Why An Employee-Owned Cooperative… A Cooperative is generally defined as “persons united voluntarily to meet their common economic, social, and cultural needs through a jointly-owned and democratically-controlled business”. The move to this business structure has given us the opportunity to highlight our core initiatives of self-help, self-responsibility, democracy and equality from within. Externally, we can express our core values of honesty, openness, social responsibility and caring for others, all principles that ground us in our daily work. Unlike an ESOP, our design cooperative has no hierarchy of ownership. Each of our employee-owners owns one share of the business and is an equal partner in the daily challenges and successes of the firm. There are presently five employee-owners, one managing partner and six employee-members of the firm. It is our hope to be 100% employee-owned in the next three years. Master Planning Your Future… To plan ahead requires us to first look back. It is always good business practice to know where you are coming from before moving forward, understanding the history of the project and challenges overcome to date. Master planning and site specific development studies explore a multitude of options, offering our clients maximum flexibility and creativity as a foundation from which to make sound decisions. Too often, decisions are made in haste with the examination process cut short. Our staff, of both Architects and Engineers strive to understand “your” needs and goals… not “our” aspirations. Our skill sets allow for the examination of the opportunity and constraints of the project as a whole. The development of a program, understanding of use, square footage, density, theme, brand, site layout, zoning, permitting strategies, market analysis, and opinion of costs. The result is individualized solutions that are contextual, that respond to and reflect appropriate answers to the growing question – How do we ensure that we are good stewards of the land and the communities that we serve? Architecture Your Fingerprint On The Built Environment… Whether residential, commercial or institutional, the intricacies of developing an appealing design solution and taking it through the permitting processes can be overwhelming. Design is very subjective. For every person who embraces a solution there is another who challenges it. We believe the design process should carefully explore how a solution affects the surrounding landscape, from both an emotional stand point and a bricks and mortar perspective. This is when innovation in the design process becomes more than a pretty picture. Warrenstreet brings to the table a streamlined process of recognizing the issues, strategizing approaches and making informed decisions that can quickly pull a project together. Our design-focused staff works closely with an array of consulting engineers, who as a team, will chart a clear path in the approvals process. We firmly believe in a collaborative process. We can not overstate the importance of involving everyone in decision making, the process of discovery, and learning how we arrive to the best end-result. Whether it be a building, a space or a setting, we consider no project too small and no challenge too great. Interior Design Reflecting Life’s Surroundings… Our Interiors group is an integral part of the “whole” Warrenstreet design team. From concept to fit-up, color, texture, furniture and much more, our interiors staff have become a key element of the overall design process. No matter the size or style of the project, our staff is ready to listen and develop viable solutions that balance “Quantity, Quality and Budget”. From materials selection to choices of color, selection of furnishings, artwork, signage and facilitating installation, as one staff member recently quoted, “We spend as much time on the lining as we do on the cover”. Our interiors are memorable and a true reflection of a well thought through and executed project. GREEN BUILDING DESIGN Buildings have a tremendous impact on the environment, both through the use of construction materials and operation. Utilitizing “Green Building” techniques and design help reduce energy consumption, preserves our environment and protect the health of the building’s occupants. Presently Warrenstreet has four LEEDS-AP practitioners on staff. Jonathan Halle, Jason LaCombe, Doug Proctor and Rob Doyle have had the opportunity to address and manage the inclusion of many green building principles into individual project designs. As a continuing commitment to this end we hope to have our complete design staff certified as LEED practitioners in the near future. Green design simply makes sense! Landscape Architecture that is Contextual… The importance of landscape design is often misunderstood, left to an after-thought, value engineered out, or worse, not examined at all. At Warrenstreet, we feel that the ground on which a project is to be built is a canvas. As with any great painting there needs to be a foundation. An understanding of context and surroundings for a design to “grow up from” rather than being “placed upon” the surface. A building should unite with its surroundings, be respectful, and celebrate location. Landscape Architecture is the finite detailing that can make a project sing. Creative softscape (plantings) and hardscape (terraces and walls) designs, embrace and create living spaces. Fun spaces and places that just make us feel good. All of our projects begin with careful consideration of the basic design principles of good landscape design. Land Planning that Creates “Sense of Place”… Land-Use Studies examine opportunities and constraints and weigh these obstacles in the development process. These hurdles can be physical, emotional or political. We explore and identify natural and “man-made” features, document utility services, uncover on and off-site improvements, study vehicular traffic and pedestrian circulation, and inform our clients of the more design sensitive criteria such as impact of prevailing winds, solar gain and shading. All of which affect long-term operating costs and the financial viability of a project. The difference between good and great land planning is the feeling of a wonderful “sense of place”. We provide services with a holistic approach, believing that the only way to do great work is to involve great people. An essential part of this process is an engaged client, an educated client and a client who embraces a collaborative process of together arriving at the best possible solution. Graphic Design and Wayfinding… Graphic design and print media is an integral part of most projects. Our staff can assist you with the development of a theme and branding of an identity for your project. From naming of a community, directional way-finding within a building or a campus, to creative communications with users, family and friends. We can help you