Sketch Design
For clients who have a site but no design Evolved Design offer a `Sketch Design Contract’.
This involves:
■ A site visit to understand the constraints of the site from both a planning and construction perspective together with a design meeting to understand the requirements and budget.
■ Evolved Design then draw initial plans and elevations based on the brief. With amendments if required.
■ The design is then submitted to Hanse Haus Headquarters in Germany to obtain a detailed quotation and to the Local Planning Department to obtain their opinion as part of a Pre Planning submission - application fees to be paid by client directly.
■ Once received, Evolved Design then pass on the Council’s response and Hanse Haus’ detailed quotation.
The aim of this process is to get actual
feedback from the planning authority and a set
of plans that can have an accurate quotation
produced from Hanse Haus, so that you can
make a informed decision about your project.
The fee for this service is circa £750 - £1000
depending on size of project.

Formal Planning
If the Council offer a positive opinion and the detailed quotation is acceptable, Evolved Design
are able to assist clients through the formal planning application stage. This involves:
■ Formulation of drawings to include further site details, parking and topographical features. Confirm drawings with clients.
■ Sourcing of further information if required by the Council (this differs depending on the site and Local Authority).
■ Draw site plan, location plan, and cross sections.
■ Write a design and access statement to accompany the planning application.
■ Submit the planning application to the Local Planning Authority with a copy to Hanse Haus in Germany.
■ Acting as agent, and maintain regular contact with the planning officer throughout the application process.
Evolved Design charge a fee of 2% of the Hanse Haus quote +VAT for this service.
Once formal planning permission is in place we are able to formalise a Construction
Contract with Hanse Haus in Germany.
