Sehr geehrte Besucherinnen
und Besucher Dear visitors,
H
amburg wächst – und zwar um etwa 10.000 Menschen pro Jahr. In unsere Hansestadt zieht es vor
allem junge Menschen, die sich hier bessere Arbeits- und Lebensbedingungen erhoffen. Ausreichend
bezahlbaren Wohnraum zu schaffen, ist darum eines der
zentralen Ziele des Hamburger Senats.
Unser Wohnungsbauprogramm setzt deswegen auf
langfristige Kontinuität und hohe Neubauzahlen. Zusammen mit der Wohnungswirtschaft wurde im Hamburger Bündnis für das Wohnen das Ziel von Baugenehmigungen für 10.000 Wohnungen pro Jahr vereinbart, davon 3.000 Sozialwohnungen für Haushalte mit
niedrigen und mittleren Einkommen. Dass wir auf einem
guten Weg sind, zeigen die Zahlen aus dem ersten Halbjahr 2016: Von Januar bis Juli wurden bereits über 6.400
Wohneinheiten genehmigt.
Gleichzeitig werden in Deutschland nirgendwo so viele
bedeutende Stadtentwicklungsprojekte realisiert: Der
weitere Fortschritt bei der Realisierung der HafenCity,
das neue Quartier Mitte Altona, Hamburgs Entwicklung
im Süden mit dem Sprung über die Elbe, die Überdeckelung der Autobahn 7 nördlich des Elbtunnels und
die verstärkte Entwicklung der östlichen Stadtteile mit
dem Konzept „Stromaufwärts an Bille und Elbe“ bieten
Potenziale für Tausende weiterer Wohnungen für das
wachsende Hamburg.

amburg is growing – by roughly 10,000 people per
year. Our Hanseatic city attracts mainly young people, who hope to find better working and living conditions in Hamburg. To provide plenty of affordable housing
is thus a key objective of the Hamburg Senate.
Therefore, our housing programme focuses on longterm continuity and high numbers of new buildings. Along
with the housing industry, the Hamburg Housing Alliance
set forth the goal of annually granting building permits for
10,000 flats, including 3,000 social housing units for households with modest incomes. The fact that we are on the
right track has meanwhile been confirmed by this year’s
half-term figures: from January to July, more than 6,400
housing units were approved. At the same time, nowhere
else in Germany are being implemented as many major
urban development projects as in Hamburg. The ongoing
success in the construction of HafenCity Hamburg, the
new neighbourhood of Mitte Altona, Hamburg’s development in the south pushed forward by the leap across the
Elbe river, the A7 motorway lid north of the Elbe tunnel,
and the reinforced development of the eastern districts by
the ”Upstream at Bille and Elbe“ concept hold potential
for thousands of additional homes in the growing city of
Hamburg.

amburg ist niemals fertig gebaut, sondern immer
im Werden. Hamburg wird aber auch bei wachsender Bevölkerung eine Metropole am Wasser
mit hoher Lebensqualität und vielen Grünflächen bleiben. Der Klimawandel und die Ressourcenverknappung
sind Herausforderungen, auf die Hamburg mit einer
klugen Stadtentwicklungs- und Verkehrspolitik antwortet. Nirgendwo in Deutschland werden so viele bedeutende Stadtentwicklungsprojekte gleichzeitig realisiert:
HafenCity, Innenstadtkonzept, Zukunft Wilhelmsburg,
Hamburgs starker Süden, Stromaufwärts an Elbe und
Bille, Mitte Altona, der A7 Deckel und viele mehr …
Und in den meisten Quartieren geht es nicht nur um
Wohnungsbau, Gewerbeflächen oder öffentliche Unterbringung. Auch Nischenmärkte bieten Investoren Chancen. Der Hotelmarkt ist ein solcher.
Die Reisedestination Hamburg boomt. Allein in den ers
ten fünf Monaten des Jahres besuchten rund 2,5 Mio.
Gäste die Freie und Hansestadt (plus 4,9 Prozent), die
etwas mehr als fünf Mio. Übernachtungen buchten. Dies
entspricht einem Zuwachs von 6,8 Prozent gegenüber
dem Vorjahreszeitraum. Angesichts der anhaltenden
Wachstumsdynamik ist eine bedarfsgerechte Kapazitätssteigerung der Hotellerie erforderlich. Es ist deshalb kein
Wunder, das der Hotelmarkt Hamburg boomt. Mehr als
30 neue Hotels sind in Planung oder im Bau.
Das Interesse der Hotelinvestoren überrascht nicht: mit
durchschnittlich 78 % Auslastung und einem Zimmerpreis von über 106 Euro verdienen Hoteliers in Hamburg
gutes Geld, wesentlich mehr als anderswo. Und doch
gibt es noch Bedarf für weitere Projekte.
Nachholbedarf bei gleichzeitig hohem Potenzial besitzt
Hamburg im Bereich internationaler Kongresse, Tagun

