Talking Points
The facts:
 The Keys Gate Community Association was established in 1987, and today
has grown into 14 separate neighborhoods of 3961 homes collectively.
 Unfortunately, the Association is still governed by a
“Developer“ controlled Board of Directors!
 Yes, every neighborhood has a “Delegate, unfortunately they only have the
power to suggest community improvements / issues, but do not have the
ability to effect positive change.
The real power is with the “Developer” controlled Board.
In reality the Homeowners have no real voice!
 Miami Management has been contracted to manage the Keys Gate
communities by the present BOD from which they take their working
instructions. .
Today the Keys Gate Community is 28 years in the making, yet
we Homeowners still have no elected Homeowner
representation on the KGCA HOA Board!!!
“We the homeowners” pay $11 million dollars annually to
collectively run our 14 communities … are we getting the bang
for our buck???
We deserve better … It’s time for a change!!!

Many have asked why has the Community not been turned
over to the Homeowners, does not the Florida State Statues
require this???
Good question … it’s time for a change!!!
Ask yourself these questions:
Are you happy with the way our communities are run, how
they look, the quality of our facilities? The delivery and
response of services received, how our money is spent???
Are you tired of back room deals with no and/ or limited
information coming from the Delegates and / or Board on
issues impacting our community?
(Such as … “the recent Golf Course Special Assessment vote!”)
The current operating process simply does not work in
“We the Homeowners” best interest!!!
It’s time for a change!!!
Immediate Objectives:
Petition for immediate Homeowner representation on
the KGCA Board, with a complete community Turn-over
of the Board to homeowner control to follow!

“Make Keys Gate the premier community to live and play, bar none!
 Provide Cost effective, professional property management with real
accountability to all of our residents!
 Improve the quality and deliver all community contracted services!
 Initiate an “Interactive” Community Website to foster better
communications to include: monthly Financial and Management
Reporting, Meeting notices, Calendar of Event, conduct community
quality surveys, News Letter and electronic community voting, etc.!
 Negotiate an effective solution to the critical Golf Course dilemma which
has and will continue to negatively impact our property values
throughout all of Keys Gate … this
is serious!
 Create neighborhoods of quality and character, green and beautiful!

Benefits of a Homeowner Controlled Community Association:
 Annually elected professionally qualified homeowners HOA
Board of Directors means better response and greater
accountability!
 One Home … One Vote! You now will have a real Voice!!!
 Create neighborhoods of quality and character, foster a sense of
community!
 A well maintained Community means increased property values!
 And yes, we will be in a better position to effectively deal with
negotiating a creative solution to the critical Golf Course issue!!!
 Provide Cost effective, resident focused Property Management!
 Improve the overall quality of services, with reduced cost!
 Initiate a formal “Attestation” process to insure all contracted
services are received satisfactorily before we pay!
 Costs manage all services to get more “Bang” for our bucks!!!
 Reduction of Monthly Maintenance Fees should be the goal!
 Monthly “online” Management and Financial Reporting
 Conduct KGCA quality surveys and electronic voting on-line
 Provide proper notice of community meetings and shared
written minutes of all Community activities on-line
 Develop Annual Strategic Plan for the Community
 Goal oriented annual budgets that are tracked and reported
 Track and report annual Community goals and objectives
 As a united group of Homeowners we have great influence and
impact on Local, County, and State government on issues
impacting our community
Most importantly… this is our Home…We own this property!!!
