Dear Friends, In 2011, the ledcor family expanded from 4,700 employees to over 7,200 across North America. This growth has come from our work in winning an increasing number of projects, as well expansion of the company itself with new branch offices and our newest division, ledcor Resources and Transportation. To attract so much new talent within the communities where we do business, ledcor’s human resources department launched a new recruitment campaign that has been a great success in filling a diverse range of positions. our people in hR continue to support ledcor’s employees—new and seasoned alike— to ensure that ledcor remains a great place to work. our most valued asset has always been our people, and that’s why we have worked so hard to create a culture focused on safety, innovation, sustainability, and giving back. It looks like our approach is working well. over the past year, we’ve been acknowledged with several employer awards, including the Financial Post’s “Ten best Companies to Work For” and the North bay business Journal’s “best Places to Work in the San Francisco bay Area.” These awards are a credit to our employees and to our values-driven workplace culture. In this issue of The Globe, we will give you a glimpse of what our people are up to by taking a look at some of our key projects from coast to coast. Sincerely, Dave lede chairman & ceo 14 FEATURES 2 large-scale projects fuelled by a record number of new hires, including South Fraser Perimeter Road, Guildford Town Centre, Millennium Mine and the CIbC Pan/Parapan American Games Athletes’ Village/Canary District. 8 BuiLDinG IKeA Richmond Store, helemano Facility, Refinery optimization Center, Finning Maintenance Facility, Fort McMurray Airport, Royal Alberta Museum, UbC Pharmaceutical Sciences building 13 inDustRiaL Pipe Fabrication and Module Assembly 14 REsOuRCEs & tRansPORtatiOn Aurora Jet Partners launches in Canada AURORA JET PARTnERS A different kind of private travel for companies and individuals. 18 20 AWARDS COMMUnITy bob Walker takes home two major awards. Work is more than half-way completed on the South Fraser Perimeter Road, a $1.3 billion transportation infrastructure project serving the Metro Vancouver region. The route will be a major step towards improving Metro Vancouver’s road network, removing heavy truck traffic from local roads, reducing travel times through the region, and improving access to major trade gateways and industrial areas. The 4-year design and construction process includes a new 34 km (21 mile) four-lane highway on the south side of the Fraser River, with connections to Highway 99, Highway 91, the Trans-Canada Highway, the Pattullo Bridge, and the Golden Ears Bridge. The project is expected to create 4,000 construction jobs as well as 7,000 long-term jobs in manufacturing, light industrial, and small business operations in Surrey and Delta. The federal government is an important contributor to the expansion, providing $365 million in funding for the project. It’s the largest civil construction project that Ledcor has worked on in BC’s Lower Mainland. Traffic is scheduled to be on the road in 2013. The BC Ministry of Transportation and Infrastructure awarded the project to the Fraser Transportation Group, a consortium that includes Ledcor, Dragados, BelPacific and Vancouver Pile Driving as contractors. The project also includes a twenty-year commitment to operate and maintain the road, which will be carried out by ACS Infrastructure Canada and Ledcor. SUMMER 2012 The Globe 3 LEDCOR fEatuRE GUIlDFORD TOWn CEnTRE EXPAnSIOn ivanhOÉ CamBRiDGE surrey, British coluMBia. Guildford Town Centre has launched the second phase of its $280-million expansion and redevelopment project, and is seeking to become the first leeD® Gold-certified shopping mall in Canada. When construction work is completed in the summer of 2014, the mall will become one of Metro Vancouver’s largest shopping centres. In addition to 75 new stores and a new Walmart Supercenter, the expansion includes a 965-seat food court complemented by several restaurants, as well as new escalators, elevators, and updated décor. ledcor is taking full advantage of recycled and locally sourced construction materials, and about 80 percent of the construction waste will be diverted for recycling. Thanks to upgraded systems throughout, the mall is expecting to reduce its energy use by 64 percent and water use by 40 percent. There will also be dedicated bicycle storage and charging stations for electric vehicles. The redevelopment will contribute to the local economy, creating 4,000 jobs during the construction period and at least 750 new permanent retail jobs upon completion. With leeD® Gold certification in sight for the expansion area, Montreal-based Ivanhoé Cambridge is relying on ledcor’s proven record in green building. 