New Addition
Agape brings classic details to
Compton Heights home
Compton Heights, one of the earliest
American planned residential developments of the 19th century, is known
for more than 200 extraordinary and
architecturally varied homes built by
the best craftsmen of the Gilded Age
in St. Louis.
Prominent St. Louis architect Mike
Konzen and his wife Ann own a
home in Compton Heights that’s a bit
“newer” than its neighbors--a 1939
mid-century modern home that sits
on a land parcel originally purchased
by Adolphus Busch, co-founder of
Anheuser-Busch. Busch decided to
build farther west instead, so the lot
was not developed until years later.
Having previously hired Agape to
renovate their living and dining room,
the Konzens decided to continue work
on their classic home by adding more
space on both floors.
New dormers added upstairs were transformed into a bath and two bedrooms,
one with a sitting room. To maximize
height, each dormer ceiling is coffered
into a pyramid shape. The full bath,
tucked neatly into one of the dormers,
has a fun confetti-style tile floor, which is
historically reminiscent of the intricate tile
work of older Compton Heights homes.

The new main floor addition features a blended family room and breakfast room that
showcases the window views and optimizes what was the limited living space in the
breezeway between the garage and the kitchen.
“This home was particularly rewarding to work on, because
the homeowners had exquisite taste and an enthusiasm for

Keeping with the historic details common to other homes in the neighborhood, the
Konzens also added an eye-opening cast stone fireplace in the dining area. A coffered
ceiling and eight-foot high glass doors beautifully finish the room, by reaching out into
the property at both ends of the addition, providing a wash of light in the morning
and evening.

“I love the light these full-height windows bring into the room, and the tall doors give
a marvelous sense of proportion to the space, “ says Ann. “It’s just what we wanted,

A twelve foot ceiling graces the family room at one end of the
addition, which opens onto a slate patio for entertaining, perfect
for enjoying their oversized lot--a rare urban jewel.. The private
architect’s study, in the original part of the house, also leads to
the family room through tall French doors. Connecting the addition to the rest of the house is a fully renovated Jack and Jill
bath, complete with basket weave marble shower tile, a custom
made granite-topped vanity and vessel bowl sink (see previous
page).

The Konzen home, beautifully decorated with art from the
couple’s travels, was asked to be part of the ever popular Compton Heights House Tour, taking its place as an important part
of one of America’s most historic neighborhoods.

Upgrading the builder’s house and loving it!
When Ron and Jennifer Allen and their three
children moved recently to Kirkwood from
Louisville, KY, they not only left behind treasured
memories but a home they really loved.
They knew they found their new forever home
when they walked into Kevin and Amy O’Brien’s
family house that was for sale. Empty nesters and
the owners of Agape Construction, the O’Briens
were downsizing and hoping to sell to another
family that would love their house and neighborhood
as much as they did.

“Our two favorite rooms in our Louisville house were our family room and screen porch,”
says Jennifer, “and we wanted to replicate that here. Since Kevin built the house, we asked
Agape to remove the dated oak surround on the fireplace and replace it with floor-to-ceiling
gray stone like we had in Louisville. Then we added a 16’ x 16’ screen porch with a wood
tongue and groove vaulted ceiling. It’s Ron’s refuge in the trees, and he sits out there every
nice weather evening , watching TV and the Cardinals!”
Living in an Agape-built house has been an eye-opener for the Allens: “You can really tell it’s
a well-built house,” says Jennifer. “There’s not one inch of wasted space either!”

and Amy were the reason we bought this

New Kitchen Creates More Family Friendly Living Space
St. Louis Hills Home Gets an Update
For 10 years, Michael and Rhonda Siemer’s family ate their meals in a small breakfast area,
separate from their kitchen.

“Relatives kept telling us to remove the wall between the kitchen and the breakfast room,”
says Rhonda. “When Agape architect Laurie Smith said most families prefer an eat-in
kitchen and having one would help our future resale value, we listened.” Their 2-story
brick home in St. Louis Hills now has more family-friendly living space and a large eat-in
kitchen to accommodate their three children. Featuring warm Cambridge cabinetry, Venetian gold granite and new hardwood floors, this new kitchen almost doubled its counter
space and improved traffic flow. “I love having an eat-in kitchen now,” says Rhonda. “It’s
been fun to have everyone in there while I cook and still be part of the conversation.”
The Siemers also decided to enclose their covered
patio to create a four-season sunroom that doubles
as a small office. A wall-mounted heating and air
conditioning unit keeps the space comfortable yearround. Finally, Laurie suggested recapturing some
wasted hallway space when remodeling the tiny first
floor half bath. The newly enlarged powder room
has a full vanity with much needed storage.
Now, the Siemers have room for the whole family—
even the relatives!