create or update brochure materials, announcements and press releases relevant to your project, creating an exciting or calming feel to the message. OUR HISTORY Warrenstreet Architects began in 1990 as Sherman Greiner Halle Ltd. The firm was founded by three professionals who shared a common goal to better shape the built environment. Through the 1990’s, the firm tackled a diverse list of projects. Each project was a chance to arrive at a new and better solution. By the year 2000, the firm had grown to a staff of ten. In 2004, to better represent the growth and diversity of the staff as a whole, the firms name was changed to Warrenstreet Architects, Inc. In early 2008, after much reflection of our core values and the culture of our staff, we decided as a group to convert to an Employee-Owned Cooperative, creating what we believe to be the first professional design service cooperative in the Country. What sets Warrenstreet apart from the rest is not what is found in our portfolio of projects or the clients we represent, but rather in the way we interact, the way we listen and feed back ideas. It is a comprehensive approach that begins with a personal understanding of your needs and wants. It is the personal exploration of potential opportunities and constraints, an understanding of the interrelationships between site and a proposed structure, sensitivity to the surrounding context and a true understanding of the financial picture. There is never just one approach to arriving at a solution and at Warrenstreet we don’t believe in cookie-cutter designs. Beginning in 2009, Warrenstreet will award two scholarships annually to Concord High School Graduates pursuing college study in Architecture. Heard, President CATCH Neighborhood Housing Jonathan Halle’, AIA, LEED AP, Architect/Managing Member An architect with more than 25 years of experience. Jonathan oversees the initial design concepts of all of Warrenstreet’s projects, and serves as a mentor to the firm’s young designers. A certified Leadership in Energy and Environmental Design (LEED) Practitioner, he is committed to creating sustainable buildings that enhance communities. Jonathan has earned numerous design awards, but gains his greatest satisfaction from producing creative and responsible design solutions. He is licensed in New Hampshire, Maine, Massachusetts, Conneticut, Vermont and New York. Jonathan lives in Concord, New Hampshire with his wife Lorie and their two children. He is active in his community and is a member of the Concord Business Group and the New Hampshire Home Builders Legislative Oversight Committee. Wendy Noyes, Office Manager/ Owner Member Wendy oversees all of the firm’s financial and administrative activities, and maintains strong relationships with all of the firm’s clients. With a degree in Business Management and ten years of experience, Wendy provides administrative, financial and marketing oversight for the firm. Wendy lives with her husband Steven and two daughters in Alton. Douglas Proctor, AIA, LEED AP Architect Doug is involved in all phases of project development, ranging from master planning and conceptual design to construction documentation and administration. He has extensive project management experience and his innovative solutions to complex projects bring a unique design approach to the firm’s work. He has experience developing and managing educational, religious, professional, assisted living, child care and institutional projects. Doug lives in Concord with his wife Josie and two children. Nancy Wheeler, Interior Designer/ Owner Member Nancy is Warrenstreet’s Interior Designer. An artist who is always exploring new ways to achieve her Client’s creative vision. Nancy’s twelve years of experience and skills include schematic design and renderings, field observation, interior design and finish selection. Nancy and her husband Kurt, have four children and reside in Concord. Nancy is active in several youth sport and civic groups. Lindsay O’Connell, Marketing Coordinator Lindsay plays a key role in supporting the architectural staff on top of managing her marketing and adminsitrative duties Leave no stone unturned, Lindsay will coordinate it and get it done. Robert Doyle, PE, LEED AP Civil Engineer/ Owner Member A licensed Civil Engineer with a Masters of Architecture and more than 16 years of experience, Rob serves as Project Manager for commercial and residential projects. His specialties include commercial, corporate, healthcare, parks and recreation, residential and municipal projects. He is a member of the New Hampshire Chapter of the American Institute of Architects, and he has completed the PSMJ Project Manager Bootcamp Program. Rob is licensed in New Hampshire, Massachusetts, and Washington. A resident of Dover, Rob and his wife Julie have two sons. Rob loves the outdoors and serves as a New Hampshire Fish and Wildlife Volunteer. Jonathan Smith, AIA, Architect/ Owner Member An architect with outstanding technical abilities, attention to detail and dedication to his clients, Jonathan is a vital asset to the Warrenstreet team. Jonathan serves as Project Architect for commercial and residential projects, coordinating design, providing technical support, and consultant coordination. He is the firm’s computer IT go to guy and he assists in all aspect of CAD operation and maintains the firm’s network hardware and software. Jonathan is licensed in New Hampshire. Jonathan is known for keeping cool under pressure, and his colleagues say that he is a great teacher. He is a member of the American Institute of Architects, past Chairman of the NHAIA Young Architects Committee. Jonathan and his wife Lisa have two daughters and reside in Rochester. Jason Lacombe, AIA, LEED AP Architect An Architect committed to quality design, sustainability and effective project management and communication. Jasons involvement in all phases of project development ensure projects will meet and exceed the requirements and the needs of both the client and their community. His past experience includes educational, municipal, professional and institutional projects. Jason has ten years of professional experience as both a Project Architect and a Construction Manager. He is involved in all phases of project development, ranging from master planning and conceptual design to construction documentation and contract administration. His pragmatic approach, commitment to sustainable building principles and focus on client service make him essential to our success. Jason, his wife Heather and their three daughters live in Hopkinton. Todd Hooper, Intern Architect/ Owner Member Todd is involved with many of Warrenstreet’s projects, serving in both leadership and support roles. He brings an energy and enthusiam to each of his assignments. Presently, Todd is pursuing his architectural license and LEED Certification. Todd lives with his wife Mary and their two daughters in Sandbornton.
