Whether you’re a developer, seller, buyer,
or investor, tapping the right market or getting
into the right type of property can be your
best move.
“Just look at the newspapers,” says Manuel
‘Noli’ Alleje, managing partner of The Property
Forum. “Once upon a time it was the telcos
hogging newspaper ads. Now it’s real estate.”
You really just have to peak outside your
office window to see the real estate boom.
If you need to see the numbers, the
property sector grew by a record-high of
17.1% to Php 14.3 billion in gross value
added (GVA) in 2006, the highest annual
growth achieved in 1967, according to the
National Statistics Coordination Board.
In fact, the market has been accelerating
every year since 2002. The past three years
have seen mid-teen real estate appreciation.
And the results of the first quarter of
2007 show a continuing trend, posting an
18.6%-year-on-year GVA growth rate to Php
3.3 billion. And yes, real estate has replaced
telecommunications as the fastest-growing
sub-sector within services.
Of course not every market segment or
sub-sector in real estate is created equal.
Some are growing faster than others. For
home buyers, real estate investors, and
property developers, these strategies can
pay off well.

purchase of luxurious goods are such a hit.”
Cruz agrees, “High-end condos are also good
investments. With the economy booming, there
is a huge demand for rental from executives and
expatriates. Supply is still very limited. Rental
yields are high. “However, he maintains that
yields for smaller units remain higher. “Since
they have control over their time, expatriates
have the option to live in bigger houses in
exclusive subdivisions such as Forbes and
Dasmarinas,” he explains.
Another market opportunity is in the
commercial property, with the office market

industry, which takes up more than 60% of
demand in the office condominium market.

grow by at least 20% a year between 2006
and 2010, the industry will need an additional
658,000 sqm of office space during the five-year
period, more than twice the space needed by
the industry in the past six years. In fact, half of
the total new supply of 232,180 sqm this year
will likely be snapped up before it is finished.

