The Marketplace at Centerra is a 531,088 square foot big box retail power center.
The Marketplace at Centerra is the largest collection of big box retailers in the City of
Loveland and serves a broader region including Fort Collins, Greeley, Johnstown,
Windsor, and more with over 500,000 people within a 30 mile radius.
The site is strategically located along Rocky Mountain Avenue on the east side of
the Marketplace at Centerra. This road travels into the heart of Centerra with direct
access to the new Medical Center of the Rockies, the Outlet Mall, Centerra Motorplex,
Rangview Offices, Gateway Office Condos, Heska Headquarters and more.
The close proximity of the project to regional employment and strategic location at
Interstate 25 and US Highway 34 creates phenomenal opportunity for retailers. Traffic
counts at this location will continue to grow as the area matures and residential
construction persists. According to North Front Range Metropolitan Planning
Organization, 18,000 trips per day were made between Loveland and Greeley in 2000
and are expected to grow to 48,000 in 2030. In 2000, 71,000 trips per day were made
between Loveland and Fort Collins and are expected to grow to 142,000 by 2030.
