INSPECTIONS HOME INSPECTION - A home inspection is an evaluation of a home’s condition by a trained professional. A thorough written report provides disclosure of visible defects and/or conditions that will affect the function of the home. The purpose for this inspection is to reduce the amount of risk involved with a real estate transaction. It does not eliminate all the dangers, but it will identify problems that the consumer would not. WELL/WATER INSPECTION - Many different tests can be done on a private well to determine the quality of the water and the quantity of the water supply. The two most popular tests performed is a well quality test for total coliform and e. coli. This is a 24 hour test from a certified lab. The well quantity test measures the amount of water supply of gallons per minute. RES has been serving the area since 1970 with three locations-Ashland, Wooster, and Millersburg. Participating in this program will save negotiating time throughout the process BUYER PREFERRED LISTING “More than just an inspection” SEPTIC INSPECTION - This will provide information about the condition of the septic system. This is a visual inspection of the septic tank and the leaching system. TERMITE INSPECTION - This is a visual inspection of readily accessible areas of the house. The scope of the inspection is to look for visible evidence of wood destroying insect infestation and for any visible evidence of any past treatment. If there are visible signs, an opinion will be rendered as to whether the signs are an active or inactive infestation. RADON INSPECTION - Radon is a gas that is a decomposition product of uranium inside the earth that seeps out of the earth’s crust and collects under concrete slab floors of houses and basements. A radon inspection is conducted for a 48 hour period of time with a continuous monitor to detect radon concentrations inside the home. “This listing program definitely makes the process fast and complete. After choosing to enroll in our BPL, there are several steps that are required for your property to take advantage of the benefits of this program 1. SELLERS CHOOSE TO ENROLL THEIR PROPERTY IN THE PROGRAM Sellers may choose to enroll their property into the program if their home meets certain criteria. Participating in our BPL program ensures a quicker process. 2. The property must go through an extensive and thorough market analysis by qualified RES Agent to determine the best on market list price. 2. SPECIAL CRITERIA MUST BE MET FOR PARTICIPATION 3. RES will perform all required inspections either prior to marketing or prior to contract and includes: • General Home Inspection • Well/Water Inspection, if applicable • Septic Inspection, if applicable • Termite Inspection • Radon Inspection The criteria that is implemented ensures that the program will benefit both seller and buyer. 3. PRE-INSPECTIONS ARE MADE Required inspections will be made to ensure that your property is prepared for a contract and will be ready for a faster closing. 4. CLOSING PROCESS TIME SHORTENED With pre-inspections completed, the second round of negotiating is eliminated, therefore speeding up the closing time. 1. The home must be in excellent condition with no major cosmetic, structural, mechanical repairs, or updates required. 4. Seller will make repairs of all safety issues found as a result of the Home Inspection and either make additional repairs or disclose the results of any and all inspections. 5. A preliminary Title Search will be performed by Old Oak Title to help create a shorter closing process. * 6.