Strategy # 1:
Sell to overseas Filipinos.
The residential market is largely driven by
overseas Filipinos---some eight million of them.
Alleje says, “I think all are in agreement that
the OFWs (overseas Filipino workers) are the
ones who have revived the real estate industry.”
Property developer Megaworld, for instance,
sells 40% of its middle-income projects to
overseas Filipinos, while rival Ayala Land sells
37%.
“There are two types of overseas Filipinos—
blue-collar workers who buy property for their
families or for their own use and immigrants
in the States who buy property to stay in for
three to four months and rent out for the rest
of the year,” says Richard Raymundo, Director
for Research and Consultancy of Colliers
International.
On the other hand are Filipino immigrants,
mostly from the United States. “A lot of them
in the US made money in housing,” says Tony
Herbosa, former Principal and Division Head
of Corporate Finance at Punongbayan &
Araullo (now Managing Director, Corporate
Finance & Consulting at Center for Global Best
Practices). The soaring US real estate market
allowed homeowners—about 60% of Filipino
households in the US own homes—to borrow
more and finance purchases in the Philippines.
But with plunging US property prices, it makes
more vcial sense for overseas Filipinos to invest
in their homeland. Plus, prices here are much
more affordable. Susan Barlin, chief executive
officer of realty firm Barlin International Group,
noted at a local real estate conference that
compared to the median price of $ 760,000 for
a single-family home in the San Jose-SunnyvaleSta Clara area, for instance or the average price
of $580,300 for condominiums in California, a
second or investment home in the Philippines
can go for as little as $ 30,000 to $ 120,000 for a
higher end condominium.
Strategy # 2:
Sell to the second and retirement home
market.
There is an even much bigger market out
there waiting to be tapped. The government is
targeting at least nearly a million retirees from
Korea, Japan, China, Taiwan, the United States,
Canada and Europe, as well as overseas Filipinos
with dual citizenships. And it is encouraging
property developers to build retirement villages.
But instead of just marketing the Philippines
as retirement haven, it should also be promoted
as a place where people can buy second homes,
especially for those who doesn’t want to be
called retirees. In fact, Barlin says over a third
of residential sales in the US are second homes.
This global market consists of 45 million in the
US, 20 million in Europe, 3.8 million in Canada,
15 million in Asia, and three million FilipinoAmericans, 300,000 of whom are baby boomers
born in 1946-1964.
Retirement and second home buyers have
become major drivers in the tourism and property
markets in Spain, Florida and Australia. And it is
growing in Southeast Asia, led by Thailand and
with stiff competition in Singapore, Malaysia,
Indonesia, and Vietnam, according to Colliers
International. The Philippines is obviously not
there yet. “There has to be incentives for people
to retire here,” says Raymundo, “and there has
to be good marketing.”
It is certainly something Filipino developers
should not ignore as a long-term trend. The
Philippines is certainly a great—and cheaper—
alternative with its renowned hospitality, low
cost of living, and access to world-class facilities.
Strategy # 3:
Target the domestic middle market.
OFW families and BPO (business process
outsourcing) professionals are the new middle
class, says Herbosa.
“The real estate market today is the middle
market,” he states. OFW families received more
than $13 billion remittances from their relatives
abroad in 2006, expected to break $14 billion
this year. And they spend around 30% of the
remittances they received in housing, including
new purchases, remodelling, and rent.
The BPO industry also created a ripple
effect on the residential rental market, with a
greater number of young professionals enjoying
unprecedented purchasing power.
Prince Christian Cruz, senior economist at
online research firm Global property Guide
(www.globalpropertyguide.com), says, “ The
target of most rental condominium units in
Metro-Manila are call center agents and other
employees of BPO firms. Because of their work
schedule—night shifts with irregular hours—
they highly value proximity to their work. They
want to be able to sleep and rest as soon as their
shift is over.”
“Today, it’s the OFWs that are buying Php
7million condos as retirement homes, not
Php 20 million units for renting out to expats,”
observes Herbosa. “There is no near term
upside on prime residential condos worth Php
20 million.”
Raymundo agrees that in terms of volume,
the low to middle-income market segments
take up the bulk of the industry. “For housing,
if you look at the pie, 50% is low-cost, 20% is
middle-income, 20% is socialized, and 10% is
upper-income.”
However, he believes that developers can
make more money whether the project is lowend, middle-income, or high-end: “You can
make them work.”
Strategy # 4:
Go vertical.
Most of the action is happening in the vertical
market, composed of residential and office
condominiums. The horizontal market—house
and lots—is growing but the more high profile
condo market is getting most of the attention,
notes Raymundo.
Herbosa however believes a new trend is
emerging. “There is a shift from the California
model, with its suburbs, to the Hong Kong
model,” he says. “Many people working in
Makati now live there,” he says.
“There is a huge demand, at present and in
the near future, for for condos coming from
almost all segment of the market. This is an
improvement from the pre-Asian Crisis boom,”
says Cruz. There is a two-tiered condominium
market both in the sales and the rental market,
according to Global Property Guide. First are the
26 to 36 sqm studios, which make up the bulk of
the supply, and the one and two bedroom units

In recent years since the advent of the long-awaited RESA Law, many of our members
observed the “Transformation & Growth” and the “Commitment to Service Excellence”, in 2011
and 2012 respectively, taking place in its real form. The association’s programs are now in play
and one would see and think to himself how tremendous the effect of these programs can bring
forth to its intended beneficiaries. Of course, I’m talking about our valued clients, we are just
mere hosts or vehicles to deliver the benefits.
It is through the emergence of a mandated association that finally, REBAP is coming out of the
chrysalis in its new configuration and purpose, to ensure the very existence of it may not only
survive but graciously flourish.
Our association since then have been providing much nurturing to its members by way
of several systems and methodologies. I, for one have been fortunate to become part of an
academe-oriented chapter. We were provided for with the necessary tools needed to conduct
not only single transactions with co-members but a forging of alliances that will be for a practicelong basis. These tools and new-found learning are readily available from each of the members
who are willing to share their respective specialty in trade practice.
Depending on my professional plans and objectives. All these for just the cost of a full-tank
of petrol! One member will maximize his respective membership or earn its rewards depending
on how his views are directed to the people around him. The truth is, the association is as
good as how one would make it. Imagine everyone contributing his talent, experience, contacts,
knowledge and information all at once.
Conduct a fair and just practice, the transactions abound. Implement a ruthless program,
earn instant infamy. Served by defying expectations, client retention is assured, be it internal or
external. Deliver with corners’ cut, ties are cut as well.
With excitement and enthusiasm, we as REBAP members are in good company and can look
forward for better things to come. Cynically, value-membership can be taken in as the value we
put in to our co-members. This way, then maybe, we won’t have to worry about our future as
real estate service practitioners anymore.