gen bzw. im MICE-Segment. Hieraus lässt sich ein
entsprechender Bedarf an Kongress- / Tagungshotels
ableiten. Aufgrund der hervorragenden Position und
Potenziale als Wirtschaftsmetropole ist der Bedarf im
Business-Segment, u. a. gekoppelt mit speziellen Hotelkonzepten, nach wie vor als hoch einzustufen. Da
das Budget-Segment in Hamburg anteilsmäßig stärker
vertreten ist als beispielsweise in Berlin oder München,
sind zudem internationale Hotelmarken insbesondere
aus dem Premiumbereich im Fokus der Stadt.
Aber auch in allen anderen Marktsegmenten ist Hamburg
in Deutschland und Europa ein Topstandort für die Immobilienbranche. Hamburgs Markt für Büroimmobilien
brummt ebenfalls. Zur Halbzeit des laufenden Jahres ist
die Hansestadt der einzige Investmentmarkt unter den
deutschen Großstädten, der im Vergleich zum Vorjahr
zugelegt hat. Zugleich hat Hamburg mit 2,145 Mrd. Euro
Transaktionsvolumen die Tabellenführung übernommen.
Und im Bereich von Industrie-, Lager- und Logistikflächen
ist es lediglich das knappe Angebot, das die Umsatzentwicklung bremst. Mehrgeschossige Raumkonzepte
für Handel, Handwerk und Logistik nach dem Vorbild
Singapurs werden deshalb bei Hamburgs Stadtentwicklern und Wirtschaftsförderern intensiv diskutiert.

onstructing Hamburg will never be finished, but always be in the making. Despite its growing population, Hamburg will always remain a large city on the
waterfront, boasting a high quality of life and many green
areas. To the challenges of climate change and resource
scarcity, Hamburg responds with a smart urban development and transport policy. Nowhere else in Germany, so
many major urban development projects are being implemented simultaneously: HafenCity, Inner City Concept,
Future Wilhelmsburg, Hamburg’s Strong South, Upstream
at Elbe and Bille, Mitte Altona, the lid of the A7 motorway,
and many more. And in most neighbourhoods, construction
activities are not limited to housing, commercial areas, or
public accommodation. Niche markets, too, offer great opportunities to investors. The hotel market is one of them.

not come as a surprise that Hamburg’s hotel market is
booming. More than 30 hotels are being planned.
The interest of the hotel investors is not surprising, either:
with an average occupancy rate of 78 per cent and a room
rate of around 106 euro, the Hamburg hotel operators
make good money, and even more than elsewhere. Yet,
there is still a need for further projects.
Demand, coupled with a high potential, can also be found
in Hamburg in regard to international congresses, con
ferences, and the MICE segment. From this, a corresponding need for congress / conference hotels and for the MICE
sector can be derived. Due to its excellent position and
huge potential as an economic hub, the demand of the
business segment, coupled with respective hotel concepts, is still high.

But also in other market segments, Hamburg is a top location for investors in Germany and Europe. Hamburg’s office
market is booming, too. Halfway through the current year,
the Hanseatic city is the only investment market of Germany’s large cities to have increased volumes in comparison to the previous year. Hamburg also took top position
in regard to transaction volumes, totalling 2.145 bn euro.
And in the field of industrial, warehouse and logistics space,
it is only the short supply which slows down the development. Multistorey buildings for trade, crafts, and logistics
modelled on Singapore’s premises are thus intensively discussed by Hamburg’s city and business developers.

Elbphilharmonie Hamburg

Rankings von Mercer, Monocle oder aktuell The
Economist (Patz 10 weltweit) stets beste Platzierungen.
Das maritime Flair und die höchste Lebensqualität
der Hansestadt wirken wie ein Magnet für Investoren,
Neubürger und Touristen. Die Kultur spielt dabei eine
wichtige Rolle. Mit der Eröffnung der Elbphilharmonie
Hamburg am 11. und 12. Januar 2017 führt die Stadt
ihren Weg als Hafen- und Musikstadt konsequent fort
und beweist einmal mehr, dass in Hamburg Kontraste Zukunft formen. In der HafenCity Hamburg, zwischen dem
UNESCO-Welterbe Speicherstadt und dem Hafen, wird

