HAVE ACCOMPLISHED MANY THINGS.

to our businesses, to discussing future
Workforce issues with other stakeholders, we have made great strides in
creating a strong association to serve
its members and be a collective voice
for our industry.
The HBASE would not be strong
without the generosity of many
volunteers. Without our volunteers,
all of our events from small to large
throughout the year would not be
possible. Thank you to every one of
you who has volunteered this past
year. It goes to show how much we
can accomplish when we all work
together.

charitable giving through our Home
Builders Care Foundation. 2014 saw
the completion of the Charity Home.

of Zelmer, Inc. who recently attended the NAHB Fall Board Meeting in Phoenix, AZ September 3-6, 2014.

& BUILDING MATERIALS COMMITTEE.
construction is not the same as the big commercial
projects that go on. They are two different practices
and OSHA rules should not be the same for both.
Robert Denk, Assistant Vice President , Forecasting
and Analysis, NAHB reported that the boom and
bust cycle in materials prices is well represented by
selected material: softwood lumber, OSB and gypsum.
More recently, 2012 and 2013 reflect the beginning
of the housing recovery and the upward pressure
on prices generated by the return of demand to the
market place. Reduced capacity in the wood products
and gypsum industries was responsible for sharp
increases, but by mid-2013 expanding capacity in
the wood products sector has brought prices back
down. Gypsum prices, however, remain elevated.
CONSTRUCTION SAFETY & HEALTH COMMITTEE
Felicia Watson NAHB gave an update on OSHA’s
crystalline silica proposed rule. NAHB proposed
to OSHA to cancel the new proposed rules. It is in
OSHA’s hands, NAHB is waiting to hear back on
where they are going with this.
Felicia also gave an update on the US/ Canada S
oftwood Lumber Agreement. We still do not have
an agreement signed, NAHB suspects there to be
no reason this agreement won’t get resigned.
CONSTRUCTION LIABILITY, RISK MANAGEMENT,
AND BUILDING MATERIALS COMMITTEE
This committee had a group of individuals working
on different contract documents that you can
purchase online. Staff gave a presentation on all the
27 different documents that can be purchased at
NAHB.org, log in to membership and find contract
forms. There are different form packages at different
prices, depending on your needs. There seems to be
lots of lawyers and lawsuits out there, it all comes
back to make sure you are covered , be sure you are
protecting yourself from all angles. It seems like with
every meeting, something pops up because of how
the contract was written.
Staff gave a recap on OSHA’s fall protection and
silica rule. A lot of the same discussion from previous,
nothing new or any changes to report.
BUILDING CODES AND STANDARDS COMMITTEE

There is a big push to get all the state and local HBAs
involved in a grassroots effort to talk to our local code
officials. Instead of sending your code officials to the
conference, you can now register online and vote that
way. Fortunately, in Sioux Falls we have a very good
working relationship with our code officials.
There was a lot of conversation on cutting three
board meetings down to two, both sides have good
arguments. They are keeping all three meetings
through 2015. The Board of Directors spoke loud to
the Executive Board on the changes the Executive
Board wants to make. The Board of Directors made it

former team, the Oakland Raiders.
The IBS House Party will be Tuesday the 20th at
6:30PM at the LINQ. Tickets are $45.
The IBS Spike Concert will be Thursday the 22nd from
5:00PM—7:30PM and will feature ZZ Top. Tickets for
non-spikes will be $35.
SD is well known and respected by NAHB leadership
and representatives from other states. I believe that is
because of the dedicated and hard working people we
sent to National meetings to represent our local and
state associations.

YOUNGER AMERICANS
ILLUSTRATES THAT
THE GOAL OF HOMEOWNERSHIP REMAINS
AN IMPORTANT PART
OF THE AMERICAN
DREAM.
The economic future of Millennials is key
to the future of housing demand. A record
number of individuals aged 18 to 34 years are
delaying household formation as a consequence of the Great Recession. In a recent
Eye on Housing blog post, this situation was
referred to as the “Great Delay,” as slow wage
growth and rising student loan burdens have
reduced attainment of traditional goals
associated with the American Dream,
including marriage and homeownership.
An important research question is whether
these delays represent deferrals due to
economic conditions or true changes in
preferences and goals.
A recent survey from the Demand Institute provides new evidence. The study
surveyed 1,000 18- to 29-year-olds about
current conditions and market preferences.
The findings indicate that homeownership
remains an important long-term goal.
Among the findings for Millennials:


Over the next five years, 8.3 million new
Millennial households will form.
74% plan to move over the next five
years, with the top reason being need for
better housing.





64% expect to be married in five years
and 55% expect to have kids.


75% believe homeownership is an important long-term goal and 73% believe
ownership is an excellent investment.

24% currently own a home and another
60% plan to purchase.
36% expect their next home to be a multifamily rental, while another 36% expect
it to be a single-family owner-occupied
residence.
48% prefer their next home to be in the
suburbs, while 38% want urban locations.
88% own a car.
Student loans do delay homeownership
(but college raises lifetime incomes).
44% think it will be difficult to qualify for
a mortgage.