some rules by categorizing Branches into
two (Big and New) to level the playing field.
Likewise, the parameters shall be based on
the direction set by the new Board and for
simplicity, these will be limited to 4 to 5 key
result areas. Assignment of weight points
will be based on the level of priority and
importance to the mission vision of REBAP.
The criteria are now being finalized and the
new Board promise to circularized the same

Quezon City and Department of Education (DepEd) social housing project in Payatas called
Bistekville I.

the turnover ceremony highlighted by the blessing and ribbon-cutting of the houses along
Molave Street. Habitat for Humanity Philippines (HFHP) President and CEO Charlie S. Ayco, BPI
Foundation Executive Director Randy G. Maranan, LBC Foundation President Monica G. Araneta,
other public officials and home partners joined the rite. Fr. Orlando Norniella, parish priest at
the Mother of Divine Providence, blessed the houses.
The 15 completed houses in Block 8 of Bistekville I were constructed with the help of HFHP. The
remaining five sponsored homes of DMCI Homes will be turned over after completion in the
first quarter of 2013.
A memorandum of agreement between HFHP and DMCI Homes was signed on March 26 were
the latter donated P4 million for construction materials in house-building program. HFHP
identified 20 of 145 homes in Bistekville I as the sponsored homes. Recipients were identified
by the Urban Poor Affairs Office of Quezon City and HFHP.

of Diliman Silangan, and barangay leaders. This
joint initiative between a builder-developer
and Rotary Club is the first of its kind for DENR’s
Adopt-An-Estero Program.
Engineering Solutions to the Estero Problem
According to Rotary Club of Diliman Silangan
Charter President Rodino Bernardo, the
deterioration of most water bodies in Metro
Manila can only be addressed by getting
people’s acts together. “The solution here
would be a combination of educating and
informing those within the catchment area,”
Bernardo explains, in addition to regular
cleanups, community mobilization, and
training of concerned stakeholders.
Austria adds that DMCI Homes’ role will entail
cleaning up waterways, undertaking some
plantings and river improvements. Over the
long term, actual dredging and desilting,
phytoremediation thru constructed wetlands,
planting along the river banks, rip-rapping or
coco-matting, and construction and greening
of linear parks will rehabilitate the remaining
portions of Pasong Tamo River.
Estero as metaphor for interconnectedness
“We’re just a part of the team and we’re happy
to be involved,” says Austria. “We are always
on the lookout for such opportunities… in
some small way to become active within the
communities that we’re part of. We’ve seen
that members of the DMCI Homes communities
are also very, very eager to do their share in
improving the environment that they are in.”
The DENR Adopt-An-Estero Program can
perhaps be regarded as having produced some
of the best work done through public-private
partnership. Cleaning up the estero is literally
a dirty job which might seem small compared
to recent major occurrences in the country, but
as pointed out by DENR Undersecretary Analiza
Teh, this, too, is good governance.

families from Barangay Sto. Nino, Paranaque
City received free medical check-up, dental
service and medicines during a recent medical
mission in the area that property developer
DMCI Homes sponsored.
“DMCI Homes has a long-standing good
neighbor policy. When we do a project
in a community, we also want a smooth
relationship with the local government and
its residents.” says Jan Venturanza, explaining
why DMCI Homes sponsored the medical
mission on Nov. 22.
The medical mission was conducted at the
barangay’s basketball court along Sampaguita
Street and opposite the property where DMCI
Homes is building the mid-rise residential
community, Arista Place.
Local government officials led by Parañaque
City Mayor Jun Bernabe, his son and Councilor
Benjo Bernabe, and Sto. Nino Barangay
Captain Ismael de Leon graced the event and
thanked DMCI Homes, led by Senior Vice
President for Finance and Operations Ramil
Lombos and the city doctors and dentists who
served mothers, babies, children and elders.
“With this kind of partnership, the local
government is able to serve more people
because companies and NGOs shoulder the
other needs of our constituents,” Bernabe
says. Generic drugs distributor Generika,
toothpaste-maker Lamoiyan Corp. and
pharmaceutical firm Unilab were also DMCI
Homes’ partners in the medical and dental
mission.

individual units, but also how each unit behaves
in building-wide scenarios. This ensures that the
units we deliver are field-tested for actual use.”
Isidro notes that the company buyer’s guide
indicates a two-year limited warranty for
workmanship issues. It is a common practice in
the industry to offer a one-year warranty only.
The warranty covers all unit deliverables such as
paints, kitchen cabinets and countertops except
operable items that are subject to wear and tear
due to daily use such as faucets and door knobs.

