The Little Ponderosa Ranch is located in north central Colorado near
Roosevelt National Forest but still close to the Denver/Boulder metropolitan areas. Near the rural, quaint town of Lyons, the 18-acre private
retreat is located just off US Highway 36, which connects Boulder with
Rocky Mountain National Park. The ranch is 44 miles north of Denver,
less than 20 miles due north of Boulder and approximately 25 miles
from the east entrance to Rocky Mountain National Park.
At an elevation of approximately 5,715 ft., the ranch is protected by
surrounding red sandstone cliffs providing a mild climate with cool
summers and fairly warm winters. Average summer temperatures
range from the mid 60s to low 80s with winter temperatures ranging
from the 30s to the 50s. Annual precipitation is low with most occurring as rainfall in May.

Location and Climate
Little Ponderosa Ranch is situated in the foothills where Colorado’s
eastern plains merge with the Rocky Mountains. The closest town
of Lyons is a historic community with approximately 1,585 residents
noted for its sandstone quarries, red stone architecture and its fine arts
scene including music, painting and fine craftsmanship. Front Range
cities of Longmont (population 71,093), 12 miles southeast, and Boulder (population 94,673), 20 miles south, offer shopping, professional
services, universities and cultural events. The popular mountain resort
town of Estes Park (population 5,413), 21 miles northwest, serves as
an entrance to Rocky Mountain National Park. The ranch is situated
between the 808,419-acre Roosevelt National Forest to the west and
the 3,206-acre Boulder County Hall Ranch open space on the north,
offering endless recreational opportunities.

The Little Ponderosa Ranch is adjacent to the 3,206-acre Boulder
County Hall Ranch open space which has been heralded as a tremendous wildlife habitat. It is home to the golden eagle, great horned owl,
Cooper’s hawk, night hawk, mountain lion, elk, bighorn sheep, whitetailed deer, black-tailed prairie dog, coyote, fox, badger and bobcat.
The 808,419-acre Roosevelt National Forest lies just two miles west
of the ranch and offers camping, hiking, kayaking, fishing, horseback
riding, hunting, skiing, scenic drives and four designated wilderness
areas. Rocky Mountain National Park occupies the northwest corner
of the national forest, just west of the town of Estes Park. The spectacular park straddles the continental divide, contains the well-known
Colorado fourteener, Long’s Peak, and Trail Ridge Road, the highest
continuous motorway in the United States with more than eight miles
lying above 11,000 feet.

Recreation and Wildlife
Little Ponderosa Ranch contains 18 acres divided into two meadows
around the house. Large ponderosa and cottonwood trees surrounding
the meadows lend shade and privacy. One quarter mile of the yearround St. Vrain Creek flows through the property, offering creek frontage on both sides plus 6 acre-feet of irrigation water (for use on the
property only).
The existing 3 bedroom, 2 bath ranch house was built in 1954 and
contains 1,880 sq.ft. of living area. There is also a large heated 2,400