der Stadt. Es vereint in einem spektakulären Gebäude
drei Konzertsäle mit einem vielfältigen Musikprogramm,
einen großen Musikvermittlungsbereich, die öffentliche
Plaza, die den Besuchern auf 37 Metern Höhe einen überwältigenden Blick über die ganze Stadt bietet, Gastronomie und ein Hotel.
Spektakuläre Architektur für ein grenzenloses Musikerlebnis
Tradition fuses with modernity at Hamburg’s new landmark
Entworfen wurde die Elbphilharmonie Hamburg vom
renommierten Schweizer Architekturbüro Herzog &
de Meuron. Über dem ehemaligen Kaispeicher A, der von
1963 bis 1966 von dem bekannten Architekten Werner
Kallmorgen gebaut und dann als Tee-, Tabak und Kakaolager genutzt wurde, schwingt sich heute ein schillernder
Neubau bis zu 110 Meter hoch in den Himmel. Mit seiner
einzigartigen Architektur steht das neue Konzerthaus für
das kontrastreiche und maritime Flair der Stadt, die aus
Tradition und Moderne mit Mut, Kreativität, Innovationsdenken und Weltoffenheit immer wieder ihre Zukunft
erfolgreich neu formt.

zugänglichen Aussichtsplattform, ein Hotel,

Die Plaza – in 37 Metern Höhe die Stadt spüren
Der Weg ins Gebäude führt über eine 82 Meter lange
gewölbte Rolltreppe auf die sogenannte Plaza. Zwischen
altem Kaispeicher und gläsernem Neubau öffnet sich
dem Besucher auf der Plaza in 37 Metern Höhe ein einzigartiger Rundumblick über den Hafen und die Stadt. Frei
zugänglich bereits ab dem 4. November 2016, wird die
Plaza ein Ort der öffentlichen Begegnung. Mit 4.000 m²
Gesamtfläche ist die Plaza etwa so groß wie der Hamburger Rathausmarkt.

Located in the HafenCity Hamburg district, between the
Speicherstadt UNESCO World Heritage site and the port,
this unique concert hall is emerging as the city’s new landmark. The spectacular building comprises three concert
halls with a diverse music programme, a comprehensive
music education programme, a hotel, as well as the Plaza
– a public viewing platform at a height of 37 metres that
offers visitors an amazing view of the city.

Klangüberwältigende Architektur
Im Herzen der Elbphilharmonie Hamburg liegt der Große
Konzertsaal. Wie Weinbergterrassen sind 2.100 Plätze um
die zentrale Bühne angeordnet und bieten eine neue Dimension der Musikerfahrung und Raum für Begegnung
zwischen Publikum und Künstlern. Denn: Kein Zuhörer
ist weiter als 30 Meter vom Dirigenten entfernt. Für die
perfekte Akustik haben die Architekten gemeinsam mit
dem Star-Akustiker Yasuhisa Toyota eigens für die Elbphilharmonie Hamburg eine besondere Wand- und Deckenstruktur entwickelt – die sogenannte Weiße Haut.

at a height of 37 metres between the
historic warehouse and the innovative glass structure, the
Plaza offers a unique panoramic view of the port and the
city. Publicly accessible from 4 November 2016, the Plaza
will serve as a place of encounter for Hamburg locals and
guests alike. With a floor area of 4,000 square metres, the
Plaza is about as large as the Rathausmarkt square.
Innovative architecture – amazing acoustics
The centrepiece of the Elbphilharmonie Hamburg is the
Grand Hall. Much like the terraced planting of vineyards,
2,100 seats ascend around the central stage, providing an
entirely new music experience and creating an interface
between the audience and the performing artists. The
maximum distance between the audience and the conductor is no more than 30 metres. To ensure perfect acoustics,
the architects collaborated with star acoustician Yasuhisa
Toyota in designing a special wall and ceiling structure for
the Elbphilharmonie Hamburg – the “White Skin”. Moulded to precision, 10,000 gypsum fibre panels ensure optimal
and targeted sound distribution and turn every visit to the
Grand Hall into an unparalleled acoustic experience.
An all-embracing music experience
The music performances to be given in the Elbphilharmonie
Hamburg will be multicoloured and rich in contrast. Whether it is classical music, world music, pop, a rich orchestral
sound or jazz tunes: the new concert hall offers music for
everyone. With its comprehensive music education programme the Elbphilharmonie Hamburg will serve as a vibrant platform for music encounters of all types.