Headed by its Past Chapter President, CRB Jun Kalaw, Naga Chapter conducted its 2013
Induction of Board of Officers bestowing its programs to CRB & Atty Carlo Villanueva’s leadership.
The occasion was also graced by its city mayor, Hon. John Bongat, accompanied by his ever
reliable councillors and vice mayor. Each of the members showed their warmest welcome to the
national officers and I can almost feel their individual energy and aura beaming out brought out
by Naga’s booming economical trend.
The vibrancy of the chapter exudes from every member that, I could almost relocate there
and start with my very own Sales & Marketing program. Indeed, Naga Chapter has fulfilled its
purpose of existence to its members.
As ever, Naga City boasts itself with invigorating destinations most fitting for the upcoming
2013 REBAP National Convention. The Avenue Plaza hotel poses to be a swell place where our
program can be delivered most appropriately. It comes with a grand ballroom elegant enough
to please would be dignitaries and VIPs. It is equipped with three well-groomed function rooms
where we may facilitate our break-up seminars. And of course, the rooms don’t come short of
anyone’s standard for elegance and convenience. This venue is well complemented with CWC
(Camsur Watersports Complex), Penefrancia Basilica, a 3-hour drive to Misibis Bay, fine food
restaurants only Naga can offer such as, Soledad (Spanish), Bob Marlin (Grill), Biggs (American
Diner), etc. One of Naga Chapter’s member will be operating his team-building facility soon
beside the Hacienda De Naga Complex. This should be fun.
I can’t wait to explore the other parts of Naga come convention time.
Revitalizing Legaspi. . .
Now geared-up and ready-to-go, Legazpi Chapter will be among the many chapters that we
can all take a closer look into. The energy from its members simply exuberates with ripples,
enough for one to be moved and be pushed to be going. 2013 President CRB Henry Lim took the
torch for this chapter to be climbing upwards finally. One can’t help but notice that business is
around the corner for this chapter’s keen business leaders.
Familiar faces of Robert Palanca, PP CRB Rabelas connotes that they’re up for the challenges
that lies ahead. Legazpi Chapter will pound more on the education program as well as business
development program simultaneously. This will not be surprising to yours truly for I’ve thought
of it from my impression on them.
This will be a year of excitement for Legazpi Chapter’s terms!

Caloocan gives birth to Bulacan

Chapters headed by Presidents Daisy Galanza
and Alfred Ramos respectively.
As the booming of chapter formation continues, Caloocan
convincingly pegged another milestone by sponsoring Bulacan
Chapter, yielding yet more areas for business growth and certainly
drawing the services nearer to Bulacan market. It will be another
good source for further improving the association’s ability to serve
more of our colleagues in the industry.
This also exemplifies that the 2013 plans and objectives may
come be realized sooner than expected. It is therefore imperative
for the already established chapters to share their respective
programs needed for the new ones to thrive. The rewards are
mutually beneficial as we are simply multiplying ourselves to cover
more areas. With much optimism and enthusiasm, we will closely
look after the new chapters to be of equally strong as the former
ones.

LMP to host 1st GMM !
Come April 5, 2013, we will be hosted by LMP (Las Pinas, Muntinlupa, Paranaque) Chapter for
our 1st General Membership Meeting at the Palacio De Manila, Roxas Boulevard Malate. LMP
Chapter PP & CRB Roland Angeles will be discussing the CPE Lecture (topic to be announced
soon).
As of 2012, LMP Chapter caters to 76 bonafide members, and is now a performing sales
group for DMCI Homes, wherein they finished 2012 with an impressive sales production of Php
114 Million from an average unit sale of Php 4 Million. This performance equates to an average
of 28.5 units. This set-up earned the selling members an additional graduated incentive on top
of their commissions.
To date, LMP has a start-up performance of Php 15 Million as of January. This poses as a
promising performance yet for this year. DMCI welcomes other interested chapters wanting to
serve its members with the above-said developer.

Our IT staff is currently updating our
member list.
Both yahoogroups are undergoing
member list update. The REBAP National
yahoogroups would be purged of all members
and invitations will be sent out to all paid
members. The REBAP PLS on the other hand
is migrating to a new name; invitations will
also be sent out to all paid members. We are
doing this to update our member list and to
make sure the benefits of both yahoogroups
would be for the paid members.
