Area: 108,680 Acres or 44,000 Hectares (1 Hectare equals 2.47 acres).
Location: Estancia Santa Rosa is located in Argentina on the Southwest
region of the province of Corrientes and Southwest of Goya County. A small
fraction of the Ranch is located on the Northern section Esquina County and
is separated by the Corrientes River. The main house is located 20
Kilometers North of the City of Esquina, Corrientes.

General Characteristics: The Ranch is defined by 3 different areas, each
with specific benefits and purposes.
The first area consists of 32,110 Acres (13,000 Hectares). The topography
has light elevations, clay soils and is covered with light forest vegetation.
About 19,760 Acres (8,000 Hectares) are ideal for forestry and ready to take
advantage of this beneficial industry. Corrientes experiences one of the
fastest timber growth rates in the world. This Ranch has all the elements for
the timber industry. The weather, soil and other element make this area
ideal to grow pines.

On the East sector of the Ranch there are some areas with natural Forest
mainly composed by Carob Tree and White Quebracho Tree.
The best “as-is” usage of this area would be the cattle industry with a ratio
of approximately 0.8 EV/Ha.
However, within this area there is a strong potential for agriculture or
forestry planting.
This second area of about 24,700 Acres (11,000 Hectares) is composed
mainly by lower elevation areas (Banados) and higher elevation islands with
a few natural forests. About 2,500 Hectares (6,175 Acres) of this area are
perfectly suited for Eucalyptus timber. Eucalyptus requires a lot of water,
which could be favorable to forestry on the higher elevation areas.

This last area consists of approximately 41,990 Acres (17,000 Hectares) and
has been raising water Buffalo. Currently, the ranch count with
approximately 10,000- water Buffalo.
Housing
The main house is located close to the Highway and to the
Corrientes River. It is colonial architecture and is in good shape
with 3 bedrooms, 2 bathrooms, kitchen, living room / dining room,
surrounding gallery, and a grilling area.
There is an office and a guest house located near the main house.
It has 2 offices, 1 bedroom, 1 bathroom and a kitchen dinning
area.
The administrative facility has 2 bedrooms, 1 bathroom, kitchen
and dinning / living room area. This house is in great shape.