grünen Insel Entenwerder hat das Quartier Elbbrücken
mit intelligenten Lärmschutzlösungen große Potenziale
als attraktiver Wohnstandort. In die Erdgeschosse werden mit Geschäften, Restaurants und Cafés, sozialen
Einrichtungen sowie Kultureinrichtungen, wie in der

Als neues, südliches Entree der inneren Stadt sind an
der östlichsten Spitze des Quartiers, unmittelbar an den
Elbbrücken gelegen, sogar Hochhäuser mit über 200 Metern Höhe möglich. Als Nutzungen kommen Büro, Hotel,
Einzelhandel und möglicherweise, wenn angemessene

Für das erste anhandgegebene Grundstück im Quartier,
ein zentral zwischen Promenade, U- und S-Bahn-Station
und Amerigo-Vespucci-Platz gelegenes Schlüsselareal,
auf dem ein rund 28.500 m² BGF umfassendes gemeinsames Präventionszentrum zweier Berufsgenossenschaften entsteht, läuft bereits der Architekturwettbewerb.

Standorts entwickelt sich die HafenCity in ihrem letzten

ajor architectural and urban development decisions that shape the cityscape coupled with finely
structured neighbourhood development are the
twin pillars of HafenCity Hamburg’s presentation at EXPO
REAL 2016. Europe’s biggest inner-city urban development
project is featured on Stand 430 in Hall B2. There is an
equal focus on major projects by international developers,
such as southern Überseequartier being built by Unibail-Rodamco, and on the emergence of future-oriented districts
with livable neighbourhoods in Am Lohsepark and Baakenhafen quarters. Construction has already been under way
around HafenCity’s biggest harbour basin for more than a
year. With the exception of three building sites, all plots in
the quarter will be accounted for by the end of 2016, thus
smoothing the path for early development in neighbouring Elbbrücken quarter. Offers will be invited for the last
plots in Baakenhafen and the first ones in Elbbrücken in the
coming months. Elbbrücken quarter, a very densely built
waterside business and residential location, is taking shape
as HafenCity’s second urban centre after Überseequartier.
Metropolitan business and residential neighbourhood
An attractive business location will emerge here from
2018/2019. Close to the city centre and with excellent subway and rapid transit connections to the public transport
network, it will be a new address for major companies and
smaller, up-and-coming businesses alike. Its proximity to
the River Elbe and the Baakenhafen and Billhafen basins
as well as to the green island of Entenwerder mean that
Elbbrücken quarter, with its intelligent noise control solutions, has great potential as an attractive residential location. Stores, restaurants and cafés, social services and
cultural institutions will be moving in at street level, as is
generally the case in HafenCity. At the eastern point of the
quarter, right next to the Elbbrücken bridges and forming
a new entrance to the inner city, tower blocks rising to as
much as 200 metres are even possible. Uses under consideration are offices, hotels, retail and possibly residential, provided suitable noise control solutions can be found.

„Jenfelder Au“. Als eines der größten Neubauvorhaben
der Stadt Hamburg verbindet es individuelles Wohnen
mit Gewerbe, Dienstleistungen, sozialen Einrichtungen,
Gastronomie und Einzelhandel. Mehrere Hundert Wohnungen entstehen im Geschosswohnungsbau sowie in
großen Bereichen als Ensembles aus urbanen zwei- bis

A current example of our forward-looking property develop
ment activities is the “Finkenau Quarter”, a residential project which is being implemented on the bank of the Eilbek
Canal in Hamburg’s desirable Uhlenhorst district. Apart
from apartment buildings, the new neighbourhood will feature a considerable number of townhouses.
Covering an area of approximately 35 hectares and centred
around two small ponds, the site of the former LettowVorbeck Barracks is being transformed into an attractive,
vibrant new quarter: “Jenfelder Au”. As one of the largest new development projects undertaken by the City of
Hamburg, it combines personalized living with commerce
and services, social institutions, restaurants and retailers.
Several hundred residential units are under construction,
consisting both of flats and sizable sections with ensembles of modern, two- to four-storey townhouse variants.

Business development activities in Hamburg-Billbrook saw
the application of a ground lease to allow the company
STILL GmbH to expand to an adjacent plot and erect a new
logistics centre. The LIG had purchased the brownfield
property to this end in 2015 and implemented the required
cleanup and restoration measures as part of the redevelopment of the site.
Following the sale of an eight-hectare plot to Nordex SE,
the wind turbine manufacturer is expanding its existing
head office in Hamburg-Langenhorn. 13,000 sqm of additional floor space will provide room for new offices and
several hundred new jobs.
Furthermore, a need-based supply of business, logistics
and office space will ensure sustainable and economically
viable growth.
