I have been witness to numerous
restaurant construction projects. Beginning with five of my own and dozens
more with clients, I have seen a lot of
dust fly. In the throes of a restaurant
build out there are many critical details
that can be easily overlooked without a
good set of plans and a seasoned contractor at the helm. New restaurant
owners in particular are susceptible to
construction mistakes because, like
anyone on a new journey, they are simply unaware of the nuances involved.
Mostly in an effort to save money, new
owners, (and plenty of seasoned operators too), take on the construction
management themselves, work from
an inadequate set of construction
drawings or hire sub-contractors unfamiliar with restaurant construction. In
either or all of these scenarios inevitably something goes wrong. Here
are several reoccurring mistakes that I
have seen over the years;
1. Underestimating the cost of
building a restaurant. There is no such
thing as a cheap restaurant build out.
They are all expensive. Even taking over
a 2nd generation restaurant space does
not guarantee huge savings. New restaurant construction costs begin at roughly
$150 a square foot and can increase in a
hurry depending on the scope of work
and finish detail.
2. Asking for forgiveness rather than
permission. Local health and building
codes have become more stringent for
restaurants over the years and inspectors
are evermore wise to the shenanigans of
contractors looking to cut corners. I have

been privy to some unpermitted construction performed on a Saturday and
Sunday when municipal employees are
typically off. “I don’t know where that
patio came from sir”. Do yourself a favor
and get the proper permits for the work
being done. Penalties are very costly.
3. Overestimating the construction
timeline. “My contractor said he could
finish my restaurant in four weeks”. I
hear this all the time from clients and I
have never seen a contractor yet who
could build out a restaurant, even a plug
n’ play Smoothie King, in four weeks.
Contractors will do and say anything upfront to get your business. Remember
that even the best laid plans are subject
to human error, weather events, inspection delays and unforeseen circumstances. Whatever timeline the
contractor tells you, double it.
4. Used restaurant equipment, not
so fast! This is not the best first move
when developing a restaurant. A new
restaurant developer, flush with cash and
the eagerness to get his/her project moving is exactly what the equipment dealer
is counting on. The myth to dispel here is
that you are not saving that much money
buying used equipment over brand new.
There are no warranties associated with
anything used and often no refunds once
the goods leave the store.
5. Taking on too much space. In
general, restaurants are shrinking in size.
The cost to operate, staff and fill 5,000
square feet is unnecessarily expensive.
Get creative with 2,500 square feet instead. There is plenty of room, even for
a full service concept with a bar, and
your restaurant will feel cozy. Use high
ceiling space for mezzanine seating and
vertical storage, you’re not charged for
that in your rent.
6. Trophy Kitchens. Ah the ego, it
makes us do things we shouldn’t; like
building a restaurant kitchen too big.
Chefs are famous for doing this because, well they are chefs. On a trip to

Over the past few months I have
been writing about branding and advertising and this month I am going to
touch on the results of both of them.
Recently my wife bought me an
Apple iPad. Not being an Apple product
user I felt it would be wise to go to the
Apple store to get some instruction on
how to use it. I went to the mall in Boca
Raton on a Friday afternoon around four
and leisurely strolled in the serenely
quiet mall to the jam packed, loud
brightly-lit party of a store. At first I
thought there was a private party going
on with all of the blue shirted customer
service people carrying iPads and grooving to the loud music. I approached one
of the party goers (lol) and asked if he
could help me. He asked me what I
needed and I told him I needed help
with setting up my email. He then
shocked me and said the next appointment they had was Saturday evening at
five-forty five. I had plans for the evening
so I was offered Sunday at noon.
It gets better. I arrived early for my
appointment and was greeted by a line
to get into the store and to make an appointment for later in the week. I had an
appointment so I was let in and ushered
to a long wooden table with other helpless people to wait for the technicians. Is
this crazy? Crazy great!
What other company has such busy
stores? What other company has so
much product sold even before it hits
the stores? Have you waited on line to
buy the new iPhone? How did you know
about it? Advertising and Apple Branding. I was Apple before there was an
Apple. I missed my chance to sell the
brand, but I digress.

