Introduction
rion is a real estate firm that provides property valuations, facilities management,
environmental impact assessments, agency and consultancy services for residential
and commercial properties. The full scope of our service repertoire encompasses
compulsory acquisitions, feasibility and market analysis, letting and selling as well as financial
advisory services. With more than four years in the industry, Orion has a multidisciplinary
professional team committed to applying innovative and proven strategies to create sound
solutions to every day real estate challenges.
Services offered by Orion are available for the Kenyan market and the wider East African
community. As members of the Institution of Surveyors of Kenya (ISK), we abide by a strict
code of professional ethics. Our transactions are above board whilst observing strict
confidentiality. We have an extensive portfolio of clients featuring international organizations,
banks, professional investors, international organizations and government agencies. We
have also developed strategic alliances with financial institutions, reputable contractors,
project managers and architects to provide value-added products.

Mary holds a BA degree in Land Economics
from the University of Nairobi; a Diploma
from the ISK; and is a registered valuer by
the valuers registration board. Further, Mary
holds an MBA from the University of Nairobi
in Strategic Management.
She was a council member of the Institution
of Surveyors of Kenya (ISK) Council for
five years, where she spearheaded the
formulation of its strategic plan and new
constitution. Both documents continue to
play a pivotal role towards the growth and
development of the industry and profession.
Mary played an active role during the lobbying
for the adoption of the National Land Policy
Session paper 3 of 2009. This document
formed the basis for the current and new
land laws. She was also actively involved
in land reforms while serving her stint as a
consultant for the Land Development and
Governance Institute (LDGI).
She has worked for Housing Finance
Corporation (HFCK) and Lloyd Masika.
She possesses all round expertise and
experience spanning over a decade. With
her vast experience, knowledge and track
record, Mary continues to curve a niche in the
local real estate industry and has her eyes
set on the regional and global market. She
recently attained her Environmental Impact
Assessment certificate from Africa Nazarene
University and attended forums at the Africa
Union Commission in line with the African
Strategy for vision 2063. This plays well into
Orion’s Pan-African and Global solutions for
local challenges.
She has also signed up for a one year
mentorship programme with the Cherry Blair
Foundation and will be enrolling for a PhD
programme in leadership and management
later in the year (2015).

Joan holds a BA degree in Land Economics
from the University of Nairobi. She is a
graduate member of the Institute of
Surveyors of Kenya awaiting certification
to full membership. Joan
also holds
a Certificate in Environmental Impact
Assessment
from
Africa
Nazarene
University.
Mercy holds a BSc. in Disaster Mitigation
and Sustainable Development from Masinde
Muliro University of Science and Technology
and an Environmental Impact Assessment
Certificate from Africa Nazarene University.
She is a continuing ACCA student and has
also studied basic Mandarin.
Working with other consultants, Joan has
played a central role in the internal and
external positioning of the Orion brand.
These processes have greatly impacted
on the company’s service delivery, quality
control and assurance.
Joan is detailed oriented and possesses
great interpersonal skills. She easily builds
trusted relationships with colleagues and
clients alike. Thriving on consistency has
seen her attend myriad conferences and
forums on leadership and human resource
in an effort to build an organizational
structure that the business demands.
DENISE MBOYA
SALES EXCUTIVE
Denise holds a BA degree in Real Estate from
the University of Nairobi and a graduate
member of the Institute of Surveyors of
Kenya.
Later in the year (2015) she will be enrolling
for the WYLDE programme as well as to
learn a new language to boost her portfolio
management skills.
Denise is driven, a good listener with great
communication skills, and a team player
who believes that group effort goes a long
way in achieving common and individual
goals.

Mercy connects personnel with processes
and to this end, she has played a leading role
in the ongoing implementation of the Orion
strategic plan in line with company policies,
procedures, branding and communications.
She is detailed, organized and continues

PROPERTY MANAGEMENT
& OPERATIONS
Kennedy has had a two year stint at Orion
Valuers garnering skills and experience in
property management by ensuring that
tenants and landlords are comfortable
and satisfied. He excels in cultivating and
maintaining relationships to ensure a steady
supply of property owners who require
management services and consequently a
compelling stream of happy tenants for
these properties.
Among the properties under his care
include Langata Apartments; a property
with 24 housing units that he took up from
zero to fully-let and running smoothly in
record time.

Valuation Services
The valuation team at Orion Valuers carry
out property searches and give informed and
objectiveopinion of its true worth as per the
terms of reference from the client. Terms of
reference can vary from one need to another
but mostly; valuations are for the purposes
of insurance, sale, mortgage, foreclosure and
purchase. Our valuation solutions are tailored
to serve residential, commercial and industrial
interests.
Orion also provides rent assessments for
landlords and tenants alike with a view of
determining the fair current market rates.
Further, our team assists in negotiations and
arbitrations towards an amicable agreement for
both parties.

On assignment as management agents, our service repertoire is twofold; Facilities
Management and Property Management.

your property is a challenging undertaking.
We have therefore developed strategies that
afford our clients a professional, carefully
planned, stress free and ultimately profitable
experience. We go out to the market and
negotiate the best price for an earmarked
property in favour of our clients. Orion Valuers
further advices accordingly on market price
disparities, whether the envisaged target is
feasible and most important we assist in
closing the transaction.

For tenants looking to rent a property for
the very first time or relocate to a new area,
Orion will assist you in finding your perfect
home. We screen potential clientele in an

We undertake contract negotiations on behalf of landlords,
with reputable service providers for utilities such as lifts, lighting
and fire extinguishers maintenance. We also ensure that such
maintenance is carried out efficiently and on a regular basis.
With landlord’s approval, we engage with contractors of good
repute to carry out repairs from time to time whilst supervising
the exercise to ensure quality material and good workmanship.
We negotiate cleaning contracts with cleaning companies of
good repute for the tiding up of all public and common areas
efficiently and within expected standards.

security firms and avail cost citations for approval. We then
supervise the guards to ensure that the building, fixtures and

PROPERTY MANAGEMENT
Property management entails charging and collecting rent,
ensuring that clients are tax compliant by filing their tax returns,
availing timely and comprehensive statements as well publishing
reports in line with client calendar of events.
Orion collects all monies due for payment and submits monthly
statements to that effect. Any actions taken to recover rent
arrears are also incorporated in these monthly reports. Ordinarily
we endeavour to educate tenants on the consequences of
defaulting while at the same time embracing compassion for
deserving cases.
We advice landlords on the terms and conditions for renewal of
leases upon expiry while taking into account prevailing markets
rates. We also negotiate on their behalf rent reviews and service
charge.

ORION NYUMBA SAFI
AN ORION FACILITIES MANAGEMENT PRODUCT
Orion’s Nyumba Safi is a cleaning and maintenance
product that will keep everything running smoothly
behind the scenes for you. Our experienced teams
work fast and efficiently to provide weekly, monthly
and quarterly solutions to keep your premises
professionally clean and well maintained.
The Orion Nyumba Safi services runs on the
following schedule: Once a week, we undertake
grocery shopping, laundry and general house
cleaning. On a monthly basis, we provide a bill run
for electricity, water, cable TV and internet – DSTV
and ZUKU. Every quarter (3 months) our team will
clean your carpets, rugs, duvets, seat upholstery
and fumigation services on request. Similarly,
we also manage and coordinate a professional
team of technicians and contractors designated to
undertake routine checks, repairs and maintenance
in the case of a breakdown. Systems that we keep
maintained include your HVAC, electrical appliances
and plumbing.
