Candinas Chocolatier is proposing to develop their existing 5 acre site at 2435 Old County Road
PB. This site is currently in the town of Verona. The site would be annexed into the City of
Verona and water and sewer would be brought into the site. The drives within the site would
be private so the maintenance would be done through an association. The site would remain
as one parcel and all the buildings on the site would be within a planned unit development.
There would be a mix of uses on the site including the following:
• The existing Candinas chocolatier will remain and will add a small addition of
approximately 1000 gsf.
• A 24 unit, three story apartment building with parking below. There would be 12
apartments on the main floor and 12 two story apartments on the second and
third floors. The third floor is setback from the face of the building to reduce the
mass of the building and to minimize the sight lines from this floor to the
adjacent single family homes. The mass of the building is further reduced by
several breaks in the façade of the building. A gable roof covers the third story.
The colors and materials, (wood, glass, metal, stucco) have been selected to
blend with the existing single family homes and also to blend into the landscape.
• 1800 gsf coffee shop with a drive up window.
• 5 – 1800 gsf retail buildings.
• A 126 seat restaurant.
The project theme is a mix of buildings clustered around a common space with walking paths
connecting all the buildings and the shared parking areas. The design of the buildings will be
compatible and use combinations of the same materials. The perimeter of the site will remain
heavily landscaped with berms and screen walls to provide a buffer between this development
and the existing single family homes.
The grades at the perimeter of the site will remain mostly the same. There will be a retaining
wall along the parking area at the North side of the site. This wall will be approximately 4 to 6
feet high and will have a 4 foot high screen wall at the top. This wall is intended to block the
headlights of the cars parked here. There would also be additional landscaping, primarily
coniferous trees planted between the parking and the back property line of the existing single
family homes. A similar screen wall and planting will be placed between the parking and the
back property line along the South side of the site. The berm along the South and West sides of
the site will remain and will have additional planting to provide a buffer between the
apartment building and the existing homes. The top of the berm is at elevation 990. The
proposed elevation for the main floor of the apartment building is 980. There is a minimum of
50’ setback for all buildings on the site.
The main entrance to the site will be aligned with the road intersecting Old County Road PB.
The width is proposed to be 36’. This will allow one entrance lane, one left turn exit lane and
one right turn exit lane. The ring road on the site will be 24 feet wide with parking located on
one or both sides. Each parking space will be 9 feet wide and 18 feet deep. There will be a
minimum of 6 handicap accessible parking spaces. These will be distributed near the entrances
to the buildings and also near the pedestrian crosswalks and walking paths. There will be a
central retaining pond. This will be sized to contain the expected runoff from the impervious
areas of the site. The pond will be designed to maintain some water at all times. The parking
areas will include curbs and catch basins to direct water into the pond.
Construction is planned for 2016.