A friend of mine is involved with a
technology that has enabled several
of his clients to try and approach the
hype that Apple creates for a new
product. How would you like to open
your new restaurant with two thousand people who are interested to go
there when you open? How can this
be possible? By the use of texting. By
placing a window sign in the front of
the restaurant offering an opening
special to those who sign up to receive texts from them they have built
a list approaching two thousand
names. When the day finally comes
for the restaurant to open a text will
be sent to the list and reservations will
be flooding in.
Texting is only one piece of the Marketing puzzle for retail operations. No
one piece is the total answer. It’s like a
brick in a foundation of a building, one
won’t work alone but when combined
with other bricks it will hold up a twentystory building. Use all of the Marketing
bricks available to you and you too will
have Apple like lines waiting to get into
your business too.

new store design, the brand's first in
nearly seven years. The contemporary
new look provides a new update to
Dunkin' Donuts' current restaurant appearance and layout,

long. Dunkin' Donuts'
new look includes four
distinct restaurant design options for franchisees, each featuring variations in
layout, color schemes, graphics, textures,
furniture and/or lighting. The designs
are called: Original Blend, Cappuccino
Blend, Dark Roast and Jazz Brew. Unlike
other quick-service restaurants, Dunkin'
Donuts allows franchisees to select indi-

CBX, the brand agency and retail design consultancy based in Orlando, won
two honorable mention awards in Convenience Store News magazine's annual
Retail Design Awards program. The firm
was recognized for its work on a new
prototype for Wawa Inc.'s entry into the
Florida market and for a complete redesign for the Columbia gas and diesel
fuel station sites of petroleum company
Organización Terpel. CBX was honored
in the Best Original Store Design category for its work on the Wawa fuel and
convenience stores which began opening in the Orlando and Tampa markets in
July 2012. The Wawa, Pa.-based retailer,
which operates approximately 600 stores
in the mid-Atlantic region, asked CBX to
develop a design that would "successfully evolve the fresh and inviting
essence and personality of the Wawa
brand to be relevant in the new market,
while at the same time taking a synergistic approach in its core market to ensure
brand consistency," the
magazine wrote in its
September 2013 issue.

Restaurant interiors can sometimes
be static, filled with artwork that doesn't
change very much or very often. That's
not true at Dassara, a ramen restaurant
in Brooklyn NY. Technology from Mitsubishi Electric as imagined by RAMENWERK, an interior
design technology company, Dassara customers experience a
visual as well as nutritious feast. And the
changing display attracts new customers
while drawing restaurant regulars back for
more. "Our display wall allows us to use
projections, light and sound to dramatically change the look and feel of the
room to suit a variety of clientele," said
Justin DeSpirito, one of the owners of
Dassara. "One night we'll have an upscale art event and the next we turn ourselves into a sports bar. As a result, we're
busy every night of the week.” The dining
room boasts a 21-foot by four-foot wall
that shows artworks
in an ever-changing
display. The images
are created by three