4 The Globe SUMMeR 2012 LEDCOR fEatuRE MIllEnnIUM MInE COnSTRUCTIOn sunCOR EnERGy Fort McMurray, alBerta. As part of our current five-year contract with long-time client Suncor energy, ledcor is now carrying out civil construction on an as-requested basis by Suncor at the company’s Millennium oil sands mine north of Fort McMurray. A RECORD yEAR FOR HIRInG AT lEDCOR Current work includes stabilization and construction of tailings dykes, removal and stockpiling of reclamation material, and construction of haul roads, pipe corridors, electrical right of ways, and engineered drainage structures, as well as other services. north aMerica. In 2011, ledcor attracted more than 9,400 employees, and is projecting similar hiring demands in the years to come. To meet our growing need to attract high-quality talent in the communities where we do business, ledcor unveiled a new recruitment brand to position ledcor as a top employer and a great place to work. “I (We) bUIlT ThIS” is an extension of the corporate brand and captures the pride we feel about the work we do at ledcor individually and together as a team. To ensure that we can continue building lifetime clients through an excellent workforce, we are using various marketing initiatives to attract job seekers and promote ledcor’s work culture and what we have to off er to potential employees. The new brand can be seen in print, online, and radio advertising in niche and local markets, as well at job fairs and trade shows in communities across North America. SUMMeR 2012 The Globe 5 LEDCOR feature CIBC Pan/Parapan American Games Athletes’ Village/ Canary District Dundee Kilmer Developments / Infrastructure Ontario / Waterfront Toronto/TO2015 TORONTO, ONTARIO. When 10,000 athletes, coaches, and officials arrive in Toronto for the 2015 Pan/Parapan Am Games, they’ll be the first people to hang their hats in a new sustainable development on Toronto’s waterfront. Afterward, the area will be transformed into a beautiful, mixed-use community that will include the Canary District, affordable housing, George Brown College’s first student residence and a new YMCA. This new neighbourhood is being constructed on an under-utilized section of the 32 hectare (80 acre) West Don Lands. Dundee Kilmer Developments agreed on a fixed-price contract with the Province of Ontario worth $514 million dollars to design, build and 6 The Globe finance the project. Ledcor formed a joint venture with EllisDon, called EllisDon Ledcor PAAV Inc. to construct the new facility designed by an Integrated Design Team, which includes Kuwabara Payne McKenna Blumberg Architects, architectsAlliance, Daoust LeStage, and MacLennan Jaunkalns Miller Architects. The development is expected to create and support 5,200 jobs, 700 of which will be in the construction sector. All the new buildings have been designed to achieve LEED® Gold certification. Facilities required in time for 2015, but not part of the long-term needs of the West Don Lands community, will be built as temporary structures. For more information about the Canary District please visit www.canarydistrict.com. SUMMER 2012 LEDCOR FEATURE The Dundee Kilmer Developments Integrated Design Team is led by the joint venture of architectsAlliance (aA) and Kuwabara Payne McKenna Blumberg Architects (KPMB), working in association with Daoust Lestage Architects, and McClennan Jaunkalns Miller Architects. SUMMER 2012 The Globe 7 LEDCOR building IKEA richmond STORE ikea CANADA Richmond, British Columbia. On April 25, IKEA Canada opened its massive new 31,000 m2 (334,000 ft 2) Richmond store, built by Ledcor. This is the latest opening in a period of heavy expansion that will bring three new stores in one year. With this recent wave of stores, IKEA decided to focus strongly on sustainability, and is committed to buildings that are 40% more efficient than the last store built by Ikea in 2004. 8 The Globe The Richmond store features a geo-exchange heating and cooling system, a rooftop garden for staff to grow vegetables, and a mix of solar power, efficient lighting, occupancy sensors, skylights, and other measures to maximise energy efficiency. To make sure that it continues to lead the way in sustainability, IKEA is also measuring their water, energy and waste against national and global benchmarks on a regular basis. SUMMER 2012 LEDCOR BuiLDinG TACTICAl EQUIPMEnT MAInTEnAnCE FACIlITy u.s. aRmy CORPs Of EnGinEERs heleMano, haWaii. Construction has wrapped up on the new 5,300 m2 (57,000 ft 2) tactical equipment maintenance facility at the helemano Military Reservation near Wahiawa, hawaii. The Army Corps of engineers facility includes parking, a storage building, a hazardous material building, and a deployment building. Aside from construction, ledcor’s crews handled site grading, heavy-duty concrete paving, building