he retired 25 years ago and
they make a wonderful team.
Hornsby Ku-ring-gai Meals on
Wheels is more than just a meal
service. It provides a friendly face
at the door to have a chat and also
drop off a nutritious hot or cold
meal.
Many older people do not have a
lot of community connections and
the MOW volunteer is always a
welcome visitor.
Laurie says she often stops and
has a chat and this can be very
meaningful for an older person
living on their own.

Peahens Spotted
In Wahroonga
Phillip Lo writes:
I thought that Bush Tele readers
might be interested to know that
three peahens have been spotted
in the King Road area in these two
weeks.
The first time I spotted them was on
Wednesday last week on the roof
of my house during heavy morning
rain. At the time I was not able to
clearly identify them due to poor
visibility from the bus stop where I
was standing.
The second time I saw the
same three birds was yesterday
evening. This time they were in my
neighbour’s front yard.
Photo: Three Peahens together.
One of them seems to be an albino
(white).
Male peafowl are called peacocks,
female peafowl are called
peahens and baby peafowl are
called peachicks. Male peafowl
are colorful; female peafowl do
not have the colorful fan of tail
feathers.
OUR
RURAL
LANDS
UNDER
REVIEW
Reported by Mick Gallagher
Council is presently conducting
a Rural Lands Review and
submissions are invited.
The three A Ward Councillors
(Nathan Tilbury, Antony Anisse &
Mick Gallagher) toured the rural
areas of Dural, Glenorie and
Galston seeking comments and
views from residents and locals.
All manner of subjects were
discussed from weeds to future
planning, residential strategies
and other future developments.
Mick Gallagher commented "Some
say our rural areas have been
set aside for rural purposes and
should remain that way. Others
say that in the early days most of
Hornsby Shire was a rural industry
and what’s left over in the Dural,
Galston, & Glenorie areas is only
a legacy from the past."
If you have comments on this
issue, Council is currently
accepting submissions from the
community.

HORNSBY ASQUITH PODIATRY
There are several causes of heel pain the most common being PLANTAR FASCIITIS
Plantar Fasciitis is simply inflammation of the big strong band on the bottom of the foot
(the plantar fascia). Symptoms usually begin as a "stone bruise" type of pain increasing to
chronic pain especially first thing in the morning or after rest. Sometimes there may be a sense
that something tears or "gives" in the arch of the foot during sport.
This kind of pain is easily treated by realigning and supporting the foot and leg which reduces
the trauma allowing the injured foot to recover.
FOOT AND LEG PAIN prevents patients of all ages from enjoying daily exercise such as
walking thus creating a vicious cycle.
Pain - no exercise - weight increase - more pain. Results in High blood pressure, Diabetes,
Joint abuse, surgical replacements etc
An easy mobility program is specifically devised for individual patients to break the cycle and
return to a healthy lifestyle.