Marine-Grade umbrellas enhance hospitality image
Whether from a sidewalk café, patio
deck, or poolside, an upscale umbrella
can beckon customers out of the hot sun
or cold rain to linger in an oasis of sorts –
out of uncomfortable outdoor elements,
and in the embrace of attentive restaurant, hotel, or resort services.
Done right, an upscale umbrella can
deliver a powerful first impression of luxury, intimacy, or community. Done
wrong with a sub-standard umbrella,
and even the best hospitality establishment can look run down.
“The moment an umbrella looks
faded, worn, or broken, the image instantly changes from warm and inviting
to dilapidated,” says Melissa Mokha, Director of Support and Development at
Pizza Rustica, a gourmet pizza franchise
based in Miami Beach. “The quality of
the umbrellas makes a huge difference as
to whether a customer would walk in.
Customers don’t want to frequent an establishment that looks run down.”
Restaurants, hotels, and resorts are
discovering that they can improve
their hospitality brand and service,
enticing customers to frequent them
outdoors, provided their umbrellas
deliver the right image. Toward this
end, they are turning from low-end
umbrellas prone to breakdown and replacement, to upscale, marine-grade
umbrellas made to last in a commercial service environment.
Early in its development, Pizza Rustica wanted to cultivate an upscale sidewalk café dining environment, and
choosing the right umbrella was key. But
finding an umbrella that could deliver
the right image and service, while surviving sun, wind, and rain without damage
or replacement was difficult.
Mokha tried several big box store type
umbrellas with uninviting metal or fiberglass poles that simply weren’t up to
commercial-grade use. “The umbrellas
would fade, fray, or break every few
months, and have to be replaced,” says
Mokha. “It was getting costly.”
In addition, Mokha needed umbrellas that maximized seating capacity,
along with customer-server comfort and
maneuverability. “Some umbrellas waste
seating space with bulky bases or ribs
that take up headroom,” says Mokha.
“Some require servers to do too much
moving, tilting, and adjustment.”
After researching the market, Mokha
turned to umbrellas made with onepiece mahogany wood poles, marinegrade fabric, and stainless steel hardware
from Greencorner, a manufacturer of
commercial grade umbrellas to many of
the world’s most prominent hospitality
venues including the Ritz-Carlton, and
Grand Café Wolfgang Puck. The marinegrade fabric, originally created for sailboats, in fact, is guaranteed to resist
fading, moisture, rot, and mildew. The
umbrellas are independently tested by
experts at Bureau Veritas Group for fading, corrosion, and seam strength.
Because the umbrellas, imported
from Tunisia to keep costs low, carried a
5-year fabric and 3-year frame warranty,
Mokha felt confident they would maintain the upscale image she sought. She
was not disappointed.
Since Pizza Rustica first opened in
Miami Beach, then spread to locations
throughout the U.S. and Europe, customers have been lured by the aroma of
fresh pizzas baking with gourmet toppings in Roman-style rectangular pans.
For ambiance and customer comfort in
upscale sidewalk café dining at most of
its locations, the pizza retailer relies on
large, yellow square and rectangular umbrellas from Greencorner.
“Our yellow umbrellas have become
part of our trademarked brand, inviting
customers in when they walk or drive
by,” says Mokha. “The original canopies
we bought have maintained their color
for several years without fading. I’ve
never replaced an umbrella frame in
seven years. They don’t break.”
The umbrellas’ square and rectangular shapes also allow grouping them to
offer continuous shade over a large area.
“At some locations, we cluster umbrellas
to provide almost a canopy for the entire
sidewalk café,” says Mokha. “Every table
is a good table no matter what the
weather because there are no gaps between the umbrellas. You can’t do that
with round umbrellas because someone
will be stuck in the sun or elements.”
“Any employee, even a small waitress,
can easily work the umbrellas,” adds
Mokha. “Since they provide plenty of
shade, there’s no need to move or tilt
them. This allows servers to give more attentive service to customers.”
“We’re expanding across the U.S., Europe, and the Middle East,” concludes
Mokha. “Wherever we open a new location, our big yellow umbrellas help us
with branding. They provide a warm, upscale Miami Beach vibe that invites the
customer in.”

Bonita Springs, FL – Warm Mediterranean hues, intricate stonework and
mosaic tiles will create a taste of old Tuscany at DeRosa’s Gourmet Market &
Restaurant, the first of its kind in Southwest Florida. Patricia Crawford, principal of Crawford + Associates, has
developed an interior design commensurate with the owner’s vision for the
15,000-square-foot gourmet marketplace opening at The Promenade in
Bonita Bay this November.
Inspired by family history, founder
and CEO Francis J. Cuomo selected
Crawford to help him establish an inviting ambience to welcome guests to this
unique shopping, dining and entertainment experience.
“Like an old world village, the market
will be imbued with the earthy aromas of
fresh meats, cheeses, produce, wine and
freshly baked bread,” said Crawford. “We
will create the look of old Tuscany, dense
with color and texture.”
The interiors will be architecturally
intertwined from space to space incorporating granite and brickwork,
iron archways, swooping canopies,
wood-slated window coverings and
much more.
Conceived as a “feast for the eyes,”
DeRosa’s will include a gourmet market
and full authentic Italian bakery, a 300seat casual-dining restaurant, an outdoor bar and seating area, an in-store
wine cellar, catering services and gourmet gift baskets. A cozy coffee shop will
offer homemade gelato and sorbet.
DeRosa’s meat counter will have the feel
of an old fashioned butcher shop and
will feature New York style family recipes.
Although DeRosa’s leans toward authentic Italian cuisine, they offer a wide variety of products from around the world.