foundations, and site utilities. The site presented some sizable challenges—including silty soil, natural slope, and daily rain—all of which were met with some creative, cost-effective solutions in the field. REFInERy OPTIMIZATIOn CEnTER ChEvROn el segundo, caliFornia. ledcor’s work continues on with Chevron’s new blast-resistant Refinery optimization Center (The RoC) in el Segundo California. The RoC project started in the summer of 2011, this 3,700 m2 (40,000 ft2) building is a major expansion within the Chevron refinery which is located next to the main administration building. This facility will allow Chevron to consolidate four other small control buildings into one location which will allow them to control the entire refinery from this central location. This state of the art blastresistant design is a new technology for Chevron. Since 2004, ledcor has worked together with Chevron on over 80 light industrial construction projects across North America. SUMMeR 2012 The Globe 9 LEDCOR BUILDING TRUCK MAINTENANCE FACILITY Finning (Canada) Fort McKay, Alberta. When completed in September 2012, this large-scale maintenance facility will house a range of heavy haul and track equipment, including four 50-ton, six 20-ton, six 30-ton and sixteen 5-ton cranes suspended in its 16 bays. To stabilize the foundation, Ledcor used continuous flight auger piles, with slabs in some areas measuring 50 cm (20 inches) thick. The finished project will also include a double-bay wash facility, 2,800 m2 (30,000 ft2) of office space, a 350-person change facility, training and conference space, and a tool crib and storage area. Ledcor is also building a stand-alone fuelling station and exterior covered warehouse area on the 10 hectare (25 acre) site. AIR TERMINAL BUILDING Fort McMurray Airport Authority Fort McMurray, Alberta. Travellers to Alberta’s northeast will soon be greeted by a whole new airport experience when they land. Ledcor’s work on Fort McMurray’s new three-level, 15,000 m2 (160,000 ft 2) air terminal is well underway. When it opens in 2014, the terminal will not only be a major functional improvement but an aesthetic one as well—with plenty of wood, stone, and glass providing a warmer and more welcoming feel. Located on a greenfield site just south of the current airport, the terminal is designed to comfortably handle the community’s 700,000 annual air passengers. With an eye on Fort McMurray’s fast growth, the terminal has been designed to be expanded again in the future if required. The old terminal will remain in service, with a focus on charter flights. 10 The Globe SUMMER 2012 LEDCOR building ROYAL ALBERTA MUSEUM Government of Alberta Edmonton, Alberta. Ledcor has been awarded the contract to build the Royal Alberta Museum, a brand new natural and human history museum right in the heart of downtown Edmonton. The Ledcor Design-Build (Alberta) Inc. team of Ledcor, DIALOG and Lundholm Associates Architects was selected following the evaluation of four proponents shortlisted for the project. An expert review panel, which included architectural and museum industry professionals, evaluated the proposals based on design, ability to deliver the project, and the best value for the budget. It will be a provincial museum well equipped for the future —a museum with more room, accessibility, and public transit connections. It will become an iconic institution respected around the world. SUMMER 2012 “This is the right design for our new museum,” said Ray Danyluk, then Minister of Infrastructure. “It truly expresses our province’s history, landscapes and potential. The concept leaves no doubt that the Ledcor team understands Alberta, and Albertans. Like our province, our new museum will represent the best of what the world has to offer, celebrating our past, our present and our future.” After considering a number of plans to expand on the existing museum—which sits outside of the capital city’s core in the neighbourhood of Glenora—the decision was made to move to a greyfield site closer to public transit routes and a number of other cultural institutions; such as, the Art Gallery of Alberta, which was built by Ledcor and opened to the public in January 2010. The $340 million Royal Alberta Museum is expected to open in 2016. The Globe 11 LEDCOR BUILDING UBC FACULTY OF PHARMACEUTICAL SCIENCES BUILDING University of British Columbia Vancouver, British Columbia. Scheduled to open in Fall 2012, the new home of Pharmaceutical Sciences at the University of British Columbia will bring all of the faculty’s teaching, learning, research, and outreach under one roof for the first time. The six-floor, 23,200 m2 (250,000 ft 2) building was designed by award-winning Montreal architects Saucier+Perrotte with Vancouver’s Hughes Condon Marler, and built to LEED® Gold standards by