ANDREA WATSON suggests that
the Spanish islands offer good value
while sterling remains buoyant
I
HREE YEARS ago, when I first visited
Menorca, I reported it was a fantastic
time to buy on the island. If anything that
is even more true today, with the value
of sterling having risen sharply in the past
three years and now at a favourable 1.26
against the euro.
I “discovered” the island, thrice occupied by the
British, thanks to the novels of Patrick O’Brian. His
immense series opens in Menorca at the time of
Napoleon, when it was the most important island in
the Mediterranean thanks to its long and deep
harbour at Mahon, a geographical prodigy to rival
Pearl Harbor.
Remnants of Mahon’s former glory remain; you find
streets of almost unadulterated Georgian simplicity
as well as, of course, a large ex-pat population. The
British feel at home here and the island offers better
value than its Balearic sisters Mallorca and Ibiza.
It is not as glitzy, and it is not a party island where
people go to be seen, but there is a fantastic social
scene and cultural life with a thriving theatre, several
choirs and frequent concerts. There is also a
remarkable group dedicated to restoring the ruined
18th-century British military hospital at the entrance
to Mahon harbour, which unites many nationalities.
Menorca is also beautiful, especially in the “winter
spring” when the fields go from rusty brown in
November to emerald green in April, with wildfl
carpeting the landscape.
According to Spanish property portal Kyero,
(kyero.com) prices are 77 per cent of those on nearby
Mallorca, while as a whole Spanish property is valued
at nearly 42 per cent less than in 2007.
This, along with sterling’s rise, means that
properties are “disappearing off the shelves”,
according to some reports. It may seem hard to
believe, since Kyero lists some 175,000 Spanish
properties for sale, but those suited to Northern
European buyers are in the low thousands according
to one Spanish bank.
Kyero director Martin Dell says: “Menorca is an
excellent choice for property purchasers looking to
pick up a bargain home in the sunshine. Just 20 miles
of travelling means savings of more than 20 per cent.”
To the west, big sister Mallorca has a topography
similar in parts to Menorca but on a grander scale. It
also has the same great climate, along with excellent
roads, historic cities and miles of beautiful coastline
punctuated by ports, coves and sandy beaches.
Mallorca’s capital, Palma, features the largest
Gothic cathedral in Europe fronted by one of the
largest marinas in the Mediterranean, with 3,500
yachts and cruisers.

and the Lloyd Webbers who own villas here. The
island home of Rafa Nadal is also a magnet for
sportspeople and is a world class cycling destination.
Mallorca has been a British favourite since the
1950s, which is when Frank Taylor first visited.
He went on to become an early developer,
founding Taylor Woodrow which merged with George
Wimpey in 2007, to become Taylor Wimpey Espana.

apartments. Sales and marketing manager
Marc Pritchard says: “Villas are for
smaller developers; we never build
detached because the land is just too
expensive for our product.”
Two well-priced projects which the
company is selling are Cala Magrana III
and Cala Anguila II.
At Cala Magrana III, two-bedroom
apartments are available from £183,000.
There is a swimming pool and communal
garden and the complex is close to the sea,
golf courses and Porto Cristo marina.

another small development near Porto
Cristo with direct beach access, lush
gardens and a large pool for owners.
If land is dear on Mallorca, it costs even
more on Ibiza where the topography
means even less is available for building.

a brand-new high quality development with
sea views perfectly suited to the “stressed
out executive” crowd.
The development has two swimming
pools, lovely gardens and paddle tennis
courts and is a short stroll from a pretty
beach at Cala Leña. The price is £553,000.
Cool and trendy, while still traditional in
many ways, Ibiza has become a hot spot for
artists and music lovers.
Its sandy beaches, great entertainment
including music festivals and an authentic
landscape dotted with tiny villages is a
winning combination. The claim that
“everywhere is reached within half an
hour’s drive” is no idle boast.

says the most sought after properties are
converted rustic fincas or minimalist villas
with panoramic sea views.