Italy I was lucky enough to get a glimpse
of several tiny ristorante kitchens that
produced high volumes of food. Their
island style prep and cook stations allowed for 360! access. Remember,
kitchens are cost centers. If you must go
big add a chef’s table or counter to generate additional revenues.
7. Goldilocks Bars. Bars can either
be too big or too small and much depends on the concept and liquor program. An intimate six seat bar might be
perfect as could a 30 seat titanic. Take
precaution in sizing a bar and even ask
“do I need one”? Bars have to be staffed
and if they sit empty your restaurant
looks dead. Find the size that’s just
right for you. By the way, a normal bar
top height is 42 to 43 inches from the
finished floor. I’ve been witness to a
contractor demolishing a finished bar
at 48” because it was too high, (bar
stools are standard height).
8. Open Kitchens, not open dish
rooms. Open Kitchens are popular
these days because they add excitement, connection and transparency to
the guest experience. Who doesn’t like
to see the sous chef tossing a flaming
skillet of mushrooms, right? The dish
room however; we don’t need to see
that. Same goes for the kitchen floor,

prep area and other potentially messy
sight lines…better left concealed.
9. Sound and lighting gaffes. Finding balance with both of these design elements will make for happy customers.
Leave the roar of the crowd to the sports
arena. When designing a restaurant use
a mix of finish materials and decorative
items that are sound absorbent. If I can’t
hear my wife across the table there’s a
problem. Having a variety of lighting elements and the control of lumen intensity is paramount. All hail the dimmer
knob, but can I read the menu!
10. TV Overkill. For the love of
Pete, unless you’re designing a sports
bar get rid of the TV’s please. We are an
over stimulated society. Restaurants
should be refuge from the electronic
madness. Here’s an idea, turn the TV’s
around to face the wall. I’d rather stare
at the wires.

Color most definitely has an impact
on the success of a restaurant. We live in
a world filled with color; it impacts us
emotionally and mentally. Color is a
great way to send a subconscious message to your customers. For example,
when everyone thinks of McDonald’s,
the bright yellow arch and cheery red
background comes to mind. Both red
and yellow are very warm, stimulating
colors associated with happiness. These
colors are so stimulating to the human
eye that it can actually cause diners to
eat faster, which means that fast food
restaurants like McDonald’s can serve
more customers.
McDonald’s didn’t just choose those
colors by accident; their marketing department probably did careful research
to find the best color to promote their
brand. Before opening a restaurant, you
need to consider the colors you want to
use for everything from the walls to your
business cards. It may seem like a trivial
task, but color is an extremely important
marketing tool.
Warm, bright colors like red and yellow are visually exciting, but it can also
overwhelm customers and cause them
to rush through their meal. Orange,
while still a warm color, is a happy
medium between the two. If you’re looking to create a more relaxing environment, pastels or neutrals are the way to
go. Pastel colors are a great way to introduce hints of brighter colors (think pink
instead of red; or pale yellow instead of

HOTELEX is a one-stop procurement

Florida Life Building on its list of Florida
Architecture: 100 Years. 100 Places.
In the 2000s the Laura Street Trio
were recognized as some of Jacksonville's most significant – and endangered – historic buildings. In 2002,
under Mayor John Delaney, the City of
Jacksonville purchased all three buildings to transfer them to a developer
who could restore them. Orlando developer Cameron Kuhn purchased the
Laura Street Trio, as well as the nearby
Barnett National Bank Building, but
went bankrupt in the 2008 housing
market crash before restoring them.
The project subsequently sat idle. In

2010 Jacksonville investment group
Atkins Group, together with the Tallahassee-based Capital City Partners,
presented a new, $70 million plan to restore the Laura Street Trio and the Barnett National Bank Building, as well as
construct a fifth building. In June 2011
Atkins Group requested to move forward with Phase I of the project.
Plans are for The Trio to become
home to a Courtyard by Marriott hotel
that will also be a boutique hotel, two
restaurants, a rooftop bar and another facility.
The Marble Bank, built in 1902, will
become a high-end restaurant to be
named. The ground floor of the Bisbee
Building located at 47 West Forsyth
Street was built in 1908 and will be a
restaurant.

