Novus Engineering, P.C. was
selected to conduct an energy
audit of Capital District
Physicians’ Health Plan’s
(CDPHP) headquarters building
in Albany , NY. This energy study
project was funded through
NYSERDA’s Flexible Technical
(FlexTech) Assistance program.
The 180,000 square foot building
was studied over a six month period. Energy-related mechanical, electrical, and
building envelope improvements were identified and recommended based on their
respective payback periods as well as their impact on occupant comfort and
building control and maintenance.
Multiple detailed walkthroughs were conducted of the building in order to identify
areas of potential energy savings. Design work was conducted for the placement of
return air grilles throughout the building in order to correct an overpressurization
problem that developed after a recent lighting update.
In total, recommended measures are estimated to provide a savings potential of
approximately 487,000 kWh and 56,000 Therms annually. This results in a potential
annual cost savings of approximately $107,000 which represents approximately a
quarter of CDPHP’s current annual utility costs.
Recommendations included such measures as adjusting building set points and
equipment schedules, enabling RTU economizer function, installing VFDs on RTUs and
kitchen exhaust fans, and installing an energy management system.
