Outside, but adjacent to the settlement boundary of Fleet; Site is in an area identified as having a variable (low, medium, and high) potential likelihood of surface water flooding Mixture of medium and high potential likelihood of groundwater flooding; Listed buildings nearby; Conservation Area nearby to south east; Site of Importance for Nature Conservation within the site, and some nearby; Within 5km of the SPA; Part of the site may be high grade agricultural land (best and most versatile land); Residential development would not be permitted at this location under current policy. The design of any new development may need to include mitigation relating to surface water and groundwater flooding and should not adversely affect the setting or character of the nearby listed buildings and Conservation Area. The SINC within the site should be protected, and impacts on nearby SINCs should be minimised. A contribution towards SPA mitigation will be required. Investigation into land quality may reveal that the land is grade 3b rather than 3a, in which case there will be no issue with losing high grade agricultural land. Policy would need to be changed for this development to be permitted by way of extending the settlement boundary for Fleet. Medium potential likelihood of groundwater flooding; One listed building nearby; Conservation Area nearby; Sites of Importance for Nature Conservation nearby to north and south west of the site; Local Nature Reserve a few hundred metres to north; Within 5km of the SPA. The design of any potential development may need to include mitigation in terms of groundwater flooding, and should ensure that the nearby listed building, Conservation Area, Sites of Importance for Nature Conservation and Local Nature Reserve are unaffected. A contribution towards SPA mitigation will be required.
