Description Leafields Farm is a charming detached farmhouse which is believed to date back to 1640 with an addition in 1800. It is constructed of red brick under slate roofs and stands within 4.69 acres of delightful grounds and paddocks. The front door leads into a reception hall with the drawing room off to the right. This is a lovely light room with French doors at one end opening to the south facing garden. To the left of the entrance hall is a cloakroom and the dining room which has an attractive parquet floor, a wide bay window with a window seat and a fireplace featuring a log burning stove. To one corner is a spacious drinks cupboard. The dining room leads through to the kitchen which has fitted units to one end with the sink located within the bay window with views over the garden. There is a pantry cupboard and doors through to the rear hall and the utility/laundry room. The rear hall gives access to a porch and the back door along with a sitting room off and a lovely conservatory opening to the garden and the office. The first floor is accessed via two staircases. The main staircase rises to a landing off which are three double bedrooms and the family bathroom. The second staircase leads to the fourth double bedroom and a shower room. Beyond the sitting room is a single storey wing which is currently used as a large studio measuring 18’9” by 18’9”, a workshop and cold room. Subject to planning permission this would be ideal as a granny annexe or guest wing. Outside The beautiful gardens lie mainly to the south of the house with a large expanse of lawn surrounded by well planted and established flowerbeds. Along the full length of the southern face of the house is a lovely stone flagged terrace providing delightful seating areas. To the far end of the lawn is a fenced kitchen garden with paved pathways and a greenhouse. The four paddocks surround the house and outbuildings with the two largest paddocks to each side of the driveway. The two smaller paddocks lie beyond the buildings. They are all bounded by a mixture of mature hedges, post and rail fencing and post and wire fencing. All but one of the paddocks have a water supply and they are planted with a number of mature trees. Fixtures and fittings All fixtures, fittings and furniture such as carpets, curtains, light fittings, garden ornaments and statuary are excluded from the sale, both externally and internally. Leafields Farm is approached over a long drive with paddock fencing to each side. On approaching the house the driveway splits - to the left into a rear yard and to the right into the main courtyard. The house and single storey wing form two sides of the courtyard and the third side is made up of garaging (two open bays and one enclosed) and two garden stores. Rights of way, wayleaves and easements Within the rear yard is a further outbuilding which comprises a two bay open fronted barn, an enclosed barn/store, stable and garage.