Ledcor. transportation, energy, water, and materials, with a special focus on recycled and regionally sourced materials. During the construction phase, at least 94 percent of waste is being diverted from landfills. “We’re going to have some of the best infrastructure for teaching and learning anywhere on campus,” said Dr. Helen Burt, the faculty’s acting dean. “State of the art teaching facilities for small group learning and for larger groups. And we’re going to have a real pharmacy clinic located in the building.” Inspired by tree roots excavated from the building site, the design addresses sustainability in several key areas, including 12 The Globe SUMMER 2012 LEDCOR INDUSTrIAL PIPE FABRICATION AND MODULE ASSEMBLY Devon ENERGY / Grizzly Oil Sands Nisku, Alberta. Two major projects for oil and gas clients are now underway at our pipe fabrication and module assembly facilities in Nisku. For Devon’s Jackfish 3 Project outside of Conklin, Alberta, we are manufacturing 39 piperack modules and 36 equipment modules. SUMMER 2012 Assembly projects for Encana and Imperial Oil are also currently underway. Our state-of-the-art fabrication and assembly facilities are located right next to each other in Nisku, allowing for minimal handling of material between stages. The modules we produce have been recognized by our customers as some of the best in the industry. The Globe 13 LEDCOR REsOuRCEs & tRansPORtatiOn AURORA JET PARTnERS lAUnCHES LEDCOR REsOuRCEs & tRansPORtatiOn Two of Canada’s leading private aviation companies— Morningstar Partners and ledcor’s opus Aviation—have completed a merger agreement that launches Aurora Jet Partners, a new fractional jet ownership and charter business serving Canadian travellers. “Companies and individuals are recognizing the benefits of private jet travel, and particularly fractional ownership, now more than ever before,” says Vice-President Darryl Saunders. “As a result of the merger, we can now offer our partners access to additional aircraft and serve new markets.” The company provides a full-service flight department that is responsible for all maintenance, operation and administration. before the merger, Morningstar was a successful operator in the aviation business for over 35 years. The company grew under the direction and ownership of Don Wheaton Jr. and Kim Ward. opus Aviation was launched as a commercial jet charter business in 2008 and previously operated as the corporate flight department for ledcor. Aurora Jet Partners fractional jet ownership model allows partners to own anywhere from one-eighth to full ownership. 14 The Globe SUMMeR 2012 LEDCOR PiPELinE nORTHERn InTEGRITy DIGS EnBRiDGE inC. northWest territories. In Canada’s north, ledcor continues with its oil pipeline integrity dig contract with enbridge. digs had to be completed on a tight timeline before access roads and engineered ice bridges became too soft to support heavy loads in the spring. one of the most remarkable series of digs to date took place in the Northwest Territories, between Norman Wells and Alberta/Northwest Territory boundary. Due to the commitment and dedication of the project team, the project was a resounding success, with zero recordable incidents and no equipment stranded north of the ice bridges after the spring thaw. The camp and work locations were extremely remote, making this logistically complex work. Temperatures colder than -40°C (-40°F) were encountered on a regular basis, and the SUMMeR 2012 To date, ledcor has finished just under 400 digs for enbridge on the company’s network of pipelines across Canada. The Globe 15 LEDCOR LTS FIBer OPTIC BUILDS Illinois Department of Central Management Services Illinois. In a push to improve broadband access across the state, the Illinois Department of Central Management Services is partnering with local organizations to install and upgrade fiber optic cables in 55 rural and under-serviced counties. More than 400 community anchors—including education, healthcare, government and public safety institutions—will be directly connected with over 3,200 km (2,000 miles) of new or upgraded fiber. 16 The Globe Ledcor’s portion of the build includes six distinct projects, totalling around 530 km (330 miles) of construction. We will also be installing and testing at anchor institutions. The new fiber backbone will support speeds of up to 1.6 terabits per second—hundreds of times faster than the current network. These projects are expected to employ up to 100 people from local communities. SUMMER 2012 LEDCOR HighwayS HIGHWAY 63: WANDERING RIVER TO SOUTH OF HOUSE RIVER Alberta Transportation Northeast Alberta. Construction is underway on a 36 km (22 mile) section of Highway 63 north of Wandering River, part of a highway-twinning project that is designed to improve safety for motorists on one of Alberta’s busiest highways.
