TO LET BY INFORMAL TENDER Chalets 11-44, Queens Park, Mablethorpe. Offers are invited for a lease of the above chalet blocks in a prime location at Mablethorpe above the popular Queens Park with its leisure facitilties including paddling pool, boating lake, tennis courts and café to compliment chalet hire facilities. The amount tendered will be agreed for the first three years of the term and thereafter will increase in line with R.P.I at years three, six and nine of the term. The chalets are to be let on a daily / weekly basis or other term but for no more than a six month period at any one time. Use is restricted to a day beach chalet and each shall only be occupied between 6.30am and 10.00pm. No trade or sales shall be allowed from a chalet. This site comprises of four new chalets recently built to a high standard (used as examples of those available to purchase further along this Promenade) plus a run of more traditional wooden chalets to include four larger sized chalets in the main quadrangle providing a chalet type to suit all booking requests. The chalets are of wooden construction with a pitched felt roof. Each chalet has cold water to a sink unit with an electric supply for basic use such as boiling a kettle etc. Doors open to the frontage to enjoy a sea view and easy beach access and a rear verandah with views over the Park. Winter security boarding will be supplied (excludes new build). It is the intent to let these chalets on a ten year (contracted out) full repairing and insuring lease. Internally each chalet is let with 4 deck chairs, 4 mugs, 4 plates, an electric kettle, and curtains which will be included. The leaseholder will be responsible for Business rates on the chalet block and the current rateable value is £ 3050. Electricity and water usage will be charged via sub meter to the tenant. The Lessor will undertake to maintain such common drainage as currently feeds other properties along this link. The tenant will be expected to take full responsibility for maintenance and décor of the chalets both internally and externally. The lease terms will require you to repaint the exterior of the chalets at year 1 of the term and at year 5 as a minimum. Paint colours will be with prior approval of the landlord to ensure suitability along its Promenades. Electrical Installation reports will be required annually if chalets are not in use throughout the winter and you will be asked to supply such certificates along with details of your building insurances etc. You will be required to fully indemnify the landlord in your use of these chalets and as such public liability insurance cover to a minimum of £10 million will be necessary. Once terms for a lease have been agreed (should the Council wish to proceed) the annual rental commitment will be payable in three instalments of 20%/ 40% and 40% payable on 1st April, 1st August and 1st October in any one year. It is intended to have a lease in place with a commencement date of no later than 1st April 2015. The Councils Legal fees will be payable by the Lessee and will be limited to a fee no greater than £500 for the preparation of the legal documentation. The chalet block is available for viewing during daylight hours. Internal inspections can be arranged by prior arrangement. The above details are subject to final negotiation between the parties and the Council reserve the right not to progress with any offer it may receive. Intending lessees should not rely on the above details and should ensure the correctness of them by inspection prior to entering into any agreement. 28.8.14