The second of the three buildings to
be built, the Bisbee Building was constructed between 1908 and 1909, adjacent to the Marble Bank on Forsyth
Street. It was designed by prominent
Jacksonville architect Henry J. Klutho in
a Chicago School-influenced Prairie
Style. It was constructed amid a race
against two other ten-story projects,
121 Atlantic Place and the Seminole
Hotel, to build Jacksonville's first ever
skyscraper. The Bisbee won the race,
but 121 Atlantic Place was slightly taller,
making it Florida's tallest building at
the time. The Bisbee Building was the
first reinforced concrete highrise anywhere in the Southern US, and was
originally designed to be only 26 feet
wide, about half its present width, but
demand for office space in the trendy
new edifice led the owner to have
Klutho add on.
The Florida Life Building was also
designed by Klutho, between 1911 and
1912. It stands next to the Marble
Bank's back wall, and is the only one of
the Trio that actually faces Laura Street.
It was constructed at the same time as
Klutho's St. James Building (now Jacksonville City Hall). Standing 45 meters
and 11 floors high, it was Jacksonville's
– and Florida's – tallest building when
it was built, though it was superseded
less than a year later by the Heard National Bank Building. Still, Wayne Wood
of the Jacksonville Historic Landmarks
Commission writes that with its narrow
and well-proportioned tower, the
building "was and perhaps still is Jack-

is a group of three historic buildings located on and near Laura Street in
downtown Jacksonville. The Trio consists of two perpendicularly-arranged
skyscrapers, the Florida Life Building
and the Bisbee Building, plus a third
structure, the Old Florida National
Bank (or Marble Bank), which is framed
by the other two in a unique pattern.
The three buildings, constructed in the
wake of the Great Fire of 1901, are architecturally significant, but are currently endangered.
The oldest of the three, the Old Florida
National Bank, also known as the Marble
Bank, sits on the corner of Forsyth and
Laura Streets. It was originally built as the
Mercantile Exchange Bank in 1902, just
after the Great Fire of 1901 had destroyed
nearly all of downtown Jacksonville. Architect Edward H. Glidden designed it in
the Classical Revival style. In 1905 it was
bought by Florida Bank & Trust, predecessors to the modern Florida National
Bank, who renovated and expanded it. It
was renovated again in 1916 to include a
large banking room with a skylight, plaster detailing, and a coffered ceiling. Another refurbishing in the 1950s added
dropped ceilings that covered the skylight
and detail work; these were removed in
1976 by the building's then owners, the
Jacksonville National Bank, who undertook a substantial restoration to its original appearance.
By the 1990s, however, the building
had been sold, and its subsequent owners allowed it to deteriorate dramatically.

Whether you are opening up your
first restaurant or looking ahead to renew
an existing lease, it’s often a matter of
“buyer beware”. As a restaurateur, your
focus will be meal preparation and service, rather than your own commercial
lease or renewal. Never overlook the latter! By educating yourself, taking your
time and/or hiring professional help to
represent you in leasing matters, you can
benefit. We’ve shared a great deal of insight into how to negotiate the best lease
deal / renewal possible in our new book,
Negotiating Commercial Leases & Renewals For Dummies (Wiley, 2013).
Never Just Accept the First Offer:
Even if an Offer seems reasonable or you
have no idea of what to negotiate for,
never accept the leasing agent’s first offer.
More often than not, this first offer or
rental rate is inflated. Many agents use a
strategy of starting negotiations at a
higher rate that allows them to give in
slightly. The Lease Coach frequently
completes lease agreements at 15 – 25%
less than the agent’s opening offer. In one
case, the asking rental rate of $200.00 per
square foot (for an extremely powerful
shopping centre and a powerful franchise tenant) was reduced to under
$150.00 per square foot, just because we
were willing to negotiate for our clients.
The majority of agents build in maneuvering room into the Offer.
Just a few tips are excerpted below:
Location, Location, Location: For
most restaurateurs, selecting the right
property is critical enough, but leasing
the right location within that building
can be even more important to your success. On the other hand, most office-type
businesses and industrial tenants do not
rely as heavily on location to produce
business. Proper site selection takes time
and objective consideration. Remember,
the most difficult part of any lease agree-

Negotiate Renewal Option(s): Don’t
forget to negotiate your Renewal Option(s) in advance and specify that
it/they be assignable. Some leases state
that renewal options cannot be assigned
or transferred, thereby making it more
difficult to eventually sell the restaurant.
Stating that the renewal option be for up
to five years (for example) will give you
more flexibility if you only want renew
for two more years (instead of a full five
years). Renewal Option wording can be
tricky … read it carefully!
Reduce Your Square Footage: Most
restaurateurs who hire The Lease Coach
to negotiate a rent reduction are suffering from leasing too many square feet.
For some a reduction in their leased area
now or at renewal time (or simply moving at renewal time) will solve the problem. With a proper space plan, some
tenants could reduce their area by 10–
30% with minimal convenience. The resulting reduction in gross rent could
justify the process. With a restaurant, you
can reduce the square footage.
