The Area’s First Continuing Care Retirement Community For Dynamic Seniors

PROJECT DESCRIPTION:
Viamonté, a Continuing Care Retirement Community (CCRC), will be comprised of 173
independent living units that will also be licensed to provide higher levels of care when
needed. Viamonté’s continuum of care will also include 10 Assisted Living and 10 Memory
Care units. Our unique model of retirement living allows active and independent seniors
the opportunity to move into a high-end community along with access to various levels
of care as they age. Viamonté features condo-quality residences averaging 1,100 SF with
beautifully appointed full kitchens, in-unit washer and dryers, along with upgrades
only found in luxury condo developments. The community will provide sizeable and
comfortable residences accompanied by neighborhood conveniences and a full suite of
onsite amenities as well as access to care options when needed.

The development team respects the City’s and community’s efforts in shaping the
Shadelands Specific Plan, and plans to meet and exceed all aspects of the vision.
CCRC Model: Initial entrance fee, monthly service
fee, up to 90% of entrance fee returned upon exit,
allows residents to access continuing care support.
PROJECT OBJECTIVES:
• Provide Walnut Creek seniors with a high quality alternative for senior housing,
with a best in class non-profit operator, large residential units, significant and diverse
amenities, and the ability to age in place as needs change beyond the independent
living years.
Amenities: Multiple dining venues, fitness center,
wellness clinic, pool, spa, salon, library, café, art
studio, BBQ area, garden, meditation and yoga area,
transportation, subterranean parking
RCFE Licensed: All units are licensed, which allows
for in-unit care, supervision and assistance activities.
Oversight by Department of Social Services.

SHADELANDS DRIVE
• Integrate and care for the local aging population as residents move in to live
independently and engage them as active members of the community.
NORTH VIA MONTE
• Capitalize on existing landscaping, heritage oak trees, views and environmental
sustainability within the design.
AD
• Design pedestrian–oriented access on four sides of the site plan, providing continuous
landscaping and natural parkway to better connect residents with the larger
Orchards development.
OAK GROVE RO
• Activate the Shadelands Park with senior residents and inter-generational
visitors and actively contribute to the future vitality of greater Shadelands area.
COMMUNITY BENEFITS:
• Meets City of Walnut Creek’s Housing Element requirement regarding the highest
growing demographic: households with members over 62 years of age.
• Introduces the first Continuing Care Retirement Community in Walnut Creek providing
independent living to an aging population that could result in opening up to 200
existing homes in the local real estate market to new households as seniors sell their
homes to move to Viamonté.
• Job creation in the local community to create 83 full-time equivalent positions with a
total annual payroll of apx. $5mil. These are a combination of professional positions
(nurses, accounting, chefs and other professionals) as well as entry-level workforce
service positions (dining, maintenance, housekeeping, drivers, etc.).

Viamonté
• Viamonté will retain the spending power of at least 300 residents who will remain
living in Walnut Creek as opposed to moving to Pleasanton or Oakland for a CCRC.
• Approximately $4.5mil annually in purchased goods and services from Viamonté will
be invested back into the local economy.
• Commercial Linkage Fee of approximately $1.5 mil and additional $750K for Arts will
be paid by the project.

ACRES
• All net operating proceeds generated from Viamonté are re-invested into the business
model and the local community, not into stock distributions.
• Other health and wellness services will be available to elders living outside the Viamonté
community such as health and wellness fairs, entertainment, socialization events.
• Intergenerational programming opportunities between schools and other community
organizations will provide multiple benefits to multiple generations.
• NCPHS supports residents if they outlive their retirement funds. Senior Services
of Northern CA (SSNC) NCPHS’ foundation, will offer financial assistance for those
Viamonté residents who outlive their retirement funds.

Service programming goes directly to those in need, as more than 5,000 receive services from two senior centers, healthcare education and referrals, social services in low income
housing around the Bay Area and a transitional care program that assists elders for transitioning from hospital to home safely. NCPHS currently employs close to 700 people.
